Roofing in Sorrento

We have worked on enough Sorrento roofs to know what we will find before the ladder goes up.

Sorrento has been a seaside settlement since 1929 , when the land was subdivided and given the name of the Italian resort town. And before that it was a working coast, with Patrick Marmion running a whaling station here in 1849 (the remains are still at the surf club site). Through the 1930s it was fishing shacks and boatsheds; permanent houses arrived from the early 1950s; and it filled in steadily through to the 1990s. Nothing dramatic. So the established housing here spans a genuinely wide range, early-1950s cottages, 1960s-70s brick-and-tile and everything since. And the era of the specific house drives the whole inspection. Sorrento is going up, not just along Under the 2018 Activity Centre Plan, the suburb is being rezoned for R80 medium-to-high-density apartments, three to seven storeys along West Coast Drive, with large projects opposite Hillarys Boat Harbour. That means a growing stock of new apartments and apartment inspections are a different discipline from houses: concrete. Reinforcement in a salt environment, balcony and podium membranes , fire separation and the common-property defects that arrive as strata levies. Buying a new Sorrento apartment off the plan or early in its life is exactly when a considered inspection pays for itself. For the houses, it is a coastal dune suburb on a reef coast (the Marmion Marine Park sits offshore), so sites carry the usual dune-country considerations and the frontage takes a heavy salt load. In the older tiled roofs, that means checking the battens for delignification in the roof space. The first thing we look at on any older roof this close to the sea.

Living this close to the water sets the clock differently. Metal corrodes from cut edges and screw heads inward, mortar goes chalky and porous years early and a roof can look sound from the driveway while the components holding it together have quietly given up.

Leaf litter is the recurring problem up here. Jarrah and marri drop constantly, gutters and valleys pack solid and backed-up water goes sideways under the tiles into a roof with nothing else wrong with it. That is the most common call we get from these streets.

Free-draining sand keeps ground moisture out of the equation, which removes one variable. Roof problems in these streets are usually about age and exposure rather than anything happening underneath the house.

What that means for a Sorrento roof

Roofs from this era tend to fail in the same order. The tiles hold up. The bedding lets go. Pointing cracks, caps shift and wind-driven rain finds the gap during a winter front.

Homes span early-1950s through 1970s to brand-new apartments. 70 years of construction methods in one suburb. Active R80 high-density infill (3-7 storeys). New apartment stock = concrete, membranes, balconies, common property. Strata inspections, not just houses.

Coastal dune sites; Marmion Marine Park reef coast. Ocean frontage. Heavy salt on the older tiled roofs.

The inspection matters more than the quote. We walk the roof, check what the tiles are fixed to, look at the valleys and the ridge and get into the roof space if we can. Then you get a written price for the work that is genuinely needed.

A proper look covers more than the obvious. We check ridge and hip capping for cracked bedding and perished pointing. Valleys get cleared enough to see the crease, because that is where rust starts. Roof Plumbing Perth at every abutment, chimney, parapet and skylight. Penetrations for vents, whirlybirds, flues, aerials and solar mounts. Gutters for fall, sag, corrosion at the back edge and the condition of the fascia carrying them. Downpipes and where they discharge. Broken, slipped or previously cemented tiles. Sarking, if any was ever installed. Battens and rafters from the roof space where the manhole allows it.

The materials conversation is short but it decides how long the work lasts. Flexible pointing, not rigid cement. Sealed substrate before any membrane. Fixings and sheet chosen for the exposure rather than for the invoice. Matched tiles from salvage where the original profile has gone out of production. Dulux AcraTex applied under accreditation, so the manufacturer warranty stands, with a ten year workmanship warranty from us on top.

On price, we quote the work rather than a rate per square metre. A roof with sound tiles and dead pointing is a different job to one with failing battens and pretending otherwise helps nobody. You get an itemised written figure after the inspection, not a number over the phone. If something unexpected turns up once we are underway, you hear about it before we do anything about it. Nobody enjoys surprises on an invoice.

How we approach a Sorrento job

The seasonal cycle here is brutal in both directions. Months of ultraviolet punishment, then a winter of wind-driven rain arriving sideways. Roofs rarely fail during the dry stretch. They fail in the first serious front afterwards, because summer opened up the gap that the rain then found.

We book coating work for the drier months and fit repairs around the weather. Emergencies get attended when they happen, not when it suits the calendar.

Workmanship is covered for ten years. Product warranties sit separately and come from the manufacturer, which is why accreditation matters. Keep both pieces of paper. They cover different failures and you may need either.

Worth mentioning. The same crew quotes and completes the work, which removes the usual gap between what was promised and what arrives. We protect surrounds before starting, sweep up afterwards and take the debris with us.

We cover the whole of the City of Joondalup. Around Sorrento that takes in Padbury and Marmion. Short drives keep roofing affordable on smaller jobs and most of ours are smaller jobs.

We will also tell you when work is not needed. A roof that looks tired from the street is often sound underneath and a clean plus fresh pointing can buy years. Selling somebody a replacement they do not need is a short career.

Roofing services we do most in Sorrento

Gutter Replacement. Re-hanging, resealing or replacing, including the fascia behind it when that is the real fault.

Roof Valley Repairs. The metal trough between two roof planes. It carries the most water and hides the most rust.

Roof Replacement. For roofs where the structure has gone rather than the surface.

Roof Repairs. Targeted work on a specific fault rather than a whole roof.

Leaking Roof Repairs. Tracing where water actually gets in, which is rarely where the stain appears.

Storm Damage Repair. Make safe first, document for the insurer, then repair properly.

Questions we get asked in Sorrento

How long will it take? A straightforward repair is often half a day. Roof Bedding & Pointing Perth and pointing a whole roof usually runs two days. A full restoration with cleaning, repairs and coating typically takes three to five working days, weather permitting.

Do you charge for the quote? No. Inspection, photographs and a written price cost nothing.

Is my roof insured for this? Depends entirely on cause. Insurers cover sudden events such as storms or impact. Gradual deterioration is excluded, whatever the salesman told you.

Can you deal with asbestos? Older roofs sometimes contain it. We identify it before disturbing anything and handle it lawfully rather than pretending it is not there.
