Roofing in Wilson

Roofs in Wilson have a particular way of going wrong and it pays to know it before you spend anything.

Wilson has an unusually concentrated building history : after being farmland until the war, it was largely built in one burst. 600 houses between 1959 and 1964 , a great many of them State Housing Commission homes. That means much of Wilson is near-identical late-1950s and early-60s stock : modest, single-storey, built to the Homeswest patterns of the day, with original services now around sixty years old and asbestos-era materials likely throughout. When a suburb goes up in one short window like this, the same age-related items tend to come due across whole streets at once, roofs, wiring, hot water. Which is worth bearing in mind. Wilson sits on the Canning River and it has a distinctive piece of river infrastructure: the Kent Street Weir , in place since 1927 to hold back summer salt-water intrusion up the river. It was only partly successful, but it shaped the suburb's relationship to the water. Nothing dramatic. For an inspection, the low river-flat blocks carry the usual concerns, a water table, a flood context and subfloor damp. Regardless of the weir. Wilson is also popular with Curtin University students , so there is a real rental share , with the deferred maintenance. Informal sharehouse conversions that come with it, worth checking any such changes were done properly. Being a river suburb rather than a coastal one, salt-driven delignification is a low priority ; Wilson's report is about a concentrated batch of ageing 1959-64 homes on river-flat ground.

Salt does the damage here long before age does. It gets drawn into anything porous and it sits in the laps and creases where water lingers, so fixings, valley irons and gutter seams give out while the tiles above them still look perfectly serviceable. Owners are often surprised by that order of failure.

Being near the water changes the drying pattern more than the rainfall. Roofs here hold overnight moisture, the shaded pitches barely dry at all in winter and organic growth roots into aged tile instead of washing off.

Low ground holds moisture and the air above it stays damp. Roofs in these pockets dry slowly, mortar stays wet longer than it should and overflow has nowhere useful to go because the soil is already saturated.

What that means for a Wilson roof

This vintage of housing runs to concrete tile bedded in rigid sand and cement. That mortar has a working life of roughly two to three decades. Most roofs of this age are well past it, which is why ridge caps loosen and mortar crumbs turn up in the gutter.

A concentrated 1959-64 building batch, much of it State Housing Commission. So a lot of near-identical late-50s/early-60s modest homes: original services now ~60 years old, ex-Homeswest patterns, asbestos-era materials likely. Canning River + Kent Street Weir. River-flat blocks: water table, flood context; the weir holds fresher water upstream but the low ground is still wet ground.

Curtin student rental share. Deferred maintenance, informal sharehouse conversions to check. River, not coast. Salt/delignification low priority.

On any Wilson roof the first thing we do is look properly. That means the ridge line, the valleys, the flashings and, where there is access, the roof space from underneath. Photographs of everything. You get told what is actually there, including the parts that are fine.

A proper look covers more than the obvious. We check ridge and hip capping for cracked bedding and perished pointing. Valleys get cleared enough to see the crease, because that is where rust starts. Flashings at every abutment, chimney, parapet and skylight. Penetrations for vents, whirlybirds, flues, aerials and solar mounts. Gutters for fall, sag, corrosion at the back edge and the condition of the fascia carrying them. Downpipes and where they discharge. Broken, slipped or previously cemented tiles. Sarking, if any was ever installed. Battens and rafters from the roof space where the manhole allows it.

Specification is not window dressing. Flexible pointing compound outlasts sand and cement because it moves with the roof instead of splitting under it. Coatings need a sealed, prepared substrate or they peel. Sheet metal and fixings should suit the exposure of the site, since coastal and industrial air chew through standard product. We use Dulux AcraTex as accredited applicators, which is what makes the manufacturer warranty available on your roof and we match tiles from current or salvage stock rather than putting a modern profile across an older elevation.

On price, we quote the work rather than a rate per square metre. A roof with sound tiles and dead pointing is a different job to one with failing battens and pretending otherwise helps nobody. You get an itemised written figure after the inspection, not a number over the phone. If something unexpected turns up once we are underway, you hear about it before we do anything about it. Nobody enjoys surprises on an invoice.

How we approach a Wilson job

The seasonal cycle here is brutal in both directions. Months of ultraviolet punishment, then a winter of wind-driven rain arriving sideways. Roofs rarely fail during the dry stretch. They fail in the first serious front afterwards, because summer opened up the gap that the rain then found.

Timing is worth planning. Coatings need a dry surface and a dry stretch afterwards, so the practical window runs from spring through to autumn. Repairs happen year round. Storm work happens whenever it has to.

Workmanship is covered for ten years. Product warranties sit separately and come from the manufacturer, which is why accreditation matters. Keep both pieces of paper. They cover different failures and you may need either.

Worth mentioning. The same crew quotes and completes the work, which removes the usual gap between what was promised and what arrives. We protect surrounds before starting, sweep up afterwards and take the debris with us.

We cover the whole of the City of Canning. That takes in Queens Park and the streets around Wilson. Short drives keep roofing affordable on smaller jobs and most of ours are smaller jobs.

Sometimes the honest answer costs us the job. If the tiles are sound and only the ridge has failed, that is what we will quote, even when a bigger number was on the table.

Questions we get asked in Wilson

How long will it take? A straightforward repair is often half a day. Re-bedding and pointing a whole roof usually runs two days. A full restoration with cleaning, repairs and coating typically takes three to five working days, weather permitting.

Do you charge for the quote? No. Inspection, photographs and a written price cost nothing.

Is my roof insured for this? Depends entirely on cause. Insurance Roof Repairs Perth cover sudden events such as storms or impact. Gradual deterioration is excluded, whatever the salesman told you.

Can you deal with asbestos? Older roofs sometimes contain it. We identify it before disturbing anything and handle it lawfully rather than pretending it is not there.

Materials, warranties and matching

Where sheet metal is involved the grade decides how long the work lasts. BlueScope marine and industrial specification guidance is explicit about severe marine environments, recommending COLORBOND Ultra steel within a few hundred metres of breaking surf. Profiles come from Lysaght roofing and guttering. Standard product near the water is a warranty problem rather than a saving.
