Before you accept a replacement quote, ask which component has failed and whether anyone inspected the roof space. On Ocean Reef housing the answer is frequently that the tiles are sound and only the structure beneath needs work, which is a very different number.
Roof Replacement in Ocean Reef: the short version
Tiles are usually the soundest part of an old roof. Battens, fixings and the complete absence of sarking are what reach the end. More on our replacement page.
Why Ocean Reef roofs behave the way they do
Ocean Reef is essentially an 1980s suburb, the name was adopted in 1974 (it was previously Beaumaris, a name a couple of the local facilities still carry). The bulk of it was built through the 80s, stable ever since. So the dominant stock is 1980s brick-and-tile, now around forty years old and moving through its first serious maintenance cycle: original roofs, wiring, hot water. Wet-area waterproofing all reaching the end of their first life together. The suburb is split by Hodges Drive into “old” Ocean Reef to the south and a slightly newer north, though only a few years separate them. The marina changes things on the western side Ocean Reef Marina is a major project under construction at the boat harbour, breakwaters, earthworks. An entire new residential-and-commercial precinct, not fully complete until around 2036. For existing homes near the works, that is a genuine reason to consider a dilapidation report, a dated, photographed record of condition, before and during the construction next door. It adds up. And the new marina dwellings themselves, when they come, will be brand-new builds and apartments needing their own careful inspection. The ground was originally sand plains, dunes and limestone outcrops, so near-surface limestone affects footings in the usual variable way. One point of difference from the frontline suburbs: a protected dune belt up to 400 metres wide sits between the houses. The sea, which takes some of the edge off the direct salt exposure, though on the older tiled roofs, delignification is still worth a look in the roof space. What that means for roof replacement in Ocean Reef
On the coast the decision is usually made by the battens rather than the tiles. Salt laden moisture works on timber over decades and once fixings will not hold across the roof, individual repairs stop working.
Where battens have gone on a roof over dry sand, finding what has been getting in matters as much as replacing the timber.
Because whole streets went up in the same few years, structural problems tend to appear across neighbours at similar times. If somebody nearby has had battens replaced, yours are worth checking.
Ocean Reef roofs: symptom and fix
| What you are seeing | What it usually means | What it needs |
|---|---|---|
| Faded chalky tiles, sound structure | Surface wear, not structural failure | Restoration, not replacement |
| Tile edges crumbling in the hand | Material genuinely at end of life | Replacement of the covering |
| Ridge line visibly sagging | Framing problem beneath | Structural assessment first |
| Sheet metal perforated at laps | Corrosion through the base metal | Replace to correct grade |
Guide only. Every roof differs, which is why we look before quoting.

Roof Restoration in Ocean Reef
Learn moreA restoration this close to the water at Ocean Reef has to plan for salt from the outset. We strip the sea grime and growth, treat the corrosion the coast has begun on the metalwork, put the pointing right, and coat in a system genuinely rated for a harbourside exposure. Anything specced for a milder spot gets stripped by the onshore wind within a season or two — here it has to be built for the coast.

Roof Repairs in Ocean Reef
Learn moreOcean Reef is built around its boat harbour on an exposed stretch of coast, and the salt goes at the metal well before the tiles tire — a valley thinned through, a flashing lifted, fixings rusted enough to let a ridge move. Most repairs here start there. We trace the leak to its real entry point, replace the corroded parts with coastal-grade material, and fasten it all down against the wind rolling straight off the marina and the sea.

Roof Carpentry in Ocean Reef
Learn moreOn Ocean Reef's older coastal homes, decades of salt-driven leaks can leave the timber soft where a valley's been weeping unseen. We cut back to solid wood, match the framing, and renew the corroded metal above — on an established coastal roof the rot and the corrosion go together, so we fix both rather than reset the same problem.

Roof Inspection in Ocean Reef
Learn moreAn Ocean Reef home can look sharp from the street while the salt quietly corrodes the roof out of sight, so an inspection before you buy is worth it here. We get onto the roof and into the cavity and look hard at the metal the coast attacks first — valleys, flashings, fixings — with the tiles and framing, and give you a photographed report, so a smart-looking home doesn't mask a roof already on the turn.

Storm Damage Repair in Ocean Reef
Learn moreOcean Reef's older roofs have taken years of marina wind, and a storm finds the fixings the salt's already weakened. We secure and seal fast so your ceilings are safe, then scope how far it's really gone — on a weathered coastal roof, usually wider than it looks — and document it all for the insurer from the first visit.

Roof Tie-Downs in Ocean Reef
Learn moreA harbourside roof at Ocean Reef sits in one of the tougher wind exposures we work in, and going lighter with Colorbond raises the uplift rather than easing it. We size the whole hold-down to the real coastal category and upgrade every bracket, strap and fixing that falls short, because out here that's the difference between a roof that stays on and one that ends up in the yard.

Signs a Ocean Reef roof may genuinely need replacing
- A roof line that has visibly sagged or wandered
- Sheeting perforated rather than chalky
- Repeated repairs that no longer hold
- Asbestos cement sheeting in poor condition
- Battens that feel soft or springy from inside the roof space
Local conditions in Ocean Reef
Overwhelmingly a 1980s suburb, that decade's brick-and-tile, now ~40 years old and into its first major maintenance cycle.
Ocean Reef Marina under construction to ~2036, major earthworks, breakwaters and a new residential precinct. Nearby properties: dilapidation-report territory before/during works; new marina builds are their own inspection.
Up to 400m of protected dune between houses and sea, softens direct salt somewhat vs frontline suburbs, but sand-plain/dune/limestone ground still varies.
We cover the whole of the City of Joondalup. Short drives keep roof replacement affordable on smaller jobs and most of ours are smaller jobs.
Materials and specification
Where tile is going back on, current ranges come from Bristile Roofing, Perth founded in 1929, or Monier. Where we are relaying your existing tiles, breakages are made up from salvage stock at Roof Top Industries so the roof stays consistent.
A little about Ocean Reef
Divided by Hodges Drive into 'old' Ocean Reef (south) and newer north (only a few years apart); primary development 1980s, stable since 1990s Ocean Reef Marina, major DevelopmentWA project at the boat harbour; breakwaters from 2021 (granite & limestone), full completion ~2036; residential + commercial A large protected dune area, at times ~400m wide, separates the houses from the Indian Ocean None of that decides what your roof needs. It does tell us what to expect before we get the ladder out in Ocean Reef.
Recent work

What the work involves
- Strip, assess and re-batten. The covering comes off, the framing beneath is inspected properly for the first time in decades and battens are replaced at the correct gauge for whatever is going back on
- Sarking, then the new covering. A membrane goes on before the tiles or sheeting, giving a secondary water barrier the original roof almost certainly never had. In bushfire areas it forms part of ember protection
- Flashings, penetrations and the edge. Every abutment, chimney, skylight, vent and solar mount is re-detailed and guttering is usually renewed while access exists because doing it later costs the setup twice
Common questions about roof replacement in Ocean Reef
How do I know a replacement quote is honest?
Ask three things. Which component has failed. Whether anyone entered the roof space. Whether photographs exist. Clear answers to all three usually mean the assessment was real.
Can I keep my existing tiles?
Usually yes. On most Perth roofs the tiles have decades left and it is the battens, fixings and missing sarking that have reached the end. Relaying is substantially cheaper than buying a roof's worth of tile.
How long does it take?
Longer than a restoration and weather dependent, because sections are open during the work. No competent crew strips more than it can close before the end of the day.
Will my ceilings crack?
Minor cracking occasionally occurs from vibration on older plaster. Worth raising before work starts rather than discovering afterwards.
Do you work throughout Ocean Reef?
Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.
What to ask whoever quotes you
Compare scopes rather than totals. A cheaper quote is frequently a different job and the gap is usually treatment time, film build, or repairs excluded and raised later. Ask for the product name, coat count and what happens if more damage is found once work starts.
