Roofing in Secret Harbour

We have worked on enough Secret Harbour roofs to know what we will find before the ladder goes up.

Secret Harbour has a name that misleads: it was approved in 1984 for a proposed marina that never went ahead , so despite the name there is no harbour . What there is, is a genuine Indian Ocean surf beach and a largely 2000s-onward masterplanned coastal estate. Higher-SES, young, with a high share of trades workers. Because the stock is relatively new, the relevant inspections suit young homes: newer-build defects, early pre-purchase and defect-liability checks and slab-on-sand performance. Being on the open coast, salt is at full strength on the western and exposed blocks: delignification, corrosion of fixings. Metalwork, wind-driven rain and exposure , so the roof and external metal warrant close, salt-aware attention. The suburb is built on sandy coastal dune ground, free-draining, with some slope. It is avoidable. And wraps a links-style golf course (golf-margin blocks can carry a raised water table from irrigation). As a higher-SES coastal suburb, Secret Harbour's homes tend to be larger and often two-storey , with pools. Fuller fit-out, which simply means more to inspect : upper-floor structure, pool and wet-area waterproofing and workmanship across a bigger house. The report here is a newer-coastal one: young stock, full salt on the exposed side and larger homes.

Salt does the damage here long before age does. It gets drawn into anything porous and it sits in the laps and creases where water lingers, so fixings, valley irons and gutter seams give out while the tiles above them still look perfectly serviceable. Owners are often surprised by that order of failure.

Free-draining sand keeps ground moisture out of the equation, which removes one variable. Roof problems in these streets are usually about age and exposure rather than anything happening underneath the house.

A high or seasonal water table changes what happens at ground level after a downpour. Gutter overflow pools against the house instead of soaking away and the damp air above keeps the roof surface wet into the morning.

What that means for a Secret Harbour roof

Newer roofs here are nowhere near the end of anything. Where they leak it is usually a detail that was never right, or a penetration added later for solar or air conditioning. That is a targeted repair rather than a restoration.

Largely 2000s-onward coastal masterplanned estate. Newer stock: newer-build defects, early pre-purchase/defect-liability; slab-on-sand performance; establish estate/era. Genuine Indian Ocean coast (surf beach). Full coastal salt on western/exposed blocks: delignification, corrosion of fixings/metalwork, wind-driven rain, exposure.

Links golf course + coastal dune ground. Sandy, free-draining; golf-margin blocks (irrigation water table); some dune slope. Higher-SES, larger contemporary homes (often 2-storey, pools). More to inspect: upper-floor structure, pool/wet-area waterproofing.

On any Secret Harbour roof the first thing we do is look properly. That means the ridge line, the valleys, the flashings and, where there is access, the roof space from underneath. Photographs of everything. You get told what is actually there, including the parts that are fine.

The checklist runs top to bottom. Capping first, since failed mortar accounts for most calls. Then valleys, which hide corrosion under the tiles either side. Flashings at walls, chimneys and skylights. Every penetration, including anything a solar installer added later. Guttering, brackets, fascia and downpipe discharge. Tiles that are cracked, slipped or patched with roof cement by somebody in a hurry. Underneath, we want to see battens, sarking and any staining on the rafters that tells us where water has been travelling.

The materials conversation is short but it decides how long the work lasts. Flexible pointing, not rigid cement. Sealed substrate before any membrane. Fixings and sheet chosen for the exposure rather than for the invoice. Matched tiles from salvage where the original profile has gone out of production. Dulux AcraTex applied under accreditation, so the manufacturer warranty stands, with a ten year workmanship warranty from us on top.

You will get a written quote that says what is included. No square metre guess, no verbal figure, no pressure to sign on the day. If we find something underneath that changes the scope, we photograph it and ring you rather than adding it quietly to the bill.

How we approach a Secret Harbour job

Two seasons, two mechanisms. Long dry summers strip the surface off tiles and bake flexibility out of old cement. Winter fronts then push water uphill under laps and into any crack that opened during the heat. That is why a roof that behaved perfectly through February suddenly stains a ceiling in July.

Timing is worth planning. Coatings need a dry surface and a dry stretch afterwards, so the practical window runs from spring through to autumn. Repairs happen year round. Storm work happens whenever it has to.

Our work carries a ten year workmanship warranty. Manufacturer product warranties are separate documents with separate terms. You should finish a job holding both.

Worth mentioning. The same crew quotes and completes the work, which removes the usual gap between what was promised and what arrives. We protect surrounds before starting, sweep up afterwards and take the debris with us.

We cover the whole of the City of Rockingham. Short drives keep roofing affordable on smaller jobs and most of ours are smaller jobs.

There is no value in overselling. Plenty of roofs in this suburb need a repair rather than a replacement and we would rather do the smaller job properly and be called back in ten years for the larger one.

Roofing services we do most in Secret Harbour

Gutter Replacement. Re-hanging, resealing or replacing, including the fascia behind it when that is the real fault.

Roof Valley Repairs. The metal trough between two roof planes. It carries the most water and hides the most rust.

Roof Replacement. For roofs where the structure has gone rather than the surface.

Roof Repairs. Targeted work on a specific fault rather than a whole roof.

Roof Restoration. Clean, repair, re-bed the capping, then seal and coat. Suits a sound roof that has lost its surface.

Roof Painting. A membrane over a prepared surface. Preparation is most of the job.

Questions we get asked in Secret Harbour

How long will it take? A straightforward repair is often half a day. Roof Bedding & Pointing Perth and pointing a whole roof usually runs two days. A full restoration with cleaning, repairs and coating typically takes three to five working days, weather permitting.

Do you charge for the quote? No. Inspection, photographs and a written price cost nothing.

Is my roof insured for this? Depends entirely on cause. Insurance Roof Repairs Perth cover sudden events such as storms or impact. Gradual deterioration is excluded, whatever the salesman told you.

Can you deal with asbestos? Older roofs sometimes contain it. We identify it before disturbing anything and handle it lawfully rather than pretending it is not there.

What goes on your roof

Two documents should exist at the end of a coating job. The manufacturer warranty on the Dulux AcraTex roof restoration system, which is only available through accredited applicators, and a written workmanship warranty from whoever did the work. They cover different failures. Tile matching, where it is needed, comes from Bristile Roofing or salvage stock at Roof Top Industries.
