Scarborough is not one kind of house and the differences here are bigger than in most suburbs. It grew as a post-war beach suburb of holiday shacks and workers' cottages and a lot of that early stock is timber-framed and asbestos-clad. And behind the primary dune, several of the low parks were wetlands before they were filled, so on some blocks the water table and made ground matter. At the coast it flips again. Since the 1980s Observation City tower, the beachfront strip has filled with multi-storey units and flats. Coastal strata is its own inspection: salt-driven concrete spalling in the reinforcement, balcony membranes and the common-property defects that arrive as special levies.
