Why the Vines roofs behave the way they do
The Vines is a golf-course estate, established in 1996 on the north-eastern edge of the Swan Valley and course frontage is the feature that most distinguishes a property here. Blocks facing the fairways carry a few specific considerations: an irrigation-raised water table along the course margins, stray-ball damage to glazing. Roofing and the plain fact that the open outlook a buyer is paying for depends on the course continuing to operate. Establishing whether a block fronts the course and how it drains, is worth doing. On the buildings, the suburb's 1996 start means the oldest housing is now twenty-five to thirty years old, past new-build. Same story. Into the window where first-cycle items arrive: hot water systems, roof fixings and gutters and shower waterproofing. The Vines still feels new, but its earliest homes are not. This is also a market of larger houses, frequently two-storey and often with pools. What the work involves
- Remove the old detail rather than covering it. Failed flashings come out so the timber and masonry behind can be seen. Roof cement over a failing junction hides the deterioration while it continues
- Fabricate and lap it correctly. Metal shaped to the actual junction rather than forced into shape, lapped so water runs over each joint instead of into it, mechanically fixed with sealant as a secondary defence rather than the primary one
- Match the metal to what it touches. Grade suited to the exposure and never dissimilar metals in contact where moisture will sit between them
Common questions about roof plumbing in the Vines
Why does my chimney leak when the roof is fine?
A chimney is a masonry column punched through a waterproof surface and water runs downhill into its uphill face. That side needs a back gutter or saddle to divert water around it. Many older Perth homes never had one, or it has corroded away.
Can flashings be repaired or do they need replacing?
Occasionally repaired where the metal is sound and only the termination has failed. More often replacement is honest, because half the cost is access and doing it twice wastes both.
Why did my leak start after solar was installed?
Mounting feet penetrate the roof covering and they are installed by electricians rather than roofers. Good installers detail them properly. Not every installer is good and it is the most common new-leak cause we attend.
What is a box gutter?
A rectangular channel set within the roof structure rather than hung on its edge, usually behind a parapet or between two roof planes. It fails inward, which is why a blockage puts water into the ceiling rather than over the side of the building.

What to ask whoever quotes you
Three questions separate a genuine assessment from a sales visit and they apply to us as much as to anyone else. Which specific component has failed, rather than a general statement about age. Whether somebody entered the roof space, because batten condition cannot be judged from outside. And whether photographs exist. Clear answers to all three usually mean somebody looked properly.
