The valleys matter more than the gutters. A blocked gutter mostly overflows outside the building. A blocked valley backs water up above the tile line and pushes it underneath into the roof space. Powerdrive clears both across Parmelia, by hand and takes the debris away.
Gutter Cleaning in Parmelia: the short version
Two visits a year, one before winter and one after, prevents most of what we get called out to. Full detail on our gutter cleaning page.
Why Parmelia roofs behave the way they do
Parmelia stands slightly apart from the worker-cottage suburbs around it, because of who its housing was built for. The main residential spine, Chisham Avenue, is lined with 1970s homes originally occupied by the managers and executives of BP's oil refinery, a cut above the basic State Housing stock of Medina and Orelia. For an inspection that means more substantial 1970s brick-and-tile, generally better built, though now around fifty years old and into the first-to-second round of services. So the first question is which part of Parmelia a house sits in. Nothing dramatic. The suburb is now the centre of a major city-centre redevelopment. New townhouses, villas and double-storey apartments are going in among the older homes and a new estate (Cassia) is being built on the suburb's edge. That changes the inspection mix: alongside the mature houses there is now new strata, narrow-lot construction and the case for a dilapidation report where a block sits beside active building work. The newer Cassia builds are conventional new-build inspections, slab and drainage the focus, some on a hill. Being near the coast and the Kwinana industrial area, salt is a minor consideration here, delignification low-to-moderate. The Parmelia report is really about telling the substantial refinery-era homes from the new infill and the redevelopment reshaping the suburb around them. What that means for gutter cleaning in Parmelia
Sea breezes carry sand into gutters year round on this coast and it settles as a heavy grit that holds moisture against the base of the run rather than washing through.
Undersized downpipes are common on this vintage, so overflow in heavy rain is often a capacity problem rather than a blockage. Clearing will not fix it and adding an outlet will.
On strata properties gutter clearing is common property maintenance, scheduled across the whole complex rather than dwelling by dwelling. That is both cheaper per unit and more effective.
Corrosion at the fixing points is the thing to look for here. Brackets fail before the gutter body does and replacing them is trivial compared with replacing a run.
Parmelia roofs: symptom and fix
| What you are seeing | What it usually means | What it needs |
|---|---|---|
| Overflow along the whole run | Downpipe capacity undersized | Add or upsize outlets |
| Plants growing in the gutter | Full for a long time | Clear, then check the fascia behind |
| Water behind the gutter, not over it | Tiles not projecting far enough | Correct the gutter height |
| Dry litter packed in before summer | Ember risk in a fire area | Clear before the season |
Guide only. Every roof differs, which is why we look before quoting.

Roof Cleaning in Parmelia
Learn moreRoof cleaning strips the moss, lichen and black weathering off a Parmelia roof and gets it back to a clean, even surface — either as a standalone tidy-up or as the first stage of a restoration. We treat the growth first so it dies at the root, then clean at a pressure matched to the tile so we lift the grime without stripping the surface or driving water under the laps.
Left alone, that growth holds moisture against the tiles and works into the pointing, which is why we treat rather than just blast it — the same method we use through nearby Orelia. We check the roof over while we’re up there and flag anything that needs attention, so a clean doesn’t paper over a repair that’s quietly getting worse. On steeper or two-storey Parmelia roofs we work off proper anchorage and stay off the tiles where we can, so the clean lifts the grime without cracking the very surface it’s meant to protect, and we’ll let you know if the roof would be better served by a full restoration.

Roof Restoration in Parmelia
Learn moreA roof restoration renews a tired but sound Parmelia roof for a fraction of replacement: we treat the moss and lichen, high-pressure clean, replace broken tiles, re-bed and re-point the ridge caps in a flexible compound, then seal and coat with a Dulux AcraTex membrane as accredited applicators.
It’s the right call when the tiles have decades left but the surface and pointing are gone — the same judgement we bring to nearby Casuarina. We’ll tell you honestly whether a restoration suits your roof or whether repairs or a re-roof make more sense, and the finished job carries both a manufacturer coating warranty and our 10-year workmanship warranty. Most Parmelia homes take two to three days depending on the repairs needed before coating. As accredited applicators we prepare to the manufacturer’s specification, so the membrane actually holds — a coating only lasts if the surface beneath it was treated, cleaned and repaired properly first, which is exactly where a cheap spray-over fails within a couple of summers.

Roof Repairs in Parmelia
Learn moreMost Parmelia roof problems come down to a handful of failures: cracked or slipped tiles, perished ridge pointing, rusted valley irons and tired flashings. We trace the leak to its actual source — which is rarely under the ceiling stain — and fix the cause, whether that’s replacing matching tiles, re-bedding and re-pointing the ridge in a flexible compound, or renewing a corroded valley.
We’ll always tell you honestly when a roof is genuinely repairable versus when the repairs are mounting up and a restoration would serve you better, as it often does through nearby Kwinana Town Centre. Prompt repair matters: a single cracked tile left through a wet winter becomes soaked insulation, stained ceilings and, eventually, damaged roof timber. Every repair is backed by our workmanship warranty, and because we photograph what we find and talk you through it, you’ll understand exactly what was wrong and what we did about it rather than being handed a bill and a shrug.

04Roof Inspection in Parmelia
Learn more
Roof Inspection in Parmelia
Learn moreA roof inspection is the cheapest way to know exactly what your Parmelia roof needs before you commit to anything — or before you buy. We get onto the roof and into the roof space, physically checking the tiles, pointing, valleys, flashings, gutters and the structural timber, then hand back a clear written report with photographs.
On older homes we test the timber for rot, termite damage and delignification; on newer ones we look for the builder-grade detailing faults that leak early. It’s the same thorough check we run through nearby Medina, and it’s what tells you whether a roof needs a minor repair, a restoration or something structural. If you’re buying a home, an inspection of the one part most people skip — the roof space — is money very well spent, and the written report gives you something concrete to put in front of an agent, a buyer or your insurer rather than a verbal all-clear.

05Roof Replacement in Parmelia

Roof Replacement in Parmelia
Learn moreWhen a Parmelia roof reaches the end of its life — porous tiles, rusted-through valleys, or a roof that’s been patched one too many times — a full re-roof is often the honest answer. We strip the old covering, check and repair the timber and battens underneath, and install a new tile or Colorbond roof with fresh sarking, valleys and flashings throughout.
A tile-to-Colorbond conversion is popular here for its lighter weight, clean lines and colour range, and because the lighter roof changes the wind uplift we reassess the tie-down as part of every conversion. We’ll also be straight about whether you’ve genuinely reached replacement or whether a restoration, as we do through nearby Kwinana Beach, would renew the roof for a fraction of the cost. Every re-roof is engineered and tied down to Australian Standards and backed by our 10-year workmanship warranty, and we handle the guttering, flashings and tie-down as one job so nothing is left for you to chase afterwards.

06Roof Carpentry in Parmelia

Roof Carpentry in Parmelia
Learn moreRoof carpentry is the structural timber under your tiles — the rafters, battens and trusses that hold everything up. On Parmelia homes we repair and rebuild that framing to standard: sistering weakened members, replacing rotted or termite-damaged timber, and reinstating trusses that have been cut for a skylight, duct or downlight.
We also test for delignification, the chemical breakdown that leaves roof timber looking sound but unable to hold a fixing — the same treatment we carry out through nearby Orelia where the timber is worth saving rather than replacing. As registered builders we can certify structural carpentry, which a general handyman can’t, and we assess the whole load path while we’re in the roof space so a repair addresses the cause, not just the symptom. Where a member is load-bearing we prop it safely with acrow props and work to a structural engineer’s design before anything is cut — it’s the natural companion to our tie-down and structural-defect work.

Local conditions in Parmelia
1970s stock built for refinery managers/executives (a cut above the basic SHC cottages nearby), more substantial 70s brick-and-tile, now ~50 years: first-to-second services, but generally better-built than the worker stock. Establish which part of Parmelia.
Major city-centre redevelopment underway, new townhouses, villas, apartments (double-storey) going in among the older homes: new strata, narrow lots and dilapidation next to active construction.
Newer Cassia estate = conventional new-build (slab/drainage checks; some on a hill).
Near coast/industry, salt a minor consideration; delignification low-moderate.
We cover the whole of the City of Kwinana. Around Parmelia that takes in Kwinana, Stirling, Medina and Orelia. Short drives keep gutter cleaning affordable on smaller jobs and most of ours are smaller jobs.
Materials and specification
If clearing reveals corrosion in the valleys, replacement uses Lysaght material to a grade suited to the site. Valley irons are the component that fails first on most older Perth roofs and the one nobody can see.

Recent work

What the work involves
- Clear the valleys from the roof. Valleys sit higher than the gutter and collect the same litter. They cannot be reached from a ladder and they are the blockage that pushes water under the tiles
- Check the downpipes actually flow. A clear gutter feeding a blocked downpipe is still a flooded gutter. Each outlet gets checked rather than assumed
- Report what we saw up there. Cracked pointing, slipped tiles, rust staining from a valley, a flashing pulling away. Somebody on your roof twice a year is the cheapest early warning a house has
Common questions about gutter cleaning in Parmelia
What do you do with the debris?
It leaves the site. Blowing it onto the garden or back onto the roof is not clearing it and it ends up back in the gutter within a season.
Is there a best time of year?
Late autumn, before the winter fronts arrive. If you only do it once, do it then.
Can you tell if my fascia is damaged?
Usually and we will mention it. Gutters that have been full for a long time keep the timber behind them wet and that damage is invisible until the board is soft.
Do you check anything else while up there?
Ridge capping, valleys, flashings and any obvious tile damage. It costs nothing extra and it routinely finds problems a year before they leak.
Do you clear ground level debris too?
What comes out of the gutter leaves with us. We are not gardeners, but we do not leave a pile of wet leaf matter on your paving either.
Do you work throughout Parmelia?
Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.
What to ask whoever quotes you
Ask who will actually be on the roof. Whether the crew are employees or subcontractors matters most when a warranty claim arises, since a workmanship warranty from a business that subcontracts everything and supervises nothing is a document rather than a protection.
