Before you accept a replacement quote, ask which component has failed and whether anyone inspected the roof space. On Woodlands housing the answer is frequently that the tiles are sound and only the structure beneath needs work, which is a very different number.
Roof Replacement in Woodlands: the short version
Tiles are usually the soundest part of an old roof. Battens, fixings and the complete absence of sarking are what reach the end. More on our replacement page.
Why Woodlands roofs behave the way they do
Woodlands is one of Perth's original northern suburbs and it began, like several around here, as dairy land, developed from the 1960s on generous blocks of about a fifth of an acre. There is a nice specific detail in its history: a builder named Jim Graham put up many of the original 1960s homes, which sold at the time for three to four thousand pounds. That gives Woodlands fairly consistent 1960s stock, concrete-tile roofs, brick-and-tile construction and original services now around sixty years old and well past their first life. That consistency actually helps an inspection: you have a good idea what era of fabric you are dealing with before you walk in. Nothing dramatic. The suburb sits near Jackadder Lake, so blocks toward the lake carry a seasonal water table and drainage to keep an eye on. And those large fifth-acre lots are now drawing subdivision and infill, so an original 1960s home may sit next to a brand-new build, two different inspections on what was once one big block. Being inland, near the lakes rather than the coast, salt-driven problems, delignification among them, are a low priority in Woodlands. The story here is consistent 1960s construction reaching old age, the lake-edge water table and the gradual subdivision of its big blocks. What that means for roof replacement in Woodlands
The tiles on a coastal roof are almost always worth keeping. What has failed is everything holding them down, which is why re-battening and relaying is the usual answer here rather than buying new tile.
Where the water table is seasonal, the roof space above it holds moisture longer than it should. That is the exposure history behind a lot of the structural failures we find.
Because whole streets went up in the same few years, structural problems tend to appear across neighbours at similar times. If somebody nearby has had battens replaced, yours are worth checking.
Woodlands roofs: symptom and fix
| What you are seeing | What it usually means | What it needs |
|---|---|---|
| Roof patched repeatedly, still leaking | Underlying cause never addressed | Full assessment before quoting |
| Asbestos sheeting, weathered | Regulated material | Licensed removal, then replace |
| Tiles slipping right across the roof | Battens failing generally | Re-batten and relay existing tiles |
| Faded chalky tiles, sound structure | Surface wear, not structural failure | Restoration, not replacement |
Guide only. Every roof differs, which is why we look before quoting.

Roof Restoration in Woodlands
Learn moreWoodlands' 1960s terracotta and early-concrete-tile roofs are squarely at restoration age — the tiles are sound, but the colour's long faded and the pointing's crumbled. We treat the growth, re-bed and re-point the ridges, replace any broken tiles with a matching profile, and re-coat to seal and refresh. On a sought-after 60s garden-suburb home it takes years off the look for a fraction of a re-roof.

Roof Repairs in Woodlands
Learn moreWoodlands is a 1960s garden suburb almost through and through, its homes under terracotta or the early concrete tile of the era. Sixty years on, that means cracked and slipped tiles, perished pointing, and the odd tired flashing. We match the 60s tile profile so the repair blends away, re-point in a flexible compound that won't crack straight back out, and trace the leak to where the water really gets in rather than the ceiling stain.

Roof Carpentry in Woodlands
Learn moreUnder Woodlands' 60s homes is framing built for a tile roof, and where a valley's leaked into it across the decades a rafter or batten will have softened. We cut back to sound wood, splice or replace to match, and fix the leak above, so a 1960s garden-suburb home keeps its structure honest rather than carrying hidden rot under sound-looking tiles.

Roof Inspection in Woodlands
Learn moreA 1960s Woodlands home comes with a sixty-year-old tile roof that's usually had a few repairs, so a look before you buy pays. We check the terracotta or early concrete tile, the pointing, valleys and flashings, and get into the roof space for the sarking and framing, then hand you a photographed report — so you know whether a garden-suburb home's roof is genuinely sound or nearing the end of its run.

Storm Damage Repair in Woodlands
Learn moreWhen a storm crosses the northern suburbs, Woodlands' mature garden trees and 60s tile roofs make for the usual trouble — a limb down, tiles lifted, a flashing peeled. We get the roof safe and watertight first, then assess the full extent, which after an impact means checking the framing beneath as well as the sixty-year-old tiles above. Full documentation goes to your insurer if it's a claim.

06Roof Tie-Downs in Woodlands

Roof Tie-Downs in Woodlands
Learn moreWoodlands' 1960s homes were held down to the standards of their day, well short of current wind code. When one's re-roofed — particularly swapping heavy 60s tile for lighter Colorbond — the tie-downs need reworking, because dropping the tile weight raises the uplift. We follow the load path from sheet to wall and bring the restraint up to standard as part of the job.

Signs a Woodlands roof may genuinely need replacing
- Battens that feel soft or springy from inside the roof space
- Fixings pulling out across the whole roof rather than in one spot
- Tiles breaking down at the edges rather than simply faded
- A roof line that has visibly sagged or wandered
- Sheeting perforated rather than chalky
Local conditions in Woodlands
Original 1960s stock, much of it by ONE builder (Jim Graham) on uniform ~1/5-acre blocks. Consistent 60-year-old fabric, concrete-tile roofs, original services now well past first life; consistency helps set expectations.
Near Jackadder Lake, seasonal water table/drainage for blocks toward the lake.
Generous 1/5-acre lots now drawing subdivision/infill, old 60s house beside new build.
We cover the whole of the City of Stirling. That takes in Perth and the streets around Woodlands. Short drives keep roof replacement affordable on smaller jobs and most of ours are smaller jobs.
Materials and specification
A stripped roof is the only convenient moment to improve what sits beneath it. Sarking where there was none, insulation upgraded, roof space ventilation improved. Each is a modest addition now and an expensive standalone job later. Where a coating forms part of the work we apply the Dulux AcraTex system under accreditation.
A little about Woodlands
Surrounded by bushland then; Pearson St had stables, a battery and market gardens; small (1.9km²); family-oriented, higher-income One of Perth's original northern suburbs; development started in the 1960s; former dairy land (leased to Robert Bruce, one of the district's largest dairies) Lake View Rd (now Huntriss Rd) developed 1964; builder Jim Graham made many original 1960s homes on ~1/5-acre blocks; homes sold for £3000-£4000; near Jackadder Lake None of that decides what your roof needs. It does tell us what to expect before we get the ladder out in Woodlands.
Recent work

What the work involves
- Flashings, penetrations and the edge. Every abutment, chimney, skylight, vent and solar mount is re-detailed and guttering is usually renewed while access exists because doing it later costs the setup twice
- Establish whether it is warranted. Roof space first, testing battens physically rather than looking at them. A tired surface on sound structure is a restoration, not a replacement and the difference is several multiples of cost
- Strip, assess and re-batten. The covering comes off, the framing beneath is inspected properly for the first time in decades and battens are replaced at the correct gauge for whatever is going back on
Common questions about roof replacement in Woodlands
Do I need approval?
Usually not. Heritage listed properties and some estates with covenants are the exceptions and both are worth checking before material is ordered.
What about solar panels?
They come off and go back on, which needs coordinating with an electrical contractor. Raise it at quoting rather than discovering it mid job.
Can I change from tile to metal?
Yes and it reduces load on the structure. It also changes battens, detailing and rain noise and it costs more than relaying tile, so it is a choice rather than an economy.
How do I know a replacement quote is honest?
Ask three things. Which component has failed. Whether anyone entered the roof space. Whether photographs exist. Clear answers to all three usually mean the assessment was real.
Do you work throughout Woodlands?
Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.
How to tell a real assessment from a sales visit
Ask what was actually inspected. A quote produced from the footpath, a photograph or satellite imagery is a guess, because mortar condition, valley corrosion and batten integrity determine most of the work and none can be assessed remotely. On a Woodlands roof that difference regularly amounts to thousands.
