There is a nice irony in Trigg: it is named after Henry Trigg, a master builder who recognised the value of the limestone ridge here and set up the original lime-burning business on it. The suburb is, quite literally, built on and out of the material he quarried and that limestone is the key to inspecting it. The ground is two dune systems stacked on each other. On top is young white Quindalup sand, only a few thousand years old and still mobile. Underneath is the 100,000-year-old Spearwood system, limestone and yellow sand, which surfaces in places. For footings that means genuinely variable support: one part of a block can be founded on solid limestone shelf. Every time. Another on loose sand and that difference is what drives differential footing movement over the decades. It is also parabolic dune country, so sites here have real slope, a cliffed foredune and sand that moves, retaining walls, down-slope drainage and site stability all come into play. The housing spans the full range. Trigg developed late, from the late 1940s, when the old Sandringham Estate blocks were resurveyed. The original stock is post-war holiday shacks and workers' cottages, now sitting alongside large modern coastal rebuilds and Mediterranean-style homes along the front. As everywhere on this coast, which era you are buying determines the whole inspection: a 1950s shack and a 2019 concrete-and-glass rebuild share nothing but the sea air. And that sea air is relentless. Trigg sits on an exposed, cliffed foredune with no protecting dune in front of it, among the most weather-beaten frontages on the coast.
