What the work involves

  • Remove the old detail rather than covering it. Failed flashings come out so the timber and masonry behind can be seen. Roof cement over a failing junction hides the deterioration while it continues
  • Fabricate and lap it correctly. Metal shaped to the actual junction rather than forced into shape, lapped so water runs over each joint instead of into it, mechanically fixed with sealant as a secondary defence rather than the primary one
  • Match the metal to what it touches. Grade suited to the exposure and never dissimilar metals in contact where moisture will sit between them

Why did my leak start after solar was installed?

Mounting feet penetrate the roof covering and they are installed by electricians rather than roofers. Good installers detail them properly. Not every installer is good and it is the most common new-leak cause we attend.

What is a box gutter?

A rectangular channel set within the roof structure rather than hung on its edge, usually behind a parapet or between two roof planes. It fails inward, which is why a blockage puts water into the ceiling rather than over the side of the building.

Should there be an overflow?

On a box gutter, yes. If the primary outlet blocks and no overflow exists, the water has one remaining route and it goes through your ceiling. Adding one converts a catastrophe into a visible nuisance.

Is roof cement ever acceptable?

Not as a repair. It is rigid, the junction it covers moves and it cracks. Worse, it traps water behind it and conceals what that water is doing.
