Roofing in Shenton Park

We have worked on enough Shenton Park roofs to know what we will find before the ladder goes up.

Shenton Park is effectively a suburb of two halves and telling them apart is the whole starting point. On one side there is established character housing. Older stock with the solid walls and suspended timber floors typical of its era, which means a subfloor inspection and attention to rising damp at the base of walls. On the other there is a substantial amount of brownfield redevelopment : a former hospital campus. A former bus depot have both been released for housing, bringing recent apartments and townhouses where institutional and operational buildings once stood. New housing on old working land Ex-institutional and ex-operational sites can carry made ground, demolition fill and buried services beneath the new construction, along with a land-use history worth understanding. None of that makes such housing a poor buy, these sites are generally remediated and engineered properly. But it does mean the site preparation and slab deserve as much attention as the building above and that asking for the fill and remediation records is reasonable. The two halves also demand different inspections outright: a character house is a freestanding building with a subfloor, while a new apartment is a strata proposition of common property, waterproofing membranes and shared structure. It is avoidable. Around the edges, the rail line brings noise and vibration to nearby blocks, while Karrakatta cemetery provides a permanent open buffer on one boundary. Set back from the coast, salt is a moderate rather than leading concern here, though an older tiled roof still merits a look.

Salt does the damage here long before age does. It gets drawn into anything porous and it sits in the laps and creases where water lingers, so fixings, valley irons and gutter seams give out while the tiles above them still look perfectly serviceable. Owners are often surprised by that order of failure.

Low ground holds moisture and the air above it stays damp. Roofs in these pockets dry slowly, mortar stays wet longer than it should and overflow has nowhere useful to go because the soil is already saturated.

Old roofs need a lighter hand than modern ones. Original terracotta is brittle, early profiles have not been manufactured for decades and a century of settlement means very little sits square. Matching salvage stock beats putting modern tiles across an old elevation.

What that means for a Shenton Park roof

Recent construction changes the diagnosis completely. Roof Plumbing Perth, penetrations and original workmanship are the likely culprits. Age is not.

Shenton Park contains substantial BROWNFIELD redevelopment. A former hospital campus and a former bus depot released for housing. Ex-institutional and ex-operational land can carry MADE GROUND, demolition fill, buried services and a land-use history worth checking and the new medium-density housing on it inspects completely differently from the surrounding character stock. The result is a suburb of two halves: established character houses (older solid-walled and timber-floored stock, with subfloor and rising-damp considerations) alongside recent apartments and townhouses (strata, membranes, common property). Establish which before anything else.

Rail line and Karrakatta cemetery form boundaries. Near-rail blocks carry noise and vibration; the cemetery provides a permanent open buffer. Set back from the coast. Salt is a moderate rather than leading factor; older tiled roofs still merit a look.

The inspection matters more than the quote. We walk the roof, check what the tiles are fixed to, look at the valleys and the ridge and get into the roof space if we can. Then you get a written price for the work that is genuinely needed.

The checklist runs top to bottom. Capping first, since failed mortar accounts for most calls. Then valleys, which hide corrosion under the tiles either side. Flashings at walls, chimneys and skylights. Every penetration, including anything a solar installer added later. Guttering, brackets, fascia and downpipe discharge. Tiles that are cracked, slipped or patched with roof cement by somebody in a hurry. Underneath, we want to see battens, sarking and any staining on the rafters that tells us where water has been travelling.

The materials conversation is short but it decides how long the work lasts. Flexible pointing, not rigid cement. Sealed substrate before any membrane. Fixings and sheet chosen for the exposure rather than for the invoice. Matched tiles from salvage where the original profile has gone out of production. Dulux AcraTex applied under accreditation, so the manufacturer warranty stands, with a ten year workmanship warranty from us on top.

Quotes here are itemised and written. We price what the roof needs after looking at it, because a square metre rate applied blind is a guess dressed up as a number. Where the scope changes mid job, which occasionally happens once tiles come off, we stop and talk to you first. That is the whole policy.

How we approach a Shenton Park job

Two seasons, two mechanisms. Long dry summers strip the surface off tiles and bake flexibility out of old cement. Winter fronts then push water uphill under laps and into any crack that opened during the heat. That is why a roof that behaved perfectly through February suddenly stains a ceiling in July.

Timing is worth planning. Coatings need a dry surface and a dry stretch afterwards, so the practical window runs from spring through to autumn. Repairs happen year round. Storm work happens whenever it has to.

Ten year workmanship warranty on what we do. The coating carries its own manufacturer warranty under our accreditation. Two documents, two different things covered.

A word on how we operate. Employed tradesmen, not a subcontractor lottery. Surrounds protected, gutters flushed of the mess the job creates, site left clean. It sounds obvious. Plenty of people have stories suggesting otherwise.

We cover the whole of the City of Subiaco. Around Shenton Park that takes in Mount Claremont, Subiaco and Karrakatta. Short drives keep roofing affordable on smaller jobs and most of ours are smaller jobs.

Sometimes the honest answer costs us the job. If the tiles are sound and only the ridge has failed, that is what we will quote, even when a bigger number was on the table.

Roofing services we do most in Shenton Park

Gutter Replacement. Re-hanging, resealing or replacing, including the fascia behind it when that is the real fault.

Roof Valley Repairs. The metal trough between two roof planes. It carries the most water and hides the most rust.

Roof Replacement. For roofs where the structure has gone rather than the surface.

Roof Repairs. Targeted work on a specific fault rather than a whole roof.

Roof Cleaning. Treating growth properly so it dies rather than blasting it off and watching it return.

Bedding & Pointing. Re-bedding ridge caps and pointing them in a flexible compound instead of rigid cement.

Questions we get asked in Shenton Park

What does it cost? Impossible to answer honestly without seeing the roof. Pitch, access, storeys, condition and the amount of ridge metreage all move the figure considerably.

Will you work on a two storey house? Yes. Access equipment and edge protection are part of the quote rather than a surprise afterwards.

Do you handle solar panels? We can coordinate removal and refitting with your installer where a restoration requires it.

Is a coating just paint? No. It is a high build membrane over a sealed substrate, and the preparation underneath decides whether it lasts a decade or fails in two summers.

Specification and sourcing

Where sheet metal is involved the grade decides how long the work lasts. BlueScope marine and industrial specification guidance is explicit about severe marine environments, recommending COLORBOND Ultra steel within a few hundred metres of breaking surf. Profiles come from Lysaght roofing and guttering. Standard product near the water is a warranty problem rather than a saving.
