Bedding is the mortar bed the ridge and hip caps sit on; pointing is the flexible compound finished over the top. Over time the bedding cracks and the pointing perishes, the caps loosen and water gets under them. We lift the failed caps, lay a fresh mortar bed and re-point in a flexible compound that moves with the roof. It’s the most common roof repair in Wanneroo, and the core of any restoration. Free inspection, written quote, 10-year workmanship warranty.
Bedding and pointing in Wanneroo: the short version
Ridge and hip caps are held by a mortar bed and sealed with pointing. Both have a life, and when they go the caps rock loose and let water in at the very top of the roof. Re-bedding and re-pointing sets them solid again and seals the ridge line — a targeted fix, not a whole-roof job. We do the same work through nearby Wangara; more on our bedding and pointing service page.
Why Wanneroo roofs behave the way they do
Wanneroo is old farmland turned suburb and it wears both histories at once. Europeans settled here from 1838, the township dates to the 1880s and for most of its life this was market gardens, dairy. Poultry, some of which is still here, in rural pockets and on semi-rural lots. That gives Wanneroo one of the widest age ranges of any northern suburb: an 1880s township core, post-war cottages, 1970s-80s subdivision and modern homes, sometimes in the same street. It shows. The single most important step in an inspection here is establishing how old the particular house actually is, because nothing about the suburb tells you. The defining physical feature is water. Wanneroo sits on the Swan Coastal Plain and the Wanneroo wetlands run parallel to it, north and south. Near those wetlands the water table is high and seasonal, which drives subfloor damp, slab-edge moisture and drainage that has to shed water through a wet winter. On former market-garden land there is also the question of made ground and old irrigation and occasionally the residues of a horticultural past, worth being alert to on the older cultivated blocks. The rural and wetland margins bring one more thing into focus: termite pressure. Bush and permanent water are a natural reservoir for subterranean termites, so across much of Wanneroo the timber pest inspection is not an optional extra. Being well inland, though, the coastal salt problems, delignification among them, are a low priority: here the water comes from the ground, not the sea. What that means for bedding and pointing in Wanneroo
On the newer estates around Wanneroo the surprise is how early the pointing fails — builder-grade rigid pointing can crack within a decade as the roof moves and the mortar shrinks. It’s one of the first things a pre-purchase inspection turns up on a ten-year-old home.
Re-pointing in a proper flexible compound fixes it for good, because it flexes with the roof rather than cracking the first hot summer.
It’s the same ridge work we carry out through Melaleuca and Gnangara, and knowing the early warning signs saves you a stained ceiling.

Roof Restoration in Wanneroo
Learn morePlenty of Wanneroo's estate homes are hitting the age where the factory colour has chalked and the pointing's given up, usually past the fifteen-year mark. A restoration on one of these is straightforward and pays off: the tiles are generally sound, so it's treat the growth, clean, re-point the ridges and re-coat to bring the colour back and seal the surface. It's a fraction of a re-roof and it makes a tired newer home look its age again.

Roof Repairs in Wanneroo
Learn moreWanneroo mixes an older town centre with a lot of newer estate housing, and the repairs follow suit — cracked tiles and perished pointing on the older homes, and builder-grade pointing failing earlier than people expect on the newer ones. We match the tile so the fix disappears, re-point in a flexible compound that holds instead of cracking out next summer, and sort the real cause of the leak rather than the mark it leaves on the ceiling.

Roof Cleaning in Wanneroo
Learn moreOut on the open Wanneroo plain, roofs weather in the sun and wind and grow moss on their shaded flanks like anywhere else — it just hides until you're up close. We treat the growth so it's gone for good, then bring the tiles back to an even colour at a safe pressure. It's the least expensive way to smarten up a home here, and the right groundwork before any future coating.

Roof Replacement in Wanneroo
Learn moreEven Wanneroo's newer roofs eventually need doing, and when one's genuinely finished we'll talk tile versus Colorbond honestly, since the lighter option changes the look and the loads. We sort the sarking and framing while it's open and detail the flashings and valleys properly. Sitting fairly exposed on the northern plain, these roofs get a good run of wind, so we pay attention to how the new one's tied down as well.

Roof Carpentry in Wanneroo
Learn moreEven a newer Wanneroo roof isn't immune to timber trouble — a leaking valley quietly wetting a batten, or a bit of original framing that was never quite right. When we find soft or damaged timber it's usually tied to a specific leak, so we fix the cause, cut back to sound wood and repair the structure to match. Less common than on the old places, but worth doing properly when it's there.

Roof Inspection in Wanneroo
Learn morePeople assume a newer Wanneroo home is too young to need a roof inspection, and that's exactly how they end up with someone else's deferred repairs. We check the tiles, pointing, valleys and flashings and get into the roof space to look at the sarking and framing — and on newer builds we're often flagging original workmanship shortcuts. You get a clear report with photos so you know whether the roof's sound or quietly overdue.

Materials and specification
The compound matters. Rigid sand-cement pointing looks fine on day one and cracks out as the roof moves — which is why we finish in a flexible pointing compound designed to flex with the tiles and hold for years. The mortar bed underneath is laid to a proper mix, not thrown in.
Re-bedding and re-pointing is also the foundation of a full roof restoration: there’s no point coating a roof over a ridge line that’s about to let go, so we always sort the capping first. It’s worth checking any roofer uses flexible pointing before you hire them.
A little about Wanneroo
On the Swan Coastal Plain; Wanneroo wetlands stretch parallel to the coast, north and south of the suburb Still retains market gardens and rural pockets; Wanneroo Agricultural Show since 1909 European settlement 1838 (first land grants); township established 1880s; named after the Wanneroo wetlands (recorded by John Butler 1834) None of that decides what your roof needs. It does tell us what to expect before we get the ladder out in Wanneroo.
What the work involves
- Lift and assess. We lift the loose or cracked caps, check the tile and batten underneath, and clear the old bed back to a sound surface.
- Fresh mortar bed. The caps are re-bedded on new mortar, set true to the ridge line so they sit solid rather than rocking.
- Flexible re-pointing. We finish with a flexible pointing compound — not rigid mortar — so it moves with the roof and doesn’t crack out again the first hot summer.
- Check the ridge over. While we’re up there we flag anything else the ridge needs, and pair it with a restoration where the whole surface is due, not just the caps.
Common questions about bedding & pointing in Wanneroo
What’s the difference between bedding and pointing?
Bedding is the mortar bed the ridge caps sit on; pointing is the flexible compound finished over the top to seal them. Both wear out — when they do, the caps loosen and water gets under. We renew both.
Why does the pointing keep cracking?
Almost always because rigid sand-cement pointing was used. It can’t move with the roof, so it cracks the first hot summer. We use a flexible pointing compound that flexes instead — it’s the difference between a fix that lasts and one that fails again.
Is re-pointing worth it or should I just re-roof?
If the tiles and structure are sound, re-bedding and re-pointing is a fraction of a re-roof and buys years — read how long a Perth roof should last. If the whole roof is at end of life we’ll say so rather than pointing a roof that needs replacing.
Can you match the mortar colour?
Yes — flexible pointing comes in a range of colours, so we finish the ridge to suit the tile and the house rather than leaving a mismatched grey line down the roof.
Do you re-bed and re-point throughout Wanneroo and nearby?
Yes — across Wanneroo and neighbouring suburbs including Wangara and Melaleuca. Ring 0421 768 842 and tell us your street. If the ridge doesn’t need it we’ll say so rather than quoting anyway.
