If your Wanneroo roof looks tired from the street but the tiles are intact, restoration is almost certainly the answer rather than replacement. It costs a fraction of a re-roof and the preparation stage decides how long it lasts.
Roof Restoration in Wanneroo: the short version
A restoration is maintenance rather than reconstruction. It renews a surface and a ridge line on a roof whose structure is sound. Where the structure is not sound it is the wrong product and we will say so. Detail on our service page.
Why Wanneroo roofs behave the way they do
Wanneroo is old farmland turned suburb and it wears both histories at once. Europeans settled here from 1838, the township dates to the 1880s and for most of its life this was market gardens, dairy. Poultry, some of which is still here, in rural pockets and on semi-rural lots. That gives Wanneroo one of the widest age ranges of any northern suburb: an 1880s township core, post-war cottages, 1970s-80s subdivision and modern homes, sometimes in the same street. It shows. The single most important step in an inspection here is establishing how old the particular house actually is, because nothing about the suburb tells you. The defining physical feature is water. Wanneroo sits on the Swan Coastal Plain and the Wanneroo wetlands run parallel to it, north and south. Near those wetlands the water table is high and seasonal, which drives subfloor damp, slab-edge moisture and drainage that has to shed water through a wet winter. On former market-garden land there is also the question of made ground and old irrigation and occasionally the residues of a horticultural past, worth being alert to on the older cultivated blocks. The rural and wetland margins bring one more thing into focus: termite pressure. Bush and permanent water are a natural reservoir for subterranean termites, so across much of Wanneroo the timber pest inspection is not an optional extra. Being well inland, though, the coastal salt problems, delignification among them, are a low priority: here the water comes from the ground, not the sea. What that means for roof restoration in Wanneroo
Exposed positions also weather the finish unevenly, so the seaward elevation frequently needs more preparation than the sheltered side. We price that honestly rather than averaging it.
Overflow has nowhere to drain on saturated ground, so gutter and valley work usually belongs in the same visit as the surface work.
Steep pitches, decorative capping and discontinued profiles all mean slower work and salvage matching. Getting the ridge line right matters as much as the colour.
Near the water the preparation stage decides everything. Salt draws moisture, keeps surfaces damp and prevents adhesion, so washing and drying properly is not an optional step. It is the step. Coating a coastal roof without it produces a finish that looks excellent for two summers.
Wanneroo roofs: symptom and fix
| What you are seeing | What it usually means | What it needs |
|---|---|---|
| Dark growth on one side only | Shaded plane holding moisture | Treat, clean, then coat |
| Previous coating peeling | Applied over contamination or damp | Strip, re-prepare, re-coat |
| Broken tiles scattered about | Foot traffic or impact damage | Match and replace before coating |
| Chalky uneven colour | Factory surface lost to ultraviolet | Clean, repair, re-point, coat |
Guide only. Every roof differs, which is why we look before quoting.

Roof Repairs in Wanneroo
Learn moreWanneroo mixes an older town centre with a lot of newer estate housing, and the repairs follow suit — cracked tiles and perished pointing on the older homes, and builder-grade pointing failing earlier than people expect on the newer ones. We match the tile so the fix disappears, re-point in a flexible compound that holds instead of cracking out next summer, and sort the real cause of the leak rather than the mark it leaves on the ceiling.

Roof Cleaning in Wanneroo
Learn moreOut on the open Wanneroo plain, roofs weather in the sun and wind and grow moss on their shaded flanks like anywhere else — it just hides until you're up close. We treat the growth so it's gone for good, then bring the tiles back to an even colour at a safe pressure. It's the least expensive way to smarten up a home here, and the right groundwork before any future coating.

Roof Replacement in Wanneroo
Learn moreEven Wanneroo's newer roofs eventually need doing, and when one's genuinely finished we'll talk tile versus Colorbond honestly, since the lighter option changes the look and the loads. We sort the sarking and framing while it's open and detail the flashings and valleys properly. Sitting fairly exposed on the northern plain, these roofs get a good run of wind, so we pay attention to how the new one's tied down as well.

Roof Inspection in Wanneroo
Learn morePeople assume a newer Wanneroo home is too young to need a roof inspection, and that's exactly how they end up with someone else's deferred repairs. We check the tiles, pointing, valleys and flashings and get into the roof space to look at the sarking and framing — and on newer builds we're often flagging original workmanship shortcuts. You get a clear report with photos so you know whether the roof's sound or quietly overdue.

Roof Carpentry in Wanneroo
Learn moreEven a newer Wanneroo roof isn't immune to timber trouble — a leaking valley quietly wetting a batten, or a bit of original framing that was never quite right. When we find soft or damaged timber it's usually tied to a specific leak, so we fix the cause, cut back to sound wood and repair the structure to match. Less common than on the old places, but worth doing properly when it's there.

Storm Damage Repair in Wanneroo
Learn moreOut on the exposed northern plain, Wanneroo catches a storm's full force, and a good blow finds the weak points — a poorly fixed ridge, a flashing that was never right, tiles lifted where the wind gets under. We get out to make it safe and watertight first, stop the water reaching your ceilings, then assess the real extent. On a newer roof a storm often exposes an original workmanship issue, and we'll tell you straight if that's what it is.

Rural/bush and wetland margins, elevated termite pressure; timber pest inspection earns its place.
Inland, salt/delignification a low priority.
We cover the whole of the City of Wanneroo. Short drives keep roof restoration affordable on smaller jobs and most of ours are smaller jobs.
Materials and specification
Product choice is worth asking about directly. We point in a flexible compound rather than sand and cement, because rigid mortar on a roof that expands every day is what failed the first time. Coatings are Dulux AcraTex over a sealed substrate and tiles are matched through Bristile, Monier or reclaimed stock at Roof Top Industries.

Recent work

What the work involves
- Repair and re-point before any coating. Broken tiles replaced, valleys cleared or renewed, ridge capping re-bedded and pointed in a flexible compound. Doing this after coating means disturbing new work
- Seal, then coat to specification. A primer suited to the substrate, then a high build membrane at the stated film thickness. We apply Dulux AcraTex under accreditation, so the manufacturer warranty stands
Common questions about roof restoration in Wanneroo
Can you match my tiles if some are broken?
Usually. Perth has decades of discontinued concrete profiles circulating through salvage yards, so a handful of broken tiles rarely forces anything larger.
Will the coating peel like the last one did?
Not if the preparation is right. Coatings fail because growth was never killed, salt was never washed off, or the surface was damp when the product went on. The product is rarely the problem.
Is my roof too old?
Age alone decides nothing. What matters is whether the tiles are sound and what the battens are doing underneath and that is established by getting into the roof space.
How long does a restoration take?
Three to five working days on most single storey homes, spread across a week or two because the treatment stage needs time to work before anything else can happen.
Will it fix a leak?
It addresses causes it encounters, particularly failed pointing and valleys. An existing leak should still be traced properly first, since the entry point is rarely where the stain appears.
Do you work throughout Wanneroo?
Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.
How to tell a real assessment from a sales visit
Ask who will actually be on the roof. Whether the crew are employees or subcontractors matters most when a warranty claim arises, since a workmanship warranty from a business that subcontracts everything and supervises nothing is a document rather than a protection.
