Why Ocean Reef roofs behave the way they do
Ocean Reef is essentially an 1980s suburb, the name was adopted in 1974 (it was previously Beaumaris, a name a couple of the local facilities still carry). The bulk of it was built through the 80s, stable ever since. So the dominant stock is 1980s brick-and-tile, now around forty years old and moving through its first serious maintenance cycle: original roofs, wiring, hot water. Wet-area waterproofing all reaching the end of their first life together. The suburb is split by Hodges Drive into “old” Ocean Reef to the south and a slightly newer north, though only a few years separate them. The marina changes things on the western side Ocean Reef Marina is a major project under construction at the boat harbour, breakwaters, earthworks. An entire new residential-and-commercial precinct, not fully complete until around 2036. For existing homes near the works, that is a genuine reason to consider a dilapidation report, a dated, photographed record of condition, before and during the construction next door. It adds up. And the new marina dwellings themselves, when they come, will be brand-new builds and apartments needing their own careful inspection. The ground was originally sand plains, dunes and limestone outcrops, so near-surface limestone affects footings in the usual variable way. One point of difference from the frontline suburbs: a protected dune belt up to 400 metres wide sits between the houses. The sea, which takes some of the edge off the direct salt exposure, though on the older tiled roofs, delignification is still worth a look in the roof space.What that means for roof cleaning in Ocean Reef

What the work involves
- Clean at a pressure matched to the tile. Aged concrete that has been damp for decades has a softened surface. Excessive pressure removes material rather than dirt and drives water up under the laps into the roof space
- Clear up afterwards. A clean produces a considerable quantity of debris that goes straight into your gutters and downpipes. Flushing them is part of the job rather than an extra
- Identify what is actually growing. Algae streaks with the slope and is largely cosmetic. Moss holds water and roots in mortar joints. Lichen bonds chemically to the tile and resists physical removal entirely. They need different handling

Will cleaning damage my tiles?
Done at appropriate pressure with proper treatment, no. Done aggressively on aged concrete, yes and the damage is permanent. It strips the surface and leaves the roof more hospitable to growth than before.
Why does growth come back so quickly?
Usually because it was blasted rather than killed. Lichen in particular regrows from what remains bonded to the tile and a roughened surface gives spores more to hold onto.
Is it safe for my garden?
With proper protection and a thorough rinse down, yes. It is a fair question to ask any contractor before they start and isolating a rainwater tank is sensible.
Can I do it myself?
The chemistry is available. The height is the problem and mossy tile in the wet is genuinely treacherous. Ladder falls at home are common and serious.
