A valley is the metal channel where two roof planes meet, and it carries more water than anywhere else on the roof — so it’s where leaks start. When the valley iron corrodes or the tiles either side slip, water gets under and into the roof space. We replace the valley iron, re-seat the tiles and re-flash the junction. It’s one of the most common roof repairs in Rockingham and a common finding in a roof inspection. Free inspection, written quote, 10-year workmanship warranty.
Roof valley repairs in Rockingham: the short version
Valleys do the hardest work on a roof and fail first. A rusted or blocked valley lets water track under the tiles at the very point two planes funnel it together — a fast route to a stained ceiling. We renew the valley and seal the junction properly. We do the same through nearby Hillman; more on our valley repairs service page.
Why Rockingham roofs behave the way they do
Rockingham is the coastal centre of its region, a fast-growing satellite city on Cockburn Sound and being genuinely on the coast, salt returns at full strength. It happens quietly. On the exposed stock here, delignification is a serious check on older tiled roofs. Salt does more besides: corrosion of fixings and metalwork, wind-driven rain and weathering of exposed surfaces, so roofs, eaves and flashings deserve close attention. The suburb's defining recent change is foreshore redevelopment: the older beachside shops and cottages are giving way to high-rise residential apartments. That adds a whole category of strata inspection and in coastal apartments the standout concern is concrete spalling, or “concrete cancer,” where salt drives chloride into the concrete, rusts the reinforcement and cracks the slab from inside. Membranes, facades, balconies and common property round out the strata picture. Away from the foreshore, Rockingham has a very wide era range, old beachside homes, post-war, 70s-80s and new apartments, so establishing the build is the starting point. As a naval and university town (HMAS Stirling and the Murdoch campus are nearby), it also carries a real rental share, with the deferred maintenance and conversions that can follow. Full coastal salt, foreshore strata and a wide spread of eras: that is the Rockingham report. What that means for valley repairs in Rockingham
On the coast near Rockingham the valley iron corrodes long before the tiles show any age — salt eats the metal from below where you can’t see it, so the first sign is often a leak, not rust you can spot from the ground.
We pull the tiles either side, replace the valley in a corrosion-resistant grade, re-flash and re-seat the tiles so the junction sheds water cleanly again — and check the battens that a slow valley leak tends to rot.
It’s the same valley work we carry out through Cooloongup and East Rockingham, and catching it early keeps a rusted valley from becoming a rotted roof.
Rockingham roofs: symptom and fix
| What you are seeing | What it usually means | What it needs |
|---|---|---|
| Ceiling stain after heavy rain | Water tracking under a failed valley | Replace valley, re-flash |
| Rust or holes in the valley metal | Valley iron corroded through | Replace the valley iron |
| Debris packed in the valley | Water damming and overflowing | Clear, then assess the iron |
| Tiles slipped along the valley | Junction opening up | Re-seat tiles, re-flash |
Guide only. Every roof differs, which is why we inspect before quoting.

Roof Repairs in Rockingham
Learn moreDown on the Rockingham coast the salt air gets to the metalwork long before the tiles look tired, so most repairs we do here start with a rusted valley, a corroded flashing or fixings that have let a ridge work loose in the sea breeze. We find where the water's actually getting in, swap the failed metal for coastal-grade material rather than the same thing that just rotted out, and fasten it all down properly against the wind coming off the Sound.

Roof Restoration in Rockingham
Learn moreA restoration this close to the water has to be built to fight salt from the first coat. We treat the growth the damp sea air feeds, clean back to a sound surface, sort the corrosion that's started on the metal details, re-point what the wind's loosened, and finish in a coating rated for genuine coastal exposure. It's the difference between a roof that still looks good in five years and one that's chalking off by the second Rockingham summer.

Roof Replacement in Rockingham
Learn moreWhen a Rockingham roof's finally cooked by the salt, we re-roof it for the conditions rather than the quote — the right grade of Colorbond for a coastal exposure, corrosion-resistant fixings, and flashings detailed to keep wind-driven rain out instead of funnelling it in. We sort the sarking and framing while it's open, and mind how it's tied down too, because the wind off Cockburn Sound has a proper run at these roofs.

Roof Carpentry in Rockingham
Learn moreCoastal leaks tend to be quiet ones — a salt-thinned valley weeps for years before anyone notices, and the rafter or batten beneath it slowly goes soft. We see a fair bit of that hidden timber damage on Rockingham roofs, so when we find it we cut back to sound wood, splice or replace to match, and fix whatever corroded above it, getting the structure solid again before it starts to sag.

Roof Cleaning in Rockingham
Learn moreSalt film, coastal grime and the grey weathering that coats every seaside roof build up fast in Rockingham, and they trap moisture against the surface. We wash it back to clean at a pressure the roof can take, and check the flashings and valleys while we're up there — on a coastal roof a clean is often when we catch the corrosion that's about to turn into a leak. Cheap insurance against an expensive job.

Roof Inspection in Rockingham
Learn moreA Rockingham roof can look fine from the street and be quietly corroding underneath from the salt, which is exactly why a pre-purchase inspection pays for itself here. We get on top and into the roof space and look hard at the metal — valleys, flashings, fixings — as well as the tiles and the timber, then give you a plain written report with photos so you know whether you're buying a sound roof or a re-roof in disguise.

Materials and specification
Valley grade matters. A cheap valley iron in a coastal or industrial setting rusts out again in a few years, so we use a corrosion-resistant profile suited to the exposure, lapped and bedded correctly. Lysaght profiles and the right fixings matter more than the price line.
A valley repair is also the moment to check whether the roof is due for more — there’s no sense renewing one valley on a roof that needs a restoration or re-roof, and comparing scopes not just prices protects you from a cheap patch that fails.

What the work involves
- Lift the tiles. We remove the tiles either side of the valley to get proper access — you can’t repair a valley from on top of it.
- Replace the iron. A new valley in the correct profile and a corrosion-resistant grade, bedded and lapped so water runs down it, not under it.
- Re-flash and re-seat. The junction is re-flashed and the tiles re-seated and re-pointed so the whole detail sheds water cleanly.
- Check underneath. A leaking valley soaks the battens and sarking below — we check and address that so we’re fixing the cause, and pair it with a restoration where the whole roof is due.
Common questions about roof valley repairs in Rockingham
Why do roof valleys leak first?
Because the valley carries far more water than any other part of the roof — every drop off two planes funnels through it. That volume, plus corrosion and debris, means the valley is the most common place a Perth roof leaks.
Can’t you just seal the valley?
A dab of sealant buys weeks, not years. Once the iron has corroded or the tiles have slipped, the valley needs the metal replaced and the junction re-flashed properly — sealing over a failed valley just hides a leak that’s still getting worse.
Do coastal valleys fail faster?
Yes — near Rockingham salt corrodes the valley iron from below, so valleys tend to go earlier and often before the tiles show any age. We replace in a corrosion-resistant grade.
The stain is nowhere near the valley — is it still the valley?
Often, yes. Water enters at the valley and tracks along the battens before it drops, so the ceiling stain can appear metres from the actual entry point. We trace it to the cause rather than chasing the stain.
How long does a valley repair take?
Most single valleys are a day or less once we have access. If several valleys have gone, or the roof is due for a restoration, we’ll scope it all together so you’re not paying for repeat access.
Do you repair valleys throughout Rockingham and nearby?
Yes — across Rockingham and neighbouring suburbs including Hillman and Cooloongup. Ring 0421 768 842 and tell us your street. If the valley isn’t the problem we’ll find what is rather than quoting anyway.
