Is the first thing an inspection here does, because a 1940s fibro cottage and a 2015 brick-and-concrete rebuild have nothing in common but the postcode. The fibro matters specifically: on the older stock, asbestos is a live consideration for any future renovation. The setting is a genuine bay, onshore cliffs and offshore reefs framing the beach. That means rock close to the surface in places and exposed cliff-edge sites in others, so footings and site works vary block to block and the coastal exposure at the front is severe. And like its neighbour, more than half of Watermans Bay is taken up by the Star Swamp wetland reserve. For houses along the eastern edge near Hope Street, the water table and drainage deserve attention, a seasonal wetland moves ground moisture through the year.
