Clearing gutters is the cheapest maintenance a Perth house has and skipping it is how a minor problem becomes wet insulation and stained ceilings. We clear Shelley gutters, valleys and downpipes and check the roof while we are up there.
Why Shelley roofs behave the way they do
Shelley has a ground history that every inspection here has to start with: much of the suburb is land reclaimed from the Canning River. It is avoidable. In a 1960 reclamation scheme, the Shire filled about a mile and a half of foreshore swamp to create eighty river-frontage lots and the Shelley Foreshore Reserve. That means large parts of Shelley, especially the sought-after riverside blocks, sit on made ground over former swamp. Made ground carries real risks: settlement, a high and sometimes variable water table and footing or slab movement as fill consolidates over decades. On the reclaimed foreshore lots, this is the single most important thing to understand. The Canning River frontage compounds it: the low riverside blocks carry a high water table, a flood context and subfloor damp, over reactive clay and organic ground beneath the fill. So drainage and how a home has coped with wet, settling ground, are central to a Shelley report. As a desirable riverside suburb, Shelley also sees knock-down-rebuild, so original 1960s homes sit beside new two-storey builds, two different inspections. On the new ones it is worth checking how the foundations were engineered for the reclaimed ground. Being a river suburb rather than a coastal one, salt-driven delignification is a low priority; in Shelley it is reclaimed land and the river that shape everything.Gutter Cleaning in Shelley: the short version
Standing water in a gutter after rain has stopped is a fall problem, not a blockage. Knowing the difference saves pointless climbing. Background on our service page.
What that means for gutter cleaning in Shelley
Clearing here often needs the roof surface treated as well, otherwise the same organic material is back in the gutter within a season.
Overflow onto reactive clay beside a house is worth avoiding, since concentrated wetting and drying at the footings moves the structure seasonally.
Frogs and insects colonise gutters that hold standing water on these blocks, which is a sign the fall has gone rather than that the gutter is dirty.
Jacaranda and peppermint drop in these streets produces a fine dense litter that compacts far more than eucalypt leaves and needs lifting out rather than flushing.
Where downpipes discharge against the wall on this ground, redirecting them is a small job with a disproportionate benefit.
Shelley roofs: symptom and fix
| What you are seeing | What it usually means | What it needs |
|---|---|---|
| Leak in heavy rain, roof looks fine | Valley dammed with litter | Clear valleys from the roof |
| Overflow along the whole run | Downpipe capacity undersized | Add or upsize outlets |
| Plants growing in the gutter | Full for a long time | Clear, then check the fascia behind |
| Water behind the gutter, not over it | Tiles not projecting far enough | Correct the gutter height |
Guide only. Every roof differs, which is why we look before quoting.

Roof Cleaning in Shelley
Learn moreRoof cleaning strips the moss, lichen and black weathering off a Shelley roof and gets it back to a clean, even surface — either as a standalone tidy-up or as the first stage of a restoration. We treat the growth first so it dies at the root, then clean at a pressure matched to the tile so we lift the grime without stripping the surface or driving water under the laps.
Left alone, that growth holds moisture against the tiles and works into the pointing, which is why we treat rather than just blast it — the same method we use through nearby Ferndale. We check the roof over while we’re up there and flag anything that needs attention, so a clean doesn’t paper over a repair that’s quietly getting worse. On steeper or two-storey Shelley roofs we work off proper anchorage and stay off the tiles where we can, so the clean lifts the grime without cracking the very surface it’s meant to protect, and we’ll let you know if the roof would be better served by a full restoration.

02Roof Restoration in Shelley

Roof Restoration in Shelley
Learn moreA roof restoration renews a tired but sound Shelley roof for a fraction of replacement: we treat the moss and lichen, high-pressure clean, replace broken tiles, re-bed and re-point the ridge caps in a flexible compound, then seal and coat with a Dulux AcraTex membrane as accredited applicators.
It’s the right call when the tiles have decades left but the surface and pointing are gone — the same judgement we bring to nearby Riverton. We’ll tell you honestly whether a restoration suits your roof or whether repairs or a re-roof make more sense, and the finished job carries both a manufacturer coating warranty and our 10-year workmanship warranty. Most Shelley homes take two to three days depending on the repairs needed before coating. As accredited applicators we prepare to the manufacturer’s specification, so the membrane actually holds — a coating only lasts if the surface beneath it was treated, cleaned and repaired properly first, which is exactly where a cheap spray-over fails within a couple of summers.

03Roof Repairs in Shelley

Roof Repairs in Shelley
Learn moreMost Shelley roof problems come down to a handful of failures: cracked or slipped tiles, perished ridge pointing, rusted valley irons and tired flashings. We trace the leak to its actual source — which is rarely under the ceiling stain — and fix the cause, whether that’s replacing matching tiles, re-bedding and re-pointing the ridge in a flexible compound, or renewing a corroded valley.
We’ll always tell you honestly when a roof is genuinely repairable versus when the repairs are mounting up and a restoration would serve you better, as it often does through nearby Rossmoyne. Prompt repair matters: a single cracked tile left through a wet winter becomes soaked insulation, stained ceilings and, eventually, damaged roof timber. Every repair is backed by our workmanship warranty, and because we photograph what we find and talk you through it, you’ll understand exactly what was wrong and what we did about it rather than being handed a bill and a shrug.

04Roof Inspection in Shelley
Learn more
Roof Inspection in Shelley
Learn moreA roof inspection is the cheapest way to know exactly what your Shelley roof needs before you commit to anything — or before you buy. We get onto the roof and into the roof space, physically checking the tiles, pointing, valleys, flashings, gutters and the structural timber, then hand back a clear written report with photographs.
On older homes we test the timber for rot, termite damage and delignification; on newer ones we look for the builder-grade detailing faults that leak early. It’s the same thorough check we run through nearby Langford, and it’s what tells you whether a roof needs a minor repair, a restoration or something structural. If you’re buying a home, an inspection of the one part most people skip — the roof space — is money very well spent, and the written report gives you something concrete to put in front of an agent, a buyer or your insurer rather than a verbal all-clear.

05Roof Replacement in Shelley

Roof Replacement in Shelley
Learn moreWhen a Shelley roof reaches the end of its life — porous tiles, rusted-through valleys, or a roof that’s been patched one too many times — a full re-roof is often the honest answer. We strip the old covering, check and repair the timber and battens underneath, and install a new tile or Colorbond roof with fresh sarking, valleys and flashings throughout.
A tile-to-Colorbond conversion is popular here for its lighter weight, clean lines and colour range, and because the lighter roof changes the wind uplift we reassess the tie-down as part of every conversion. We’ll also be straight about whether you’ve genuinely reached replacement or whether a restoration, as we do through nearby Lynwood, would renew the roof for a fraction of the cost. Every re-roof is engineered and tied down to Australian Standards and backed by our 10-year workmanship warranty, and we handle the guttering, flashings and tie-down as one job so nothing is left for you to chase afterwards.

06Roof Carpentry in Shelley
Learn more
Roof Carpentry in Shelley
Learn moreRoof carpentry is the structural timber under your tiles — the rafters, battens and trusses that hold everything up. On Shelley homes we repair and rebuild that framing to standard: sistering weakened members, replacing rotted or termite-damaged timber, and reinstating trusses that have been cut for a skylight, duct or downlight.
We also test for delignification, the chemical breakdown that leaves roof timber looking sound but unable to hold a fixing — the same treatment we carry out through nearby Ferndale where the timber is worth saving rather than replacing. As registered builders we can certify structural carpentry, which a general handyman can’t, and we assess the whole load path while we’re in the roof space so a repair addresses the cause, not just the symptom. Where a member is load-bearing we prop it safely with acrow props and work to a structural engineer’s design before anything is cut — it’s the natural companion to our tie-down and structural-defect work.

Local conditions in Shelley
Much of Shelley is RECLAIMED/FILLED former river swamp (1960). Made ground over old swamp = settlement risk, a high (and possibly variable) water table and slab/footing movement. On the reclaimed foreshore lots this is THE inspection issue.
Canning River frontage, high water table, flood context, subfloor damp; reactive clay/organic ground beneath fill.
Desirable riverside land value drives knock-down-rebuild, original 60s homes beside new two-storey builds; establish which + rebuild quality.
River, not coast, salt/delignification low priority.
We cover the whole of the City of Canning. Around Shelley that takes in Riverton and Rossmoyne. Short drives keep gutter cleaning affordable on smaller jobs and most of ours are smaller jobs.
Materials and specification
Where clearing reveals a gutter that has reached the end, replacement runs through Lysaght profiles and near the coast the grade genuinely matters. BlueScope guidance for marine environments sets out what suits exposed positions.
A little about Shelley
Much OF Shelley IS Land Reclaimed From THE Canning River, 1960 Shire of Canning reclamation scheme: filled 1.5 miles of foreshore swamp between Corbel St & Beatrice Ave, resumed 36 acres, created 80 river-frontage lots (Zenith St-Fifth Ave) + Shelley Foreshore Reserve 1960s-onward + modern rebuilds; river-frontage prestige homes Named for shells found on the Canning River shore; part of Riverton until mid-1960s None of that decides what your roof needs. It does tell us what to expect before we get the ladder out in Shelley.
Recent work

What the work involves
- Clear by hand, not by blower. Debris is removed from site rather than relocated onto the garden or back onto the roof. Blowing a gutter line looks efficient and moves the problem twenty feet
- Clear the valleys from the roof. Valleys sit higher than the gutter and collect the same litter. They cannot be reached from a ladder and they are the blockage that pushes water under the tiles
- Check the downpipes actually flow. A clear gutter feeding a blocked downpipe is still a flooded gutter. Each outlet gets checked rather than assumed
Common questions about gutter cleaning in Shelley
What if a downpipe is blocked underground?
That is drainage rather than roofing. We will tell you what we found and where the blockage appears to be and it usually needs a drainage contractor rather than us.
Do you photograph what you find?
Yes. It is the only way for you to see the parts of your own roof you cannot get to and it makes the report worth something.
Is there a maintenance arrangement?
For properties that need quarterly attention, booking ahead is cheaper and it means the roof gets looked at on a schedule rather than after a problem.
How often do gutters need clearing in Perth?
Twice a year suits a typical suburban home, in late autumn before the fronts and again in spring. Under heavy canopy or in forest settings, four times is realistic plus after any significant wind.
Do you clear the valleys as well?
Yes and we regard it as the more important half of the job. A blocked valley puts water into the roof space. A blocked gutter mostly just overflows outside.
Can I do it myself?
Physically it is simple. Ladder falls at home are common and serious and two storey work is not a DIY job at any level of confidence. If you go up, work from the ladder rather than climbing onto the roof.
Do you work throughout Shelley?
Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.
What we look at first in Shelley
Every Shelley roof gets the same opening assessment regardless of what you rang about. Ridge and hip capping for cracked bedding and perished pointing. Valleys, cleared enough to see the crease where rust starts. Roof Plumbing Perth at every abutment, chimney and skylight. Penetrations, including anything a solar installer added later. Gutter falls, laps and the fascia carrying them. Then the roof space if the manhole allows it, looking at battens, sarking and any staining on the timber that shows where water has been travelling. It takes about an hour and it is what separates a quote from a guess.
Before you commit to anybody
Ask what happens if the scope changes. On older Shelley roofs things become visible once work starts and that is normal. What is not normal is discovering the variation on the invoice. It should be photographed, priced and discussed before anybody acts on it.
