Why the Vines roofs behave the way they do

The Vines is a golf-course estate, established in 1996 on the north-eastern edge of the Swan Valley and course frontage is the feature that most distinguishes a property here. Blocks facing the fairways carry a few specific considerations: an irrigation-raised water table along the course margins, stray-ball damage to glazing. Roofing and the plain fact that the open outlook a buyer is paying for depends on the course continuing to operate. Establishing whether a block fronts the course and how it drains, is worth doing. On the buildings, the suburb's 1996 start means the oldest housing is now twenty-five to thirty years old, past new-build. Same story. What we look at first in the Vines

Every the Vines roof gets the same opening assessment regardless of what you rang about. Ridge and hip capping for cracked bedding and perished pointing.
