Before you accept a replacement quote, ask which component has failed and whether anyone inspected the roof space. On Success housing the answer is frequently that the tiles are sound and only the structure beneath needs work, which is a very different number.
Roof Replacement in Success: the short version
Replacement is the largest job a roof can have and the one most often recommended when it is not needed. The honest question is which component has actually failed. Full detail sits on our roof replacement page.
Why Success roofs behave the way they do
Success is a 1990s-2000s masterplanned suburb built out on former rural land and its defining feature is that it is built around retail and transit. It contains the Cockburn Gateway regional shopping centre and is flanked by two Mandurah-line stations (Cockburn Central to the north-east, Aubin Grove to the south-east). That shapes the inspection mix: alongside the detached estate homes there is higher-density and mixed-use housing near the centre. It happens quietly. Stations, so a share of inspections here are strata, concrete, membranes, common property and homes near the retail carry traffic and noise. The detached stock is newer, which points the inspection toward the concerns of younger homes: newer-build defects, early pre-purchase and defect-liability checks and slab-on-sand performance. The build types are fairly consistent across the estates, on generally free-draining coastal-plain sand, though some low pockets near the nearby wetlands mean drainage. Correct site works still deserve a look on affected blocks. Being an inland suburb, salt-driven delignification is a low priority in Success. The report here turns on whether you are buying a detached estate house or a strata unit near the centre and on the slab-and-drainage checks that suit relatively young homes. What that means for roof replacement in Success
Anywhere within reach of the sea breeze, putting standard grade metalwork back is why some roofs need doing twice. The published guidance on marine environments is specific and worth following.
On stable ground the assessment is looking for a specific water path rather than a general condition, which usually makes the answer clearer.
Where the water table is seasonal, the roof space above it holds moisture longer than it should. That is the exposure history behind a lot of the structural failures we find.
Success roofs: symptom and fix
| What you are seeing | What it usually means | What it needs |
|---|---|---|
| Roof patched repeatedly, still leaking | Underlying cause never addressed | Full assessment before quoting |
| Asbestos sheeting, weathered | Regulated material | Licensed removal, then replace |
| Tiles slipping right across the roof | Battens failing generally | Re-batten and relay existing tiles |
| Faded chalky tiles, sound structure | Surface wear, not structural failure | Restoration, not replacement |
Guide only. Every roof differs, which is why we look before quoting.

Roof Restoration in Success
Learn moreRestoration means something different on Success's Colorbond roofs — there's no ridge to re-bed, but the metal chalks and fades after fifteen-odd years, and the fixings and flashings tire. We clean the sheeting back, treat any surface corrosion, replace what's failed, and can recoat a sound Colorbond roof to bring the colour back — a genuine, cost-effective option most owners don't realise they have before jumping to replacement.

Roof Repairs in Success
Learn moreSuccess was built in the 90s and 2000s with Colorbond as standard, so repairs here aren't cracked tiles — they're lifted or loose sheets, corroded or backed-out fixings, and flashing failures around vents and valleys. We find where the water's genuinely getting in, replace failed fixings and flashings with the right gear, and re-secure the sheeting properly, rather than the silicone smear a leaking metal roof too often gets.

Roof Carpentry in Success
Learn moreTimber trouble is uncommon under Success's Colorbond roofs, but when it turns up it's nearly always a single leaking flashing or valley that's been wetting a batten since the house went up. We chase it to that source, replace the wet timber with sound, and fix the flashing above, so one soft spot doesn't quietly spread through the framing under an otherwise good metal roof.

Roof Inspection in Success
Learn moreA Success home reads as too new to check, but a 90s or 2000s Colorbond roof can hide backed-out fixings, tired flashings and edge corrosion behind a tidy front. We get onto the sheeting and into the cavity and check the fixings, flashings, penetrations and framing — the things a metal roof actually fails on — then hand you a photographed report, so a young roof's real condition is on the table before you offer.

Storm Damage Repair in Success
Learn moreOut on the open Cockburn plain, Success catches a storm's full force, and on a Colorbond roof the wind goes for the sheet edges, ridge capping and flashings — lifting or peeling whatever wasn't fixed down well enough. We secure and seal it first so the inside stops taking water, then trace the real extent, which on a metal roof often means an original fixing fault the wind found. It's all photographed for your insurer.

06Roof Tie-Downs in Success

Roof Tie-Downs in Success
Learn moreA lightweight Colorbond roof like those across Success actually needs careful holding down — less dead weight means more uplift for the wind to work with, and out on the exposed plain that matters. Success's estates went up to varying standards, so when a roof's re-sheeted or upgraded we prove the tie-downs through the load path rather than assume them, and bring anything short up to current code.

Signs a Success roof may genuinely need replacing
- Battens that feel soft or springy from inside the roof space
- Fixings pulling out across the whole roof rather than in one spot
- Tiles breaking down at the edges rather than simply faded
- A roof line that has visibly sagged or wandered
- Sheeting perforated rather than chalky

Materials and specification
A stripped roof is the only convenient moment to improve what sits beneath it. Sarking where there was none, insulation upgraded, roof space ventilation improved. Each is a modest addition now and an expensive standalone job later. Where a coating forms part of the work we apply the Dulux AcraTex system under accreditation.
A little about Success
Named after HMS Success (surveyed Cockburn Sound, 1827); developed as masterplanned estates 1990s-2000s on former rural land 1990s-2000s brick-and-tile estate homes + higher-density near the retail/stations; family; ongoing infill None of that decides what your roof needs. It does tell us what to expect before we get the ladder out in Success.
Recent work

What the work involves
- Strip, assess and re-batten. The covering comes off, the framing beneath is inspected properly for the first time in decades and battens are replaced at the correct gauge for whatever is going back on
- Sarking, then the new covering. A membrane goes on before the tiles or sheeting, giving a secondary water barrier the original roof almost certainly never had. In bushfire areas it forms part of ember protection
- Flashings, penetrations and the edge. Every abutment, chimney, skylight, vent and solar mount is re-detailed and guttering is usually renewed while access exists because doing it later costs the setup twice
Common questions about roof replacement in Success
Do I need approval?
Usually not. Heritage listed properties and some estates with covenants are the exceptions and both are worth checking before material is ordered.
What about solar panels?
They come off and go back on, which needs coordinating with an electrical contractor. Raise it at quoting rather than discovering it mid job.
Can I change from tile to metal?
Yes and it reduces load on the structure. It also changes battens, detailing and rain noise and it costs more than relaying tile, so it is a choice rather than an economy.
How do I know a replacement quote is honest?
Ask three things. Which component has failed. Whether anyone entered the roof space. Whether photographs exist. Clear answers to all three usually mean the assessment was real.
Do you work throughout Success?
Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.
How to tell a real assessment from a sales visit
Be wary of urgency. Nobody legitimate needs a decision on the day and a discount valid only this afternoon tells you something about the rest of the transaction. Written quotes on Success properties should stay open long enough for you to get a second opinion.
