Roofing in Wanneroo
We have worked on enough Wanneroo roofs to know what we will find before the ladder goes up.
Wanneroo is old farmland turned suburb and it wears both histories at once. Europeans settled here from 1838 , the township dates to the 1880s and for most of its life this was market gardens, dairy and poultry. Some of which is still here , in rural pockets and on semi-rural lots. That gives Wanneroo one of the widest age ranges of any northern suburb : an 1880s township core, post-war cottages, 1970s-80s subdivision and modern homes, sometimes in the same street. The single most important step in an inspection here is establishing how old the particular house actually is , because nothing about the suburb tells you. The defining physical feature is water. Wanneroo sits on the Swan Coastal Plain and the Wanneroo wetlands run parallel to it, north and south . Near those wetlands the water table is high and seasonal , which drives subfloor damp, slab-edge moisture and drainage that has to shed water through a wet winter. On former market-garden land there is also the question of made ground and old irrigation and occasionally the residues of a horticultural past, worth being alert to on the older cultivated blocks. The rural and wetland margins bring one more thing into focus: termite pressure . Bush and permanent water are a natural reservoir for subterranean termites, so across much of Wanneroo the timber pest inspection is not an optional extra. That is the pattern. Being well inland, though, the coastal salt problems. Chemical Delignification Perth among them, are a low priority : here the water comes from the ground, not the sea.
The ocean air reaches further inland than most people assume. It settles on every sloping surface and because a roof stays damp longer than a wall does, salt gets a much better grip up there. Fixings usually go first.
Being near the water changes the drying pattern more than the rainfall. Roofs here hold overnight moisture, the shaded pitches barely dry at all in winter and organic growth roots into aged tile instead of washing off.
A high or seasonal water table changes what happens at ground level after a downpour. Gutter overflow pools against the house instead of soaking away and the damp air above keeps the roof surface wet into the morning.
What that means for a Wanneroo roof
Character housing carries materials that reward care. Steep pitches, decorative ridge work and reworked flashings all mean slower work and a repair that ignores the profile is visible from the footpath for the next thirty years.
One of the widest era ranges in the north. An 1880s township core, post-war cottages, 70s-80s subdivision and modern homes. Nothing dramatic. Plus semi-rural lots. Age must be established per property. Built among the Wanneroo wetlands. HIGH/seasonal water table in pockets, subfloor damp, drainage.
Former/current market-garden land. Made ground, historic irrigation and on old horticultural land, possible soil-residue history. Rural/bush and wetland margins. Elevated termite pressure; timber pest inspection earns its place.
Inland. Salt/delignification a low priority.
On any Wanneroo roof the first thing we do is look properly. That means the ridge line, the valleys, the flashings and, where there is access, the roof space from underneath. Photographs of everything. You get told what is actually there, including the parts that are fine.
The checklist runs top to bottom. Capping first, since failed mortar accounts for most calls. Then valleys, which hide corrosion under the tiles either side. Flashings at walls, chimneys and skylights. Every penetration, including anything a solar installer added later. Guttering, brackets, fascia and downpipe discharge. Tiles that are cracked, slipped or patched with roof cement by somebody in a hurry. Underneath, we want to see battens, sarking and any staining on the rafters that tells us where water has been travelling.
What goes on your roof should suit the site rather than the price list. Pointing gets a flexible compound. Coatings go over prepared and sealed surfaces, never straight onto dirty tile. Metalwork is specified for the exposure, which matters enormously near salt or industry. Tiles are matched from salvage where a profile has been discontinued. As accredited AcraTex applicators we can extend the Dulux product warranty and our own workmanship warranty runs ten years alongside it.
Quotes here are itemised and written. We price what the roof needs after looking at it, because a square metre rate applied blind is a guess dressed up as a number. Where the scope changes mid job, which occasionally happens once tiles come off, we stop and talk to you first. That is the whole policy.
How we approach a Wanneroo job
Perth weather gives a roof two different problems each year. Summer bakes the surface, drives moisture out of mortar and chalks whatever coating remains. Then winter arrives as a run of cold fronts off the Indian Ocean, throwing rain almost horizontally at the western face of the building. Most leaks announce themselves in June rather than January, though the damage that caused them happened months earlier under a very hot sky.
We book coating work for the drier months and fit repairs around the weather. Emergency Roof Repairs Perth get attended when they happen, not when it suits the calendar.
Workmanship is covered for ten years. Product warranties sit separately and come from the manufacturer, which is why accreditation matters. Keep both pieces of paper. They cover different failures and you may need either.
A word on how we operate. Employed tradesmen, not a subcontractor lottery. Surrounds protected, gutters flushed of the mess the job creates, site left clean. It sounds obvious. Plenty of people have stories suggesting otherwise.
We cover the whole of the City of Wanneroo. Short drives keep roofing affordable on smaller jobs and most of ours are smaller jobs.
We will also tell you when work is not needed. A roof that looks tired from the street is often sound underneath and a clean plus fresh pointing can buy years. Selling somebody a replacement they do not need is a short career.

Roof Repairs. Targeted work on a specific fault rather than a whole roof.

Questions we get asked in Wanneroo
Do I need scaffolding? Sometimes. Steep pitch, two storeys or difficult ground make it a safety requirement, and we would rather price it properly than cut corners at height.
How do I know the pointing has failed? Look in your gutter. Mortar crumbs and grit sitting in there are the giveaway, along with hairline cracking along the ridge line.
Can you match my tiles? Usually. Salvage yards carry decades of discontinued Perth profiles, so a handful of broken tiles almost never forces a re-roof.
Who actually turns up? Our own crew. We do not subcontract the work out to whoever is available that week.

What Perth homeowners say
Two hundred and six people have reviewed us on Google. If we have worked on your roof, adding yours genuinely helps the next person deciding who to trust with theirs.
Specification and sourcing
Where sheet metal is involved the grade decides how long the work lasts. BlueScope marine and industrial specification guidance is explicit about severe marine environments, recommending COLORBOND Ultra steel within a few hundred metres of breaking surf. Profiles come from Lysaght roofing and guttering. Standard product near the water is a warranty problem rather than a saving.
