Quick answer

Buying, selling, or simply have not looked in a decade. Those are the three reasons to have a Woodlands roof properly assessed and the third is the one that saves the most money.

Roof Inspection in Woodlands: the short version

Plenty of the roofs we inspect need nothing. Saying so is part of the job. Full detail on our roof inspection page.

Why Woodlands roofs behave the way they do

Woodlands is one of Perth's original northern suburbs and it began, like several around here, as dairy land, developed from the 1960s on generous blocks of about a fifth of an acre. There is a nice specific detail in its history: a builder named Jim Graham put up many of the original 1960s homes, which sold at the time for three to four thousand pounds. That gives Woodlands fairly consistent 1960s stock, concrete-tile roofs, brick-and-tile construction and original services now around sixty years old and well past their first life. That consistency actually helps an inspection: you have a good idea what era of fabric you are dealing with before you walk in. Nothing dramatic. The suburb sits near Jackadder Lake, so blocks toward the lake carry a seasonal water table and drainage to keep an eye on. And those large fifth-acre lots are now drawing subdivision and infill, so an original 1960s home may sit next to a brand-new build, two different inspections on what was once one big block. Being inland, near the lakes rather than the coast, salt-driven problems, delignification among them, are a low priority in Woodlands. The story here is consistent 1960s construction reaching old age, the lake-edge water table and the gradual subdivision of its big blocks.

What that means for roof inspection in Woodlands

Coastal properties warrant shorter inspection intervals than inland equivalents, particularly on the metalwork, which fails on its own schedule rather than the roof's.

Roof space humidity is the thing to assess on low ground. Ceiling damp on these blocks is frequently condensation rather than a leak and the two look identical from below.

The most valuable finding on these roofs is usually that the tiles are sound. A tired surface reads as a replacement candidate from the footpath and rarely is one.

We check what the tiles are fixed to rather than assuming the tiles are the story. Battens on older coastal properties are the finding that changes the whole recommendation.

Roof Repairs in Woodlands

Woodlands is a 1960s garden suburb almost through and through, its homes under terracotta or the early concrete tile of the era. Sixty years on, that means cracked and slipped tiles, perished pointing, and the odd tired flashing. We match the 60s tile profile so the repair blends away, re-point in a flexible compound that won't crack straight back out, and trace the leak to where the water really gets in rather than the ceiling stain.

Woodlands' 1960s terracotta and early-concrete-tile roofs are squarely at restoration age — the tiles are sound, but the colour's long faded and the pointing's crumbled. We treat the growth, re-bed and re-point the ridges, replace any broken tiles with a matching profile, and re-coat to seal and refresh. On a sought-after 60s garden-suburb home it takes years off the look for a fraction of a re-roof.

When a 1960s Woodlands roof is finally spent — sixty-year-old tiles do get there — we re-roof it properly, sorting the era's framing and sarking, detailing the flashings and valleys, and weighing a matched tile re-lay against lighter Colorbond, which shifts the loads. On a well-regarded garden-suburb home the aim is a roof that suits the streetscape and comfortably outlasts the one it replaced.

Under Woodlands' 60s homes is framing built for a tile roof, and where a valley's leaked into it across the decades a rafter or batten will have softened. We cut back to sound wood, splice or replace to match, and fix the leak above, so a 1960s garden-suburb home keeps its structure honest rather than carrying hidden rot under sound-looking tiles.

Structural Defect Repairs in Woodlands

A 1960s Woodlands roof structure has carried tile weight for sixty years, and that can tell — a crept rafter, a settled ridge, framing tired where a leak lingered. When an inspection flags a genuine fault, we work out what's actually moving, engage an engineer where the fix warrants, and certify the rectification as registered builders, so a garden-suburb home's sale isn't held up by the report.

Storm Damage Repair in Woodlands

When a storm crosses the northern suburbs, Woodlands' mature garden trees and 60s tile roofs make for the usual trouble — a limb down, tiles lifted, a flashing peeled. We get the roof safe and watertight first, then assess the full extent, which after an impact means checking the framing beneath as well as the sixty-year-old tiles above. Full documentation goes to your insurer if it's a claim.

When a Woodlands roof is worth having inspected

  • You are buying and the building report mentioned the roof
  • You are selling and want to know what an inspector will find
  • Nobody has been on the roof in ten years or more
  • A leak that comes and goes without an obvious cause
  • Storm damage that needs documenting for an insurer

Local conditions in Woodlands

Original 1960s stock, much of it by ONE builder (Jim Graham) on uniform ~1/5-acre blocks. Consistent 60-year-old fabric, concrete-tile roofs, original services now well past first life; consistency helps set expectations.

Near Jackadder Lake, seasonal water table/drainage for blocks toward the lake.

Generous 1/5-acre lots now drawing subdivision/infill, old 60s house beside new build.

Inland (8km, near lakes), salt/delignification low priority.

We cover the whole of the City of Stirling. That takes in Perth and the streets around Woodlands. Short drives keep roof inspection affordable on smaller jobs and most of ours are smaller jobs.

Materials and specification

An inspection is only as good as what it produces. You should receive photographs of each finding, a clear statement of what is urgent and what can wait and a price only for work that is genuinely required. A verbal account of a roof you cannot see is worth very little.

A little about Woodlands

Surrounded by bushland then; Pearson St had stables, a battery and market gardens; small (1.9km²); family-oriented, higher-income One of Perth's original northern suburbs; development started in the 1960s; former dairy land (leased to Robert Bruce, one of the district's largest dairies) Lake View Rd (now Huntriss Rd) developed 1964; builder Jim Graham made many original 1960s homes on ~1/5-acre blocks; homes sold for £3000-£4000; near Jackadder Lake 1960s single-detached brick-and-tile on generous 1/5-acre lots; some infill since None of that decides what your roof needs. It does tell us what to expect before we get the ladder out in Woodlands.

What the work involves

  • A written report you can act on. Photographs of each finding, what is urgent and what can wait and a price only for work that is genuinely needed. Including the finding that nothing is
  • The roof surface, methodically. Ridge and hip capping for cracked bedding and perished pointing. Valleys, cleared enough to see the crease where rust starts. Flashings at every abutment, chimney, parapet and skylight. Every penetration, including anything added later for solar or air conditioning
  • The drainage. Gutter falls, laps, internal corners and the fascia carrying them. Downpipes checked for flow and for where they actually discharge, because water dumped beside a footing is a problem of its own

Common questions about roof inspection in Woodlands

Do you charge for an inspection?

No. The inspection, the photographs and the written quote cost nothing, including when the outcome is that your roof needs very little.

What makes an inspection thorough?

Entering the roof space and testing timber physically rather than glancing from the manhole. Anyone who has not been underneath has looked at your roof rather than inspected it.

How long does it take?

Around an hour on a typical single storey home. Longer on complex rooflines, older properties with a history of repairs, or where access is difficult.

Will you tell me if nothing is wrong?

Yes and it happens regularly. Roughly one in eight roofs we assess gets a recommendation other than the one the owner was expecting.

Can you give a second opinion on another quote?

Yes and bring the quote. We will tell you where we agree with it, which is more often than people expect.

Do you work throughout Woodlands?

Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.

Before you commit to anybody

Compare scopes rather than totals. A cheaper quote is frequently a different job and the gap is usually treatment time, film build, or repairs excluded and raised later. Ask for the product name, coat count and what happens if more damage is found once work starts.
