Timber does the work and the tiles just keep the weather off it. Where Woodlands roof framing has been wet for years, attacked by termites or simply built light, it needs a carpenter before it needs a roofer.
Roof Carpentry in Woodlands: the short version
You cannot assess roof framing from outside. It needs somebody in the roof space with a torch, testing timber rather than looking at it. Background on our service page.
Why Woodlands roofs behave the way they do
Woodlands is one of Perth's original northern suburbs and it began, like several around here, as dairy land, developed from the 1960s on generous blocks of about a fifth of an acre. There is a nice specific detail in its history: a builder named Jim Graham put up many of the original 1960s homes, which sold at the time for three to four thousand pounds. That gives Woodlands fairly consistent 1960s stock, concrete-tile roofs, brick-and-tile construction and original services now around sixty years old and well past their first life. That consistency actually helps an inspection: you have a good idea what era of fabric you are dealing with before you walk in. Nothing dramatic. The suburb sits near Jackadder Lake, so blocks toward the lake carry a seasonal water table and drainage to keep an eye on. And those large fifth-acre lots are now drawing subdivision and infill, so an original 1960s home may sit next to a brand-new build, two different inspections on what was once one big block. Being inland, near the lakes rather than the coast, salt-driven problems, delignification among them, are a low priority in Woodlands. The story here is consistent 1960s construction reaching old age, the lake-edge water table and the gradual subdivision of its big blocks. What that means for roof carpentry in Woodlands
Salt laden moisture works on roof timber over decades and the battens are usually where it shows first because they are thin sections carrying concentrated load at every fixing.
Condensation as well as leaks contributes to timber moisture in these pockets and only one of those involves the roof covering.
Where battens are being replaced across a roof of this age, that is the moment to add sarking that was never installed and correct the gauge for whatever goes back on.
Woodlands roofs: symptom and fix
| What you are seeing | What it usually means | What it needs |
|---|---|---|
| Hollowed timber with mud present | Termite activity | Licensed pest inspection before any repair |
| Cracking along one ceiling line | Movement in the framing above | Roof space inspection |
| Gutter sagging with sound brackets | Fascia timber failing behind it | Replace fascia, then re-hang |
| Ridge line dipping in the middle | Structural deflection | Assess framing before any roof work |
Guide only. Every roof differs, which is why we look before quoting.

Roof Repairs in Woodlands
Learn moreWoodlands is a 1960s garden suburb almost through and through, its homes under terracotta or the early concrete tile of the era. Sixty years on, that means cracked and slipped tiles, perished pointing, and the odd tired flashing. We match the 60s tile profile so the repair blends away, re-point in a flexible compound that won't crack straight back out, and trace the leak to where the water really gets in rather than the ceiling stain.

Roof Inspection in Woodlands
Learn moreA 1960s Woodlands home comes with a sixty-year-old tile roof that's usually had a few repairs, so a look before you buy pays. We check the terracotta or early concrete tile, the pointing, valleys and flashings, and get into the roof space for the sarking and framing, then hand you a photographed report — so you know whether a garden-suburb home's roof is genuinely sound or nearing the end of its run.

Structural Defect Repairs in Woodlands
Learn moreA 1960s Woodlands roof structure has carried tile weight for sixty years, and that can tell — a crept rafter, a settled ridge, framing tired where a leak lingered. When an inspection flags a genuine fault, we work out what's actually moving, engage an engineer where the fix warrants, and certify the rectification as registered builders, so a garden-suburb home's sale isn't held up by the report.

Roof Restoration in Woodlands
Learn moreWoodlands' 1960s terracotta and early-concrete-tile roofs are squarely at restoration age — the tiles are sound, but the colour's long faded and the pointing's crumbled. We treat the growth, re-bed and re-point the ridges, replace any broken tiles with a matching profile, and re-coat to seal and refresh. On a sought-after 60s garden-suburb home it takes years off the look for a fraction of a re-roof.

Roof Replacement in Woodlands
Learn moreWhen a 1960s Woodlands roof is finally spent — sixty-year-old tiles do get there — we re-roof it properly, sorting the era's framing and sarking, detailing the flashings and valleys, and weighing a matched tile re-lay against lighter Colorbond, which shifts the loads. On a well-regarded garden-suburb home the aim is a roof that suits the streetscape and comfortably outlasts the one it replaced.

Roof Tie-Downs in Woodlands
Learn moreWoodlands' 1960s homes were held down to the standards of their day, well short of current wind code. When one's re-roofed — particularly swapping heavy 60s tile for lighter Colorbond — the tie-downs need reworking, because dropping the tile weight raises the uplift. We follow the load path from sheet to wall and bring the restraint up to standard as part of the job.

Signs Woodlands roof timbers need a carpenter
- Ceilings cracking along a consistent line
- Daylight through the eaves lining or soffit
- A ridge line that has visibly sagged or dipped
- Fascia soft, blistered or pulling away from the gutter
- Battens that feel springy from inside the roof space
Local conditions in Woodlands
Original 1960s stock, much of it by ONE builder (Jim Graham) on uniform ~1/5-acre blocks. Consistent 60-year-old fabric, concrete-tile roofs, original services now well past first life; consistency helps set expectations.
Near Jackadder Lake, seasonal water table/drainage for blocks toward the lake.
Generous 1/5-acre lots now drawing subdivision/infill, old 60s house beside new build.
We cover the whole of the City of Stirling. That takes in Perth and the streets around Woodlands. Short drives keep roof carpentry affordable on smaller jobs and most of ours are smaller jobs.
Materials and specification
Fixings are chosen for the environment rather than the invoice. Corrosion at the fixing point is what fails first in exposed positions and a sound member held by a failing fastener is still a failure. In severe marine or industrial exposure the grade genuinely changes how long the work lasts.
A little about Woodlands
Surrounded by bushland then; Pearson St had stables, a battery and market gardens; small (1.9km²); family-oriented, higher-income One of Perth's original northern suburbs; development started in the 1960s; former dairy land (leased to Robert Bruce, one of the district's largest dairies) Lake View Rd (now Huntriss Rd) developed 1964; builder Jim Graham made many original 1960s homes on ~1/5-acre blocks; homes sold for £3000-£4000; near Jackadder Lake None of that decides what your roof needs. It does tell us what to expect before we get the ladder out in Woodlands.
Recent work

What the work involves
- Rebuild only where it is warranted. Widespread failure, insect damage through the framing or a structure that was under-built to begin with. That is a bigger conversation and occasionally an engineering one
- Inspect from inside, not from the ladder. Rafters, battens, purlins, nail plates and the timber around every penetration. Physical testing rather than visual assessment, because degraded timber frequently looks perfectly normal
- Find the water before replacing the wood. Timber does not fail on its own. Something has been wetting it and replacing the member without stopping the water means doing it again in a few years
Common questions about roof carpentry in Woodlands
Is fascia replacement a carpentry job?
Yes and it is the most common one we do. Fascia sits directly under a gutter and takes every overflow, so it fails long before anything else in the roof structure.
What about termites?
That is a licensed pest management matter and not a roofing one. Where we find evidence we will tell you plainly and recommend an inspection before any timber work proceeds.
Can you work on a roof with asbestos eaves?
Older eaves linings frequently contain it. It gets identified before anything is disturbed and handled appropriately rather than cut or drilled.
Will my ceilings crack during the work?
Minor cracking occasionally occurs from vibration on older plaster. Worth raising beforehand so nobody is surprised.
Do you work throughout Woodlands?
Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.
What to ask whoever quotes you
Be wary of urgency. Nobody legitimate needs a decision on the day and a discount valid only this afternoon tells you something about the rest of the transaction. Written quotes on Woodlands properties should stay open long enough for you to get a second opinion.
