Reinforcement in a salt environment, balcony and podium membranes, fire separation and the common-property defects that arrive as strata levies. Buying a new Sorrento apartment off the plan or early in its life is exactly when a considered inspection pays for itself. For the houses, it is a coastal dune suburb on a reef coast (the Marmion Marine Park sits offshore), so sites carry the usual dune-country considerations and the frontage takes a heavy salt load.
