Roofing in Roleystone

We have worked on enough Roleystone roofs to know what we will find before the ladder goes up.

Roleystone is a Perth Hills lifestyle suburb. Large “R5” properties set among bushland and old fruit orchards , along winding tree-lined roads. That means an inspection here is about the whole property, not just the house : long private drives, sheds, stables. Outbuildings , septic systems rather than deep sewer, bore or tank water and retaining across sloping blocks. Its orchard past, subdivided into farmlets in 1902. Also means some parcels sit on former orchard ground , with old irrigation and the possibility of legacy chemical residues. Serious bushfire country Roleystone was at the centre of the 2011 bushfire that destroyed 72 homes . Set deep in bushland, this is genuine high bushfire country , so a property's Bushfire Attack Level, ember protection, defendable space. Access are first-order matters, steep, winding, sometimes single-access roads are themselves a fire risk. On any home, it is worth establishing whether it predates or was rebuilt after the fire and to what standard. That matters. The terrain is steep and wooded, on laterite and gravel over rock , so sloping sites, retaining, cut-and-fill and down-slope drainage feature throughout and the surrounding bush brings high termite pressure. A timber pest inspection is essential. Being deep in the hills, coastal salt and delignification are not relevant here; a Roleystone report is about the property as a whole, fire, slope and the bush around it.

Salt does the damage here long before age does. It gets drawn into anything porous and it sits in the laps and creases where water lingers, so fixings, valley irons and gutter seams give out while the tiles above them still look perfectly serviceable. Owners are often surprised by that order of failure.

Humidity does more damage in this pocket than storms do. A roof that never dries fully will grow lichen and lichen holds water against the surface long after the sky has cleared.

Leaf litter is the recurring problem up here. Jarrah and marri drop constantly, gutters and valleys pack solid and backed-up water goes sideways under the tiles into a roof with nothing else wrong with it. That is the most common call we get from these streets.

What that means for a Roleystone roof

Old roofs need a lighter hand than modern ones. Original terracotta is brittle, early profiles have not been manufactured for decades and a century of settlement means very little sits square. Matching salvage stock beats putting modern tiles across an old elevation.

Large 'R5' lifestyle blocks in bushland and orchards. Properties, not just houses: long private drives, outbuildings/sheds/stables, SEPTIC systems, bore/tank water, retaining. The whole property is the inspection. Deep bushland + site of the 2011 fire. Genuine HIGH bushfire country. BAL ratings, ember protection, defendable space and single-access roads all critical; check post-fire rebuild standard.

Winding, steep, tree-lined terrain. Laterite/gravel over rock, sloping sites, retaining, cut-and-fill, down-slope drainage. Former orchard/market-garden land. Old irrigation and possible legacy chemical residues on some parcels.

Bushland setting. High termite pressure; timber pest essential.

Nothing gets quoted from the footpath. We get up there, photograph what we find, look underneath where access allows and put it in writing. If a roof needs less than you were told, we will say so.

A proper look covers more than the obvious. We check ridge and hip capping for cracked bedding and perished pointing. Valleys get cleared enough to see the crease, because that is where rust starts. Roof Plumbing Perth at every abutment, chimney, parapet and skylight. Penetrations for vents, whirlybirds, flues, aerials and solar mounts. Gutters for fall, sag, corrosion at the back edge and the condition of the fascia carrying them. Downpipes and where they discharge. Broken, slipped or previously cemented tiles. Sarking, if any was ever installed. Battens and rafters from the roof space where the manhole allows it.

The materials conversation is short but it decides how long the work lasts. Flexible pointing, not rigid cement. Sealed substrate before any membrane. Fixings and sheet chosen for the exposure rather than for the invoice. Matched tiles from salvage where the original profile has gone out of production. Dulux AcraTex applied under accreditation, so the manufacturer warranty stands, with a ten year workmanship warranty from us on top.

You will get a written quote that says what is included. No square metre guess, no verbal figure, no pressure to sign on the day. If we find something underneath that changes the scope, we photograph it and ring you rather than adding it quietly to the bill.

How we approach a Roleystone job

Two seasons, two mechanisms. Long dry summers strip the surface off tiles and bake flexibility out of old cement. Winter fronts then push water uphill under laps and into any crack that opened during the heat. That is why a roof that behaved perfectly through February suddenly stains a ceiling in July.

Timing is worth planning. Coatings need a dry surface and a dry stretch afterwards, so the practical window runs from spring through to autumn. Repairs happen year round. Storm work happens whenever it has to.

Workmanship is covered for ten years. Product warranties sit separately and come from the manufacturer, which is why accreditation matters. Keep both pieces of paper. They cover different failures and you may need either.

Worth mentioning. The same crew quotes and completes the work, which removes the usual gap between what was promised and what arrives. We protect surrounds before starting, sweep up afterwards and take the debris with us.

We cover the whole of the City of Armadale. Around Roleystone that takes in Armadale and Kelmscott. Short drives keep roofing affordable on smaller jobs and most of ours are smaller jobs.

We will also tell you when work is not needed. A roof that looks tired from the street is often sound underneath and a clean plus fresh pointing can buy years. Selling somebody a replacement they do not need is a short career.

Roofing services we do most in Roleystone

Gutter Replacement. Re-hanging, resealing or replacing, including the fascia behind it when that is the real fault.

Roof Valley Repairs. The metal trough between two roof planes. It carries the most water and hides the most rust.

Roof Replacement. For roofs where the structure has gone rather than the surface.

Roof Repairs. Targeted work on a specific fault rather than a whole roof.

Roof Cleaning. Treating growth properly so it dies rather than blasting it off and watching it return.

Bedding & Pointing. Re-bedding ridge caps and pointing them in a flexible compound instead of rigid cement.

Questions we get asked in Roleystone

Do I need scaffolding? Sometimes. Steep pitch, two storeys or difficult ground make it a safety requirement, and we would rather price it properly than cut corners at height.

How do I know the pointing has failed? Look in your gutter. Mortar crumbs and grit sitting in there are the giveaway, along with hairline cracking along the ridge line.

Can you match my tiles? Usually. Salvage yards carry decades of discontinued Perth profiles, so a handful of broken tiles almost never forces a re-roof.

Who actually turns up? Our own crew. We do not subcontract the work out to whoever is available that week.
