Ridgewood is, in effect, one estate that became a suburb . The mid-1990s Carnegie Private Estate was built east of Connolly Drive and in 1998 the eastern half of Merriwa was split off and gazetted under its own name. That gives Ridgewood unusually uniform housing of a single vintage , now around thirty years old. For an inspector that is genuinely useful: the same era-specific items fall due across the whole suburb at roughly the same time. Hot water systems, roof fixings and gutters and shower waterproofing all reaching the end of their working lives together. Knowing the estate's standard build tells you a great deal before arriving. A practical matter worth stating plainly: Ridgewood has essentially no shops or services of its own and depends on Butler, Merriwa and Clarkson for everything, including the Ocean Keys centre. It is so closely tied to its neighbours that census data combines it with them. Worth knowing. That is not a defect, but it does mean genuine car dependence and it is worth knowing rather than assuming a local centre exists. Two site considerations round it out. Ridgewood Park contains a large pond and constructed ponds in estates of this era generally serve a drainage function. So nearby blocks may sit low and depend on that system working as designed. And the Mitchell Freeway forms the eastern boundary, bringing traffic noise to blocks near the corridor.
Living this close to the water sets the clock differently. Metal corrodes from cut edges and screw heads inward, mortar goes chalky and porous years early and a roof can look sound from the driveway while the components holding it together have quietly given up.
Being near the water changes the drying pattern more than the rainfall. Roofs here hold overnight moisture, the shaded pitches barely dry at all in winter and organic growth roots into aged tile instead of washing off.

Underneath, we want to see battens, sarking and any staining on the rafters that tells us where water has been travelling.
