Roofing in Tapping

We have worked on enough Tapping roofs to know what we will find before the ladder goes up.

Tapping packs roughly nine and a half thousand people into 1.2 square kilometres. Strikingly dense for an outer suburb and that density is delivered the usual way: through small lots . The consequences are consistent and worth knowing before an inspection. Houses sit close to their boundaries and to each other , so side setbacks are narrow. Restricts access both for inspecting and for carrying out any future work and can turn a straightforward repair into an awkward one. Drainage is confined to tight spaces between buildings and where dwellings are close-coupled or attached, boundary and party-wall questions arise that would never come up on a quarter-acre block. On small lots with extensive hard surfaces, roof and stormwater detailing matters more than usual , simply because there is less room for water to go. Falls around the building, gutter and downpipe capacity and whether soakwells are adequate for the paved area are all worth examining rather than assuming. Usually, anyway. The suburb was developed from the early 1990s , originally as part of the neighbouring Carramar estate before being named in its own right in 1997. After an early settler family whose daughters, Molly and Dolly Tapping, were Wanneroo's postmistresses for many years. The oldest housing is therefore around thirty years old and into first-cycle replacements : hot water systems, roof fixings and gutters and shower waterproofing. Because the earliest streets share the original Carramar estate specification, knowing which phase a house belongs to is genuinely informative before you start.

Living this close to the water sets the clock differently. Metal corrodes from cut edges and screw heads inward, mortar goes chalky and porous years early and a roof can look sound from the driveway while the components holding it together have quietly given up.

Free-draining sand keeps ground moisture out of the equation, which removes one variable. Roof problems in these streets are usually about age and exposure rather than anything happening underneath the house.

On estate housing of this vintage we are usually looking at something specific rather than general wear. Solar mounts, whirlybirds and flashing junctions account for most of it.

What that means for a Tapping roof

A fair share of the housing here is strata titled and that changes who decides and how. Roof work on a shared building needs a written scope and photographs the council can act on, not a verbal figure. Water also travels inside these buildings, so the stain is rarely under the fault.

Tapping fits roughly 9,500 people into 1.2 square kilometres. Remarkably dense for an outer suburb and that density is delivered through SMALL LOTS. Usually, anyway. The practical consequences are consistent: houses close to boundaries and to each other, narrow side setbacks that restrict access for inspection. Future work, drainage confined to tight spaces between buildings and boundary or party-wall questions where dwellings are close-coupled or attached. Developed from the early 1990s, so the oldest housing is now around thirty years old and into first-cycle replacements: hot water systems, roof fixings and gutters and shower waterproofing. On small lots, roof and stormwater detailing matters more than usual because there is little room for water to go.

Tapping began as part of the Carramar estate before becoming its own suburb, so the earliest streets share that estate's specification. Knowing which phase a house belongs to is informative. Flat coastal-plain sand. Free-draining, but with small lots and extensive hard surfaces the stormwater system carries the load; check falls and soakwell capacity.

On any Tapping roof the first thing we do is look properly. That means the ridge line, the valleys, the flashings and, where there is access, the roof space from underneath. Photographs of everything. You get told what is actually there, including the parts that are fine.

A proper look covers more than the obvious. We check ridge and hip capping for cracked bedding and perished pointing. Valleys get cleared enough to see the crease, because that is where rust starts. Flashings at every abutment, chimney, parapet and skylight. Penetrations for vents, whirlybirds, flues, aerials and solar mounts. Gutters for fall, sag, corrosion at the back edge and the condition of the fascia carrying them. Downpipes and where they discharge. Broken, slipped or previously cemented tiles. Sarking, if any was ever installed. Battens and rafters from the roof space where the manhole allows it.

Specification is not window dressing. Flexible pointing compound outlasts sand and cement because it moves with the roof instead of splitting under it. Coatings need a sealed, prepared substrate or they peel. Sheet metal and fixings should suit the exposure of the site, since coastal and industrial air chew through standard product. We use Dulux AcraTex as accredited applicators, which is what makes the manufacturer warranty available on your roof and we match tiles from current or salvage stock rather than putting a modern profile across an older elevation.

Quotes here are itemised and written. We price what the roof needs after looking at it, because a square metre rate applied blind is a guess dressed up as a number. Where the scope changes mid job, which occasionally happens once tiles come off, we stop and talk to you first. That is the whole policy.

How we approach a Tapping job

The seasonal cycle here is brutal in both directions. Months of ultraviolet punishment, then a winter of wind-driven rain arriving sideways. Roofs rarely fail during the dry stretch. They fail in the first serious front afterwards, because summer opened up the gap that the rain then found.

Most work here is easier outside the winter fronts. That said, leaks do not wait and we will make a roof watertight in any weather that is safe to work in.

Our work carries a ten year workmanship warranty. Manufacturer product warranties are separate documents with separate terms. You should finish a job holding both.

One more practical note. Our crew are employees rather than a rotating cast of subcontractors, so the person who quotes your roof is generally the person standing on it. Gear gets carried in, rubbish gets carried out and the garden survives. Small things, but they are the difference between a tidy job and a fortnight of picking mortar out of your lawn.

We cover the whole of the City of Wanneroo. Around Tapping that takes in Wanneroo, Yanchep, Joondalup and Carramar. Short drives keep roofing affordable on smaller jobs and most of ours are smaller jobs.

We will also tell you when work is not needed. A roof that looks tired from the street is often sound underneath and a clean plus fresh pointing can buy years. Selling somebody a replacement they do not need is a short career.

Roofing services we do most in Tapping

Gutter Replacement. Re-hanging, resealing or replacing, including the fascia behind it when that is the real fault.

Roof Valley Repairs. The metal trough between two roof planes. It carries the most water and hides the most rust.

Roof Replacement. For roofs where the structure has gone rather than the surface.

Roof Repairs. Targeted work on a specific fault rather than a whole roof.

Roof Restoration. Clean, repair, re-bed the capping, then seal and coat. Suits a sound roof that has lost its surface.

Roof Painting. A membrane over a prepared surface. Preparation is most of the job.

Questions we get asked in Tapping

Do I need scaffolding? Sometimes. Steep pitch, two storeys or difficult ground make it a safety requirement, and we would rather price it properly than cut corners at height.

How do I know the pointing has failed? Look in your gutter. Mortar crumbs and grit sitting in there are the giveaway, along with hairline cracking along the ridge line.

Can you match my tiles? Usually. Salvage yards carry decades of discontinued Perth profiles, so a handful of broken tiles almost never forces a re-roof.

Who actually turns up? Our own crew. We do not subcontract the work out to whoever is available that week.

What goes on your roof

Materials matter more than most quotes admit. We match discontinued tile profiles through salvage stock at Roof Top Industries rather than putting a modern profile across an older elevation, and current ranges come from Bristile Roofing, Perth founded in 1929, or Monier. Coatings are the Dulux AcraTex roof restoration system, applied under accreditation so the manufacturer warranty stands.
