Blocked drainage sends water under the tiles rather than over the edge. On Success properties we clear by hand, flush the downpipes and report anything we notice about the ridge line, the valleys and the flashings while we have the access.
Gutter Cleaning in Success: the short version
Clearing a gutter from the ground with a blower does not touch the valleys and the valleys are the part that floods roofs. More on our cleaning page.
Why Success roofs behave the way they do
Success is a 1990s-2000s masterplanned suburb built out on former rural land and its defining feature is that it is built around retail and transit. It contains the Cockburn Gateway regional shopping centre and is flanked by two Mandurah-line stations (Cockburn Central to the north-east, Aubin Grove to the south-east). That shapes the inspection mix: alongside the detached estate homes there is higher-density and mixed-use housing near the centre. It happens quietly. Stations, so a share of inspections here are strata, concrete, membranes, common property and homes near the retail carry traffic and noise. The detached stock is newer, which points the inspection toward the concerns of younger homes: newer-build defects, early pre-purchase and defect-liability checks and slab-on-sand performance. The build types are fairly consistent across the estates, on generally free-draining coastal-plain sand, though some low pockets near the nearby wetlands mean drainage. Correct site works still deserve a look on affected blocks. Being an inland suburb, salt-driven delignification is a low priority in Success. The report here turns on whether you are buying a detached estate house or a strata unit near the centre and on the slab-and-drainage checks that suit relatively young homes. What that means for gutter cleaning in Success
What accumulates on this coast is sand and salt more than leaf litter and neither blocks a gutter the way foliage does. What they do instead is corrode it from the inside while it looks perfectly clear.
Annual clearing before winter is usually sufficient here unless there is a specific tree involved.
Where the ground is already saturated, gutter overflow has nowhere to drain and pools against the house. Blocked drainage matters more on these blocks than in free draining suburbs.
Clearing near the water is as much an inspection as a clean. The back edge and internal corners are where coastal gutters fail and neither is visible from the ground.
Open aspect and limited canopy means these gutters fill slowly and mostly with wind blown grit rather than foliage, which flushes out easily.
Success roofs: symptom and fix
| What you are seeing | What it usually means | What it needs |
|---|---|---|
| Water behind the gutter, not over it | Tiles not projecting far enough | Correct the gutter height |
| Dry litter packed in before summer | Ember risk in a fire area | Clear before the season |
| Overflow at one point in heavy rain | Blockage at that section | Clear by hand, flush downpipe |
| Water still sitting after rain stops | Fall lost, not a blockage | Re-hang to correct fall |
Guide only. Every roof differs, which is why we look before quoting.

Roof Cleaning in Success
Learn moreColorbond doesn't grow the moss a tile roof does, but Success roofs still streak, chalk and collect grime, and the gutters fill from the estate's street trees. We wash the sheeting down at a pressure that won't damage the coating, clear the gutters and valleys, and check the fixings and flashings while we're up there — on a metal roof a clean is often when a lifting flashing or a rusting fastener first shows.

Roof Restoration in Success
Learn moreRestoration means something different on Success's Colorbond roofs — there's no ridge to re-bed, but the metal chalks and fades after fifteen-odd years, and the fixings and flashings tire. We clean the sheeting back, treat any surface corrosion, replace what's failed, and can recoat a sound Colorbond roof to bring the colour back — a genuine, cost-effective option most owners don't realise they have before jumping to replacement.

Roof Repairs in Success
Learn moreSuccess was built in the 90s and 2000s with Colorbond as standard, so repairs here aren't cracked tiles — they're lifted or loose sheets, corroded or backed-out fixings, and flashing failures around vents and valleys. We find where the water's genuinely getting in, replace failed fixings and flashings with the right gear, and re-secure the sheeting properly, rather than the silicone smear a leaking metal roof too often gets.

Roof Inspection in Success
Learn moreA Success home reads as too new to check, but a 90s or 2000s Colorbond roof can hide backed-out fixings, tired flashings and edge corrosion behind a tidy front. We get onto the sheeting and into the cavity and check the fixings, flashings, penetrations and framing — the things a metal roof actually fails on — then hand you a photographed report, so a young roof's real condition is on the table before you offer.

Roof Replacement in Success
Learn moreEven a Colorbond roof reaches the end, and on Success's 90s-2000s homes it's usually the fixings, flashings and sheet edges that go before the whole roof does. When a full re-roof is warranted we strip it, check the framing and sarking, and re-sheet in a grade suited to the exposure with proper fixings and flashing details. Out on the open Cockburn plain we size the hold-down to the wind the estate actually catches.

Roof Carpentry in Success
Learn moreTimber trouble is uncommon under Success's Colorbond roofs, but when it turns up it's nearly always a single leaking flashing or valley that's been wetting a batten since the house went up. We chase it to that source, replace the wet timber with sound, and fix the flashing above, so one soft spot doesn't quietly spread through the framing under an otherwise good metal roof.

Recent work

What the work involves
- Report what we saw up there. Cracked pointing, slipped tiles, rust staining from a valley, a flashing pulling away. Somebody on your roof twice a year is the cheapest early warning a house has
- Clear by hand, not by blower. Debris is removed from site rather than relocated onto the garden or back onto the roof. Blowing a gutter line looks efficient and moves the problem twenty feet
- Clear the valleys from the roof. Valleys sit higher than the gutter and collect the same litter. They cannot be reached from a ladder and they are the blockage that pushes water under the tiles
Common questions about gutter cleaning in Success
How often do gutters need clearing in Perth?
Twice a year suits a typical suburban home, in late autumn before the fronts and again in spring. Under heavy canopy or in forest settings, four times is realistic plus after any significant wind.
Do you clear the valleys as well?
Yes and we regard it as the more important half of the job. A blocked valley puts water into the roof space. A blocked gutter mostly just overflows outside.
Can I do it myself?
Physically it is simple. Ladder falls at home are common and serious and two storey work is not a DIY job at any level of confidence. If you go up, work from the ladder rather than climbing onto the roof.
Will gutter guard stop this?
It reduces frequency and changes the task. It does not eliminate maintenance and it does not clear your valleys, which sit higher up the roof.
What do you do with the debris?
It leaves the site. Blowing it onto the garden or back onto the roof is not clearing it and it ends up back in the gutter within a season.
Is there a best time of year?
Late autumn, before the winter fronts arrive. If you only do it once, do it then.
Do you work throughout Success?
Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.
What we look at first in Success
Every Success roof gets the same opening assessment regardless of what you rang about. Ridge and hip capping for cracked bedding and perished pointing. Valleys, cleared enough to see the crease where rust starts. Flashings at every abutment, chimney and skylight. Penetrations, including anything a solar installer added later. Gutter falls, laps and the fascia carrying them. Then the roof space if the manhole allows it, looking at battens, sarking and any staining on the timber that shows where water has been travelling. It takes about an hour and it is what separates a quote from a guess.
What to ask whoever quotes you
Three questions separate a genuine assessment from a sales visit and they apply to us as much as to anyone else. Which specific component has failed, rather than a general statement about age. Whether somebody entered the roof space, because batten condition cannot be judged from outside. And whether photographs exist. Clear answers to all three usually mean somebody looked properly.
