Timber does the work and the tiles just keep the weather off it. Where Wellard roof framing has been wet for years, attacked by termites or simply built light, it needs a carpenter before it needs a roofer.
Roof Carpentry in Wellard: the short version
Where framing has genuinely failed, repairing the affected members is usually possible without rebuilding the roof. Full detail on our roof carpentry page.
Why Wellard roofs behave the way they do
Wellard is a suburb that barely existed fifteen years ago, its population went from around 3,200 in 2011 to over 14,000 by 2021. What drove that is its defining feature: Wellard is built around Perth's first transit-oriented development on the Mandurah rail line, “The Village at Wellard,” a 320-hectare masterplanned community deliberately built at mixed density around the train station. That mix is the key to inspecting it: Wellard runs from standard detached houses through townhouses. Villas to higher-density housing near the station, so an inspection here could be a conventional new-build house or a strata unit, establishing the dwelling type comes first. Because it is overwhelmingly 2003-onward new build, the relevant inspections suit young homes: practical-completion and defect-liability checks, early pre-purchase reports, and, for homes beside the ongoing construction, a dilapidation report. On young slabs, correct site classification and drainage are the structural essentials. Every time. Wellard sits on former Peel Estate rural land (it was once “13-Mile Camp”), so some parcels carry made ground and the coastal-plain setting means low, wetter pockets worth checking for drainage. Being near the coast and industry, salt is a minor consideration and delignification is low-to-moderate. Wellard's report is about building new across a deliberately mixed-density estate, house or strata, the slab and the ground beneath. What that means for roof carpentry in Wellard
On this coast the fixings frequently fail before the timber does. A sound rafter held by a corroded fastener is still a structural problem and replacing the timber without upgrading the fixing repeats it.
Modern battens and fixings are specified to a wind classification, so any replacement has to match it rather than simply look similar.
Where several dwellings share a roof structure, assessing the whole thing at once is both cheaper and more useful than attending one unit at a time.
Exposed positions also take more wind load, so fixing specification for battens and tie downs matters more here than the timber grade does.
Wellard roofs: symptom and fix
| What you are seeing | What it usually means | What it needs |
|---|---|---|
| Hollowed timber with mud present | Termite activity | Licensed pest inspection before any repair |
| Cracking along one ceiling line | Movement in the framing above | Roof space inspection |
| Gutter sagging with sound brackets | Fascia timber failing behind it | Replace fascia, then re-hang |
| Ridge line dipping in the middle | Structural deflection | Assess framing before any roof work |
Guide only. Every roof differs, which is why we look before quoting.

Roof Repairs in Wellard
Learn moreMost Wellard roof problems come down to a handful of failures: cracked or slipped tiles, perished ridge pointing, rusted valley irons and tired flashings. We trace the leak to its actual source — which is rarely under the ceiling stain — and fix the cause, whether that’s replacing matching tiles, re-bedding and re-pointing the ridge in a flexible compound, or renewing a corroded valley.
We’ll always tell you honestly when a roof is genuinely repairable versus when the repairs are mounting up and a restoration would serve you better, as it often does through nearby Leda. Prompt repair matters: a single cracked tile left through a wet winter becomes soaked insulation, stained ceilings and, eventually, damaged roof timber. Every repair is backed by our workmanship warranty, and because we photograph what we find and talk you through it, you’ll understand exactly what was wrong and what we did about it rather than being handed a bill and a shrug.

02Roof Inspection in Wellard

Roof Inspection in Wellard
Learn moreA roof inspection is the cheapest way to know exactly what your Wellard roof needs before you commit to anything — or before you buy. We get onto the roof and into the roof space, physically checking the tiles, pointing, valleys, flashings, gutters and the structural timber, then hand back a clear written report with photographs.
On older homes we test the timber for rot, termite damage and delignification; on newer ones we look for the builder-grade detailing faults that leak early. It’s the same thorough check we run through nearby Orelia, and it’s what tells you whether a roof needs a minor repair, a restoration or something structural. If you’re buying a home, an inspection of the one part most people skip — the roof space — is money very well spent, and the written report gives you something concrete to put in front of an agent, a buyer or your insurer rather than a verbal all-clear.

03Structural Defect Repairs in Wellard

Structural Defect Repairs in Wellard
Learn moreWhen a building or pest inspection flags a roof-framing defect — a sagging rafter, a cut truss, inadequate bracing, rot or termite damage — the REIWA contract needs it rectified before settlement, and in Western Australia that rectification must be certified by a registered builder. Powerdrive holds Builders Registration BC105819, so we can both rectify the fault and certify it for your Wellard sale.
We assess the defect, bring in a structural engineer where a load-bearing member is involved, and put it right — propping, sistering, reinstating cut members and adding the connections the frame needs. It’s the same certified rectification we handle through nearby Casuarina. An unregistered handyman can patch the timber but can’t certify it, which is exactly what stalls a settlement. An engineering assessment typically runs $800 to $2,000 and gives everyone a defined scope, and we hand back a documented record you can pass straight to the buyer — so it’s done once, properly.

04Roof Restoration in Wellard

Roof Restoration in Wellard
Learn moreA roof restoration renews a tired but sound Wellard roof for a fraction of replacement: we treat the moss and lichen, high-pressure clean, replace broken tiles, re-bed and re-point the ridge caps in a flexible compound, then seal and coat with a Dulux AcraTex membrane as accredited applicators.
It’s the right call when the tiles have decades left but the surface and pointing are gone — the same judgement we bring to nearby Kwinana Town Centre. We’ll tell you honestly whether a restoration suits your roof or whether repairs or a re-roof make more sense, and the finished job carries both a manufacturer coating warranty and our 10-year workmanship warranty. Most Wellard homes take two to three days depending on the repairs needed before coating. As accredited applicators we prepare to the manufacturer’s specification, so the membrane actually holds — a coating only lasts if the surface beneath it was treated, cleaned and repaired properly first, which is exactly where a cheap spray-over fails within a couple of summers.

05Roof Replacement in Wellard

Roof Replacement in Wellard
Learn moreWhen a Wellard roof reaches the end of its life — porous tiles, rusted-through valleys, or a roof that’s been patched one too many times — a full re-roof is often the honest answer. We strip the old covering, check and repair the timber and battens underneath, and install a new tile or Colorbond roof with fresh sarking, valleys and flashings throughout.
A tile-to-Colorbond conversion is popular here for its lighter weight, clean lines and colour range, and because the lighter roof changes the wind uplift we reassess the tie-down as part of every conversion. We’ll also be straight about whether you’ve genuinely reached replacement or whether a restoration, as we do through nearby Medina, would renew the roof for a fraction of the cost. Every re-roof is engineered and tied down to Australian Standards and backed by our 10-year workmanship warranty, and we handle the guttering, flashings and tie-down as one job so nothing is left for you to chase afterwards.

06Roof Tie-Downs in Wellard
Learn more
Roof Tie-Downs in Wellard
Learn moreA roof tie-down is the continuous chain of connections that holds the roof down to the walls and the walls to the footings, resisting the wind trying to lift the roof off. On Wellard homes we assess that load path against the site’s wind classification, then reinforce it with framing anchors, triple-grips and proper anchorage wherever it falls short.
The single most important point is the re-roof: converting a tile roof to lightweight Colorbond removes dead weight and raises the net uplift, so the tie-down must be reassessed — exactly as we do through nearby Leda. As registered builders we can certify the structural work, and we work to the wind and framing standards by name rather than guesswork. On exposed or elevated blocks we design to the wind actions in AS/NZS 1170.2 rather than a generic detail, so the roof stays put when the weather turns — it’s the natural companion to structural-defect rectification.

Signs Wellard roof timbers need a carpenter
- Ceilings cracking along a consistent line
- Daylight through the eaves lining or soffit
- A ridge line that has visibly sagged or dipped
- Fascia soft, blistered or pulling away from the gutter
- Battens that feel springy from inside the roof space
Local conditions in Wellard
Perth's first rail transit-oriented development, deliberately mixed density: detached houses AND townhouses/villas AND higher-density near the station. So inspections range from standard new-build houses to Commercial Roofing Perth units; establish the dwelling type.
Overwhelmingly 2003-onward new build, new-build/PCI/defect-liability territory + dilapidation next to ongoing construction; young slabs (site classification/drainage).
Former Peel Estate rural/pastoral land, made ground on some parcels; low/wet pockets on the coastal plain; establish drainage.
Near coast/industry, salt minor; delignification low-moderate.
We cover the whole of the City of Kwinana. Around Wellard that takes in Perth and Mandurah. Short drives keep roof carpentry affordable on smaller jobs and most of ours are smaller jobs.
Materials and specification
Photographs of concealed structural work matter more than almost anything else we produce, because once the covering goes back on nobody will ever see it again. A purchaser or a building inspector will ask.

Recent work

What the work involves
- Rebuild only where it is warranted. Widespread failure, insect damage through the framing or a structure that was under-built to begin with. That is a bigger conversation and occasionally an engineering one
- Inspect from inside, not from the ladder. Rafters, battens, purlins, nail plates and the timber around every penetration. Physical testing rather than visual assessment, because degraded timber frequently looks perfectly normal
- Find the water before replacing the wood. Timber does not fail on its own. Something has been wetting it and replacing the member without stopping the water means doing it again in a few years
Common questions about roof carpentry in Wellard
How do I know if it is structural?
Somebody has to look. Sagging along a ridge, a fascia that will not hold a gutter and battens that spin a screw are all visible indicators, but the extent is only established from inside the roof space.
Can damaged rafters be repaired rather than replaced?
Frequently, by sistering a new member alongside the damaged one. That is far less disruptive than rebuilding and it is structurally sound when done properly.
Do I need an engineer?
For localised repair, no. Where a roof has deflected significantly, where load paths have been altered by a previous renovation, or where framing was under-built, an engineer's involvement is the right call and we will say so.
Is fascia replacement a carpentry job?
Yes and it is the most common one we do. Fascia sits directly under a gutter and takes every overflow, so it fails long before anything else in the roof structure.
What about termites?
That is a licensed pest management matter and not a roofing one. Where we find evidence we will tell you plainly and recommend an inspection before any timber work proceeds.
Do you work throughout Wellard?
Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.
Checking the quote before you sign
Ask what happens if the scope changes. On older Wellard roofs things become visible once work starts and that is normal. What is not normal is discovering the variation on the invoice. It should be photographed, priced and discussed before anybody acts on it.
