Quick answer

Blasting a roof removes what you can see and leaves what matters. Lichen roots into the surface and grows back through anything applied over it. On Ocean Reef roofs we treat first, wait for it to die, then clean properly.

Roof Cleaning in Ocean Reef: the short version

What is growing determines what removes it. Algae, moss and lichen are three different problems and only one of them is superficial. Background on our service page.

Why Ocean Reef roofs behave the way they do

Ocean Reef is essentially an 1980s suburb, the name was adopted in 1974 (it was previously Beaumaris, a name a couple of the local facilities still carry). The bulk of it was built through the 80s, stable ever since. So the dominant stock is 1980s brick-and-tile, now around forty years old and moving through its first serious maintenance cycle: original roofs, wiring, hot water. Wet-area waterproofing all reaching the end of their first life together. The suburb is split by Hodges Drive into “old” Ocean Reef to the south and a slightly newer north, though only a few years separate them. The marina changes things on the western side Ocean Reef Marina is a major project under construction at the boat harbour, breakwaters, earthworks. An entire new residential-and-commercial precinct, not fully complete until around 2036. For existing homes near the works, that is a genuine reason to consider a dilapidation report, a dated, photographed record of condition, before and during the construction next door. It adds up. And the new marina dwellings themselves, when they come, will be brand-new builds and apartments needing their own careful inspection. The ground was originally sand plains, dunes and limestone outcrops, so near-surface limestone affects footings in the usual variable way. One point of difference from the frontline suburbs: a protected dune belt up to 400 metres wide sits between the houses. The sea, which takes some of the edge off the direct salt exposure, though on the older tiled roofs, delignification is still worth a look in the roof space.

What that means for roof cleaning in Ocean Reef

Salt deposit sits alongside organic growth on coastal roofs and both hold moisture. Washing down properly matters here for adhesion later as much as for appearance now, since coating over salt residue fails.

Free draining ground and open aspect mean these roofs dry quickly, so growth is generally lighter and intervals between cleans are longer.

On this vintage cleaning is usually the first stage of a restoration rather than a service on its own, because the surface underneath is the actual problem.

Roof Restoration in Ocean Reef

A restoration this close to the water at Ocean Reef has to plan for salt from the outset. We strip the sea grime and growth, treat the corrosion the coast has begun on the metalwork, put the pointing right, and coat in a system genuinely rated for a harbourside exposure. Anything specced for a milder spot gets stripped by the onshore wind within a season or two — here it has to be built for the coast.

Roof Repairs in Ocean Reef

Ocean Reef is built around its boat harbour on an exposed stretch of coast, and the salt goes at the metal well before the tiles tire — a valley thinned through, a flashing lifted, fixings rusted enough to let a ridge move. Most repairs here start there. We trace the leak to its real entry point, replace the corroded parts with coastal-grade material, and fasten it all down against the wind rolling straight off the marina and the sea.

An Ocean Reef re-roof has to be built for the harbour front — marine-grade sheet, corrosion-resistant fixings, and flashings shaped to throw wind-driven rain clear rather than trap it. We renew the framing and sarking while the roof's off and size the hold-down to a serious coastal wind category. In a spot this exposed a roof that isn't built for salt and gusts simply won't go the distance.

Roof Inspection in Ocean Reef

An Ocean Reef home can look sharp from the street while the salt quietly corrodes the roof out of sight, so an inspection before you buy is worth it here. We get onto the roof and into the cavity and look hard at the metal the coast attacks first — valleys, flashings, fixings — with the tiles and framing, and give you a photographed report, so a smart-looking home doesn't mask a roof already on the turn.

On Ocean Reef's older coastal homes, decades of salt-driven leaks can leave the timber soft where a valley's been weeping unseen. We cut back to solid wood, match the framing, and renew the corroded metal above — on an established coastal roof the rot and the corrosion go together, so we fix both rather than reset the same problem.

Storm Damage Repair in Ocean Reef

Learn more

Ocean Reef's older roofs have taken years of marina wind, and a storm finds the fixings the salt's already weakened. We secure and seal fast so your ceilings are safe, then scope how far it's really gone — on a weathered coastal roof, usually wider than it looks — and document it all for the insurer from the first visit.

Signs a Ocean Reef roof is due for cleaning

  • Debris sitting on the surface rather than washing off
  • Moss coming down into the gutters
  • A previously cleaned roof looking dark again within a few years
  • Dark streaking running down the roof planes
  • Green or grey patches on the shaded southern side

Local conditions in Ocean Reef

Overwhelmingly a 1980s suburb, that decade's brick-and-tile, now ~40 years old and into its first major maintenance cycle.

Ocean Reef Marina under construction to ~2036, major earthworks, breakwaters and a new residential precinct. Nearby properties: dilapidation-report territory before/during works; new marina builds are their own inspection.

Up to 400m of protected dune between houses and sea, softens direct salt somewhat vs frontline suburbs, but sand-plain/dune/limestone ground still varies.

We cover the whole of the City of Joondalup. Short drives keep roof cleaning affordable on smaller jobs and most of ours are smaller jobs.

Materials and specification

Cleaning is preparation as much as it is a service. If the roof is heading for a coating, the same clean feeds straight into sealing and applying the Dulux AcraTex system under accreditation. Doing them together costs less than doing them separately.

What the work involves

  • Clean at a pressure matched to the tile. Aged concrete that has been damp for decades has a softened surface. Excessive pressure removes material rather than dirt and drives water up under the laps into the roof space
  • Clear up afterwards. A clean produces a considerable quantity of debris that goes straight into your gutters and downpipes. Flushing them is part of the job rather than an extra
  • Identify what is actually growing. Algae streaks with the slope and is largely cosmetic. Moss holds water and roots in mortar joints. Lichen bonds chemically to the tile and resists physical removal entirely. They need different handling

Common questions about roof cleaning in Ocean Reef

Will cleaning damage my tiles?

Done at appropriate pressure with proper treatment, no. Done aggressively on aged concrete, yes and the damage is permanent. It strips the surface and leaves the roof more hospitable to growth than before.

Why does growth come back so quickly?

Usually because it was blasted rather than killed. Lichen in particular regrows from what remains bonded to the tile and a roughened surface gives spores more to hold onto.

Is it safe for my garden?

With proper protection and a thorough rinse down, yes. It is a fair question to ask any contractor before they start and isolating a rainwater tank is sensible.

Can I do it myself?

The chemistry is available. The height is the problem and mossy tile in the wet is genuinely treacherous. Ladder falls at home are common and serious.

Do you work throughout Ocean Reef?

Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.

What to ask whoever quotes you

Compare scopes rather than totals. A cheaper quote is frequently a different job and the gap is usually treatment time, film build, or repairs excluded and raised later. Ask for the product name, coat count and what happens if more damage is found once work starts.
