Reinforcement in a salt environment, balcony and podium membranes, fire separation and the common-property defects that arrive as strata levies. Buying a new Sorrento apartment off the plan or early in its life is exactly when a considered inspection pays for itself. For the houses, it is a coastal dune suburb on a reef coast (the Marmion Marine Park sits offshore), so sites carry the usual dune-country considerations and the frontage takes a heavy salt load. What the work involves
- Inspect from inside, not from the ladder. Rafters, battens, purlins, nail plates and the timber around every penetration. Physical testing rather than visual assessment, because degraded timber frequently looks perfectly normal
- Find the water before replacing the wood. Timber does not fail on its own. Something has been wetting it and replacing the member without stopping the water means doing it again in a few years
- Repair the affected members. Sistering a damaged rafter, replacing a run of battens, renewing rafter ends and fascia. Localised work wherever the rest of the structure is sound

Do I need an engineer?
For localised repair, no. Where a roof has deflected significantly, where load paths have been altered by a previous renovation, or where framing was under-built, an engineer's involvement is the right call and we will say so.
Is fascia replacement a carpentry job?
Yes and it is the most common one we do. Fascia sits directly under a gutter and takes every overflow, so it fails long before anything else in the roof structure.
What about termites?

Older eaves linings frequently contain it. It gets identified before anything is disturbed and handled appropriately rather than cut or drilled.

Ask what was actually inspected.
