If your Tapping roof has dark streaking, patches on the shaded side or growth in the ridge joints, it is holding water it should be shedding. Treat, wait, clean at the right pressure. Rushing that sequence is why some roofs look worse two years later.
Roof Cleaning in Tapping: the short version
What is growing determines what removes it. Algae, moss and lichen are three different problems and only one of them is superficial. Background on our service page.
Why Tapping roofs behave the way they do
Tapping packs roughly nine and a half thousand people into 1.2 square kilometres, strikingly dense for an outer suburb and that density is delivered the usual way: through small lots. Not always. The consequences are consistent and worth knowing before an inspection. Houses sit close to their boundaries and to each other, so side setbacks are narrow. Restricts access both for inspecting and for carrying out any future work and can turn a straightforward repair into an awkward one. Drainage is confined to tight spaces between buildings and where dwellings are close-coupled or attached, boundary and party-wall questions arise that would never come up on a quarter-acre block. On small lots with extensive hard surfaces, roof and stormwater detailing matters more than usual, simply because there is less room for water to go. Falls around the building, gutter and downpipe capacity and whether soakwells are adequate for the paved area are all worth examining rather than assuming. The suburb was developed from the early 1990s, originally as part of the neighbouring Carramar estate before being named in its own right in 1997, after an early settler family whose daughters, Molly. Dolly Tapping, were Wanneroo's postmistresses for many years. The oldest housing is therefore around thirty years old and into first-cycle replacements: hot water systems, roof fixings and gutters and shower waterproofing. Because the earliest streets share the original Carramar estate specification, knowing which phase a house belongs to is genuinely informative before you start. What that means for roof cleaning in Tapping
Growth is generally lighter close to the water than in damp inland pockets, because exposure and wind dry the surface faster. What accumulates instead is salt and it needs a different answer.
What accumulates here is wind blown dust and grit rather than biology, which washes off far more easily than anything rooted.
Newer roofs collect less growth because the surface is sealed and sheds water properly. Where it appears early, shade and debris are usually the reason rather than the tile.
Tapping roofs: symptom and fix
| What you are seeing | What it usually means | What it needs |
|---|---|---|
| Roof clean but gutters full of grit | Surface breaking down | Assess whether coating is due |
| Dark vertical streaks | Algae, spreading with each rainfall | Treat and wash |
| Green cushions in the ridge joints | Moss holding water against mortar | Treat, clean, then re-point |
| Flat grey or sage crusty patches | Lichen bonded into the tile | Treat and wait, never blast |
Guide only. Every roof differs, which is why we look before quoting.

Roof Restoration in Tapping
Learn moreA roof restoration renews a tired but sound Tapping roof for a fraction of replacement: we treat the moss and lichen, high-pressure clean, replace broken tiles, re-bed and re-point the ridge caps in a flexible compound, then seal and coat with a Dulux AcraTex membrane as accredited applicators.
It’s the right call when the tiles have decades left but the surface and pointing are gone — the same judgement we bring to nearby Wangara. We’ll tell you honestly whether a restoration suits your roof or whether repairs or a re-roof make more sense, and the finished job carries both a manufacturer coating warranty and our 10-year workmanship warranty. Most Tapping homes take two to three days depending on the repairs needed before coating. As accredited applicators we prepare to the manufacturer’s specification, so the membrane actually holds — a coating only lasts if the surface beneath it was treated, cleaned and repaired properly first, which is exactly where a cheap spray-over fails within a couple of summers.

02Roof Repairs in Tapping

Roof Repairs in Tapping
Learn moreMost Tapping roof problems come down to a handful of failures: cracked or slipped tiles, perished ridge pointing, rusted valley irons and tired flashings. We trace the leak to its actual source — which is rarely under the ceiling stain — and fix the cause, whether that’s replacing matching tiles, re-bedding and re-pointing the ridge in a flexible compound, or renewing a corroded valley.
We’ll always tell you honestly when a roof is genuinely repairable versus when the repairs are mounting up and a restoration would serve you better, as it often does through nearby Melaleuca. Prompt repair matters: a single cracked tile left through a wet winter becomes soaked insulation, stained ceilings and, eventually, damaged roof timber. Every repair is backed by our workmanship warranty, and because we photograph what we find and talk you through it, you’ll understand exactly what was wrong and what we did about it rather than being handed a bill and a shrug.

03Roof Replacement in Tapping

Roof Replacement in Tapping
Learn moreWhen a Tapping roof reaches the end of its life — porous tiles, rusted-through valleys, or a roof that’s been patched one too many times — a full re-roof is often the honest answer. We strip the old covering, check and repair the timber and battens underneath, and install a new tile or Colorbond roof with fresh sarking, valleys and flashings throughout.
A tile-to-Colorbond conversion is popular here for its lighter weight, clean lines and colour range, and because the lighter roof changes the wind uplift we reassess the tie-down as part of every conversion. We’ll also be straight about whether you’ve genuinely reached replacement or whether a restoration, as we do through nearby Gnangara, would renew the roof for a fraction of the cost. Every re-roof is engineered and tied down to Australian Standards and backed by our 10-year workmanship warranty, and we handle the guttering, flashings and tie-down as one job so nothing is left for you to chase afterwards.

04Roof Inspection in Tapping
Learn more
Roof Inspection in Tapping
Learn moreA roof inspection is the cheapest way to know exactly what your Tapping roof needs before you commit to anything — or before you buy. We get onto the roof and into the roof space, physically checking the tiles, pointing, valleys, flashings, gutters and the structural timber, then hand back a clear written report with photographs.
On older homes we test the timber for rot, termite damage and delignification; on newer ones we look for the builder-grade detailing faults that leak early. It’s the same thorough check we run through nearby Pearsall, and it’s what tells you whether a roof needs a minor repair, a restoration or something structural. If you’re buying a home, an inspection of the one part most people skip — the roof space — is money very well spent, and the written report gives you something concrete to put in front of an agent, a buyer or your insurer rather than a verbal all-clear.

05Roof Carpentry in Tapping
Learn more
Roof Carpentry in Tapping
Learn moreRoof carpentry is the structural timber under your tiles — the rafters, battens and trusses that hold everything up. On Tapping homes we repair and rebuild that framing to standard: sistering weakened members, replacing rotted or termite-damaged timber, and reinstating trusses that have been cut for a skylight, duct or downlight.
We also test for delignification, the chemical breakdown that leaves roof timber looking sound but unable to hold a fixing — the same treatment we carry out through nearby Ashby where the timber is worth saving rather than replacing. As registered builders we can certify structural carpentry, which a general handyman can’t, and we assess the whole load path while we’re in the roof space so a repair addresses the cause, not just the symptom. Where a member is load-bearing we prop it safely with acrow props and work to a structural engineer’s design before anything is cut — it’s the natural companion to our tie-down and structural-defect work.

06Storm Damage Repair in Tapping

Storm Damage Repair in Tapping
Learn moreWhen a storm hits a Tapping roof — lifting ridge caps, cracking tiles or dropping a limb through it — our first job is always to make the roof safe: tarp the opening, stop the water, and take the immediate danger out of it. Only then do we scope the permanent repair and deal with your insurer.
We document the damage thoroughly, separating genuine storm damage from pre-existing wear so the claim is properly supported, and we check the framing around any impact because a limb strike shock-loads more than the visible hole. It’s the same rapid response we bring to nearby Wangara. Getting there quickly limits the internal damage — an hour of water ingress can mean ceilings and insulation you’ll otherwise be replacing later. We liaise with your insurer directly and hand back a documented, photographed scope, so the claim is straightforward and the repair holds up in the next blow rather than becoming the next emergency.

Local conditions in Tapping
Tapping fits roughly 9,500 people into 1.2 square kilometres, remarkably dense for an outer suburb and that density is delivered through SMALL LOTS. The practical consequences are consistent: houses close to boundaries and to each other, narrow side setbacks that restrict access for inspection. Future work, drainage confined to tight spaces between buildings and boundary or party-wall questions where dwellings are close-coupled or attached.
Developed from the early 1990s, so the oldest housing is now around thirty years old and into first-cycle replacements: hot water systems, roof fixings and gutters and shower waterproofing. On small lots, roof and stormwater detailing matters more than usual because there is little room for water to go.
Tapping began as part of the Carramar estate before becoming its own suburb, so the earliest streets share that estate's specification, knowing which phase a house belongs to is informative.
We cover the whole of the City of Wanneroo. Around Tapping that takes in Wanneroo, Yanchep, Joondalup and Carramar. Short drives keep roof cleaning affordable on smaller jobs and most of ours are smaller jobs.
Materials and specification
Cleaning is preparation as much as it is a service. If the roof is heading for a coating, the same clean feeds straight into sealing and applying the Dulux AcraTex system under accreditation. Doing them together costs less than doing them separately.
A little about Tapping
Served by bus routes connecting to the Yanchep line via Whitfords or Joondalup stations; Pinjar Road runs nearby Named in honour of an early settler family, William Tapping arrived in 1886 and Molly AND Dolly Tapping were Long-Time Postmistresses in Wanneroo; the name was approved in 1997 None of that decides what your roof needs. It does tell us what to expect before we get the ladder out in Tapping.
Recent work

What the work involves
- Identify what is actually growing. Algae streaks with the slope and is largely cosmetic. Moss holds water and roots in mortar joints. Lichen bonds chemically to the tile and resists physical removal entirely. They need different handling
- Treat, then wait. A biocide kills the organism including whatever is bonded into the surface. That takes days, not minutes and it is the stage that separates a lasting clean from a cosmetic one
- Clean at a pressure matched to the tile. Aged concrete that has been damp for decades has a softened surface. Excessive pressure removes material rather than dirt and drives water up under the laps into the roof space
Common questions about roof cleaning in Tapping
What about the neighbour's roof?
Spores travel, so a heavily colonised roof next door contributes to yours continuously. You cannot control that, which is why your own conditions matter more.
How often should a roof be cleaned?
It depends on aspect, canopy and whether the surface is sealed. An open aspect coated roof may go many years. Aged unsealed tile under heavy trees on a shaded side needs it far sooner.
Will cleaning damage my tiles?
Done at appropriate pressure with proper treatment, no. Done aggressively on aged concrete, yes and the damage is permanent. It strips the surface and leaves the roof more hospitable to growth than before.
Why does growth come back so quickly?
Usually because it was blasted rather than killed. Lichen in particular regrows from what remains bonded to the tile and a roughened surface gives spores more to hold onto.
Do you work throughout Tapping?
Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.
Checking the quote before you sign
Ask what was actually inspected. A quote produced from the footpath, a photograph or satellite imagery is a guess, because mortar condition, valley corrosion and batten integrity determine most of the work and none can be assessed remotely. On a Tapping roof that difference regularly amounts to thousands.
