St James is a small, close-in inner south-east suburb. Under two square kilometres, split between two councils and almost entirely residential apart from the Albany Highway strip. Its name “St James Park” (after the London park) was proposed in 1939, rejected by the state for having no local significance. Stuck in local use anyway; the northern part was part of Bentley until 1957 . The stock is largely post-war 1950s-60s, modest homes of that era, now with aged services and, on the oldest, asbestos-era materials . Its defining feature for a buyer is location-driven change .
