Why Serpentine roofs behave the way they do
Serpentine gives the shire its name but was never its biggest town, it is a rural district on the river of the same name, settled from 1893 and built on dairying. Its landmark is the cheese factory opened in 1932 by the Premier of the day, which was then the only operating cheese factory in Western Australia and ran until 1951. That agricultural history is what an inspection actually meets. It happens quietly. Properties here often come with old farm buildings as well as a house, dairies, milking and hay sheds, stables, sometimes a workers' cottage, typically built of early timber, corrugated iron and soft brick. These are frequently unmaintained, sometimes unapproved and they need to be assessed properly or explicitly excluded from the report, because a buyer who assumes a shed is sound can inherit an expensive problem. The Serpentine River brings a flood context to the low river flats, along with alluvial soils. Seasonally high groundwater near the water, though the district is dry enough that the river famously stopped flowing altogether in the summer of 1940-41. Rural holdings here are generally unsewered, so confirming the effluent system, water supply and private services (and the age of each) matters as much as the house. What the work involves
- Strip, assess and re-batten. The covering comes off, the framing beneath is inspected properly for the first time in decades and battens are replaced at the correct gauge for whatever is going back on
- Sarking, then the new covering. A membrane goes on before the tiles or sheeting, giving a secondary water barrier the original roof almost certainly never had. In bushfire areas it forms part of ember protection
- Flashings, penetrations and the edge. Every abutment, chimney, skylight, vent and solar mount is re-detailed and guttering is usually renewed while access exists because doing it later costs the setup twice
Common questions about roof replacement in Serpentine
Can I change from tile to metal?
Yes and it reduces load on the structure. It also changes battens, detailing and rain noise and it costs more than relaying tile, so it is a choice rather than an economy.
How do I know a replacement quote is honest?
Ask three things. Which component has failed. Whether anyone entered the roof space. Whether photographs exist. Clear answers to all three usually mean the assessment was real.
Can I keep my existing tiles?
Usually yes. On most Perth roofs the tiles have decades left and it is the battens, fixings and missing sarking that have reached the end. Relaying is substantially cheaper than buying a roof's worth of tile.
