Gutter Cleaning

Blocked gutters are the quiet cause of most Perth water damage — overflow rots the fascia, floods the eaves and tracks straight into the walls. We clear every gutter, valley and downpipe of leaves and debris, check the falls and flush the whole system so the next big downpour drains the way it should. Cheap insurance against an expensive problem.

Quick answer

The valleys matter more than the gutters. A blocked gutter mostly overflows outside the building. A blocked valley backs water up above the tile line and pushes it underneath into the roof space. Powerdrive clears both across Perth, by hand and takes the debris away.

Gutter Cleaning across Perth

Most of what people call a mystery leak is a blocked valley. Water backs up behind the obstruction, rises above the tile edge and runs underneath.

Clearing a gutter from the ground with a blower does not touch the valleys and the valleys are the part that floods roofs.

What the work involves

  • Clear by hand, not by blower. Debris is removed from site rather than relocated onto the garden or back onto the roof. Blowing a gutter line looks efficient and moves the problem twenty feet
  • Clear the valleys from the roof. Valleys sit higher than the gutter and collect the same litter. They cannot be reached from a ladder and they are the blockage that pushes water under the tiles
  • Check the downpipes actually flow. A clear gutter feeding a blocked downpipe is still a flooded gutter. Each outlet gets checked rather than assumed
  • Report what we saw up there. Cracked pointing, slipped tiles, rust staining from a valley, a flashing pulling away. Somebody on your roof twice a year is the cheapest early warning a house has

Signs your gutters need clearing

  • Plants growing out of the gutter line
  • Water spilling over the front edge during rain
  • Staining or rot on the fascia below the gutter
  • Debris visible where two roof planes meet
  • Water pooling at the base of a wall after rain
  • Birds nesting in the gutter run
  • A leak that only appears in very heavy rain

How gutter cleaning differs across Perth

How fast a gutter fills — and what the overflow threatens — changes with where the home sits. Here is how gutter cleaning plays out across Perth, and why a clear, free-draining gutter protects far more than the wall below it.

On the coast

On the coast the gutters carry less leaf litter but more salt film and wind-blown grit, and the standing water that a partly blocked gutter holds is what accelerates the salt corrosion. Along the coastal strip through Scarborough, Hillarys and Sorrento keeping the gutters clear and free-draining is as much about slowing corrosion as preventing overflow.

We clear the run, flush it through to the downpipes, and check for the early corrosion that standing water sets up — flagging any spots starting to go before they leak. On the coast a clean gutter that drains cleanly holds far less of the salty standing water that eats the metal, so regular clearing genuinely extends the life of the run, and because we’re up there we can catch corrosion early while it’s still a repair rather than a replacement.

Keeping coastal gutters draining slows the corrosion that ends them, on homes around Cottesloe. Our guide to how often to clean your gutters in Perth sets a sensible interval.

In the river suburbs

In the shaded river suburbs, steady leaf drop from the mature trees fills the gutters and dams the downpipes — the debris builds up on the damp, shaded runs and the gutters overflow, sending water down the walls and against the fascia. Through Melville, Applecross and Bicton that leaf-driven blockage is the recurring problem.

We clear the gutters and downpipes fully, flush them through, and check the fascia the overflow may already have started to rot. Clearing the downpipes matters as much as the gutters here, because a gutter clears but a blocked downpipe just backs it straight up again — so we make sure the whole system drains, and because the trees never stop, we’ll talk through whether gutter guard is worth it to stretch the interval between cleans.

Overflowing gutters rot the fascia behind them if they’re left, on homes around Bassendean. Our guide to the parts of your gutter system people forget covers the fascia.

Up in the hills

Up in the hills the gutters fill faster than anywhere in the metro — relentless bark and leaf litter from the canopy blocks them constantly, so they overflow and hold water that corrodes the run. Around Kalamunda, Lesmurdie and Roleystone that constant filling is the defining gutter problem.

We clear the gutters and downpipes thoroughly, flush the system, and — because the canopy never stops — we’re upfront about the interval a hills block needs and whether gutter guard would slow the cycle. On a heavily treed block a one-off clean buys only a few months, so the honest advice is usually a schedule or a guard rather than pretending a single visit solves it, which is what actually keeps the gutters draining and the run from corroding.

Gutter guard genuinely earns its place under a hills canopy, on homes around Mundaring. Our guide to whether gutter guard is worth it weighs it up.

On low, damp ground

On low, damp ground, gutters that don’t drain cleanly hold water and corrode from within — the debris that would just dry out on a free-draining block instead sits wet in the run, so a blockage does more damage per week here. In the lower-lying pockets around Bayswater, Bassendean and Ascot that standing water is the real issue.

We clear the run and downpipes and flush the whole system so it sheds water rather than holding it, and check the fall while we’re there, because a gutter that ponds even when clear has a drainage problem a clean alone won’t fix. On damp ground the goal is a gutter that empties completely — standing water is what corrodes it — so if the clean reveals a fall or downpipe issue behind the blockage, we’ll tell you so you can address the actual cause.

Standing water is what corrodes a gutter on damp ground, on homes around Maylands. Our guide to why gutters overflow covers drainage behind the debris.

On reactive clay

On reactive clay, overflowing gutters send water straight against the foundations — and on reactive ground that concentrated water is exactly what drives the seasonal swell and the cracking that follows. Through the clay belt around Gosnells, Forrestfield and Thornlie keeping the gutters clear is genuinely part of managing the ground movement.

We clear the gutters and downpipes so the water is carried away from the house rather than dumped at the footings, and check that the downpipes discharge clear of the foundations. On clay the drainage has a structural dimension most people miss — a blocked gutter that overflows at the base of the wall soaks the reactive soil and worsens the very movement that cracks the roof and the house — so keeping the system clear is quietly one of the more valuable things you can do here.

Overflow at the footings feeds the ground movement on clay, on homes around Maddington. Our guide to why gutters overflow and it’s not always a blockage covers it.

On the sand plain

Across the free-draining sand plain the debris load is lighter, so gutter cleaning here is often just periodic maintenance to keep a newer system clear rather than clearing a heavy build-up. Through Wanneroo, Baldivis and Butler it’s usually a straightforward, lighter clean.

We clear and flush the gutters and downpipes, check the falls and downpipe connections, and confirm the system drains as it should. On newer stock it’s efficient, low-fuss maintenance — the gutters are sound and just need keeping clear — and because we’re up there we can spot any early issue, like an under-sized run or a downpipe that’s struggling, before it turns into an overflow that damages the fascia or the wall below. On a stable, free-draining block the whole system usually just needs periodic attention to stay in good order, so it’s genuinely low-fuss work that keeps a young roof performing.

Periodic clearing keeps a newer system in good order, on estates around Ellenbrook. Our guide to how often to clean your gutters sets a sensible interval.

On character and heritage homes

On character and heritage homes, old ogee gutters and timber fascia are more vulnerable to overflow damage — the original timber fascia rots quickly once water starts running behind a blocked gutter, and it’s part of the character worth protecting. Through Fremantle, Guildford and Mount Lawley that vulnerability makes clearing them important.

We clear the gutters and downpipes carefully, mindful of fragile old profiles, and check the timber fascia behind for the early rot that overflow causes. On a period home the fascia is the thing to protect — once a blocked gutter starts sending water behind it, the original timber softens and the repair becomes far bigger than a clean — so we keep the runs clear and flag any early softness in the fascia while it’s still a small fix rather than a rebuild.

Protecting the original fascia is the priority on a period home, on homes around Subiaco. Our guide to the parts of your gutter system people forget covers the fascia.

On post-war housing

On post-war housing the aged galvanised gutters are already thin and corroding, so keeping them clear of the standing water that debris traps is what buys them their remaining years. Across the post-war suburbs of Morley, Dianella and Bentley that’s the value of a regular clean on tired guttering.

We clear and flush the run, check for the corrosion that’s inevitable on guttering this age, and give you an honest read on how much life is left. On old galvanised gutters a clean genuinely extends their service by keeping the corrosive standing water moving — but we’ll also tell you straight when a run is far enough gone that clearing it is just delaying a replacement, so you can plan rather than be caught out by a sudden failure.

Regular clearing buys aged galvanised gutters time, on homes around Nollamara. Our guide to how often to clean your gutters covers the interval.

On newer estates

On newer estates, keeping the gutters clear protects a young roof system and lets any early issue get spotted before it becomes a problem — the runs are sound, so cleaning is about maintenance and early detection rather than clearing heavy build-up. Through Joondalup, Aveley and Harrisdale that’s the common brief.

We clear and flush the gutters and downpipes and check the falls, connections and fascia while we’re up there. On newer stock it’s efficient work, and the real value is often the check that comes with it — an overflowing gutter on a young home usually points to an under-sized or poorly hung original run, so if the clean reveals that, we’ll flag whether it should sit under the builder’s warranty rather than being something you keep cleaning around.

An overflow on a newer home often means it was under-spec, on estates around Byford. Our guide to why gutters overflow explains why.

On strata and multi-residential

On strata and multi-residential, large shared gutter systems and internal box gutters need scheduled clearing to protect the whole building — a blocked box gutter over common property leaks straight into the units below rather than overflowing outside. Around Victoria Park, Rivervale and Burswood that scale and risk define the strata brief.

We clear the full external runs and give the internal box gutters and sumps particular attention, flush the system, and hand back a documented record for the owners corporation. On a multi-unit building the box gutters are the high-risk part — a blockage there floods a tenancy — so scheduled clearing is genuine preventative maintenance, not housekeeping, and the documentation lets the committee show the building’s being maintained and satisfy an insurer if a claim ever arises.

Blocked internal box gutters are the real risk on strata, on buildings around East Perth. Our guide to how often to clean your gutters covers scheduling.

Near heavy industry

Near heavy industry, atmospheric fallout and grit build up in the gutters faster and combine with any debris to hold corrosive standing water — the runs need clearing more often just to keep them draining. Around Kwinana, Welshpool and Bibra Lake that heavier, faster build-up is the pattern.

We clear and flush the run and downpipes and check for the corrosion the exposure and standing water set up together. Because the build-up returns faster in an industrial area, the honest advice usually involves a more frequent interval than a suburban roof needs — keeping the gutters draining is what slows the corrosion in this environment, so we set a realistic schedule rather than pretending an occasional clean will keep pace with the fallout. Keeping the run draining is genuinely what slows the corrosion in this environment, so a slightly more frequent clean is money well spent on protecting the metal rather than replacing it early.

A more frequent interval genuinely helps near industry, on sites around Naval Base. Our guide to how often to clean your gutters helps set it.

In bushfire areas

In bushfire areas, dry leaf litter in the gutters is a recognised ignition point, so clearing them before summer is a genuine fire measure as much as drainage maintenance. Through the bushfire hills of Kalamunda, Mundaring and Roleystone that fire dimension makes gutter clearing important up here.

We clear the gutters and downpipes of the dry debris that’s both a blockage and an ignition risk, flush the system, and — where it’s warranted — talk through ember-rated gutter guard to keep them clear through the danger period. Up here the clearing does double duty, keeping the gutters draining and denying embers the fuel of packed dry litter, so a pre-summer clean is maintenance with a real safety purpose rather than just housekeeping. Clearing the dry litter from the gutters and the valleys together is the sensible job before the danger period, and because we’re up there we’ll flag anything that needs more than a clean while we have eyes on the roof.

Clear gutters are a genuine fire measure on an exposed block, on homes around Bedfordale. Our guide to whether gutter guard is worth it weighs the guard option.

Under mature trees

Under mature trees the gutters are never clear — constant leaf drop fills them, they overflow, and the standing debris holds water against the metal and the fascia. Through the leafy streets of Nedlands, Applecross and Mount Lawley that relentless filling is the defining problem.

We clear the gutters and downpipes fully, flush the system, check the fascia the overflow may have started on, and — because the canopy never stops — recommend gutter guard where it makes sense. Under heavy trees a single clean buys only months, so the honest answer is usually a schedule or a guard rather than a one-off, which is what actually keeps the gutters draining and stops the constant overflow rotting the fascia behind them. Under a heavy canopy the fascia is the part most at risk, so keeping the run clear on a schedule protects the timber behind the gutter as much as it protects the drainage itself.

Gutter guard earns its keep under a heavy canopy, on homes around Dalkeith. Our guide to whether gutter guard is worth it covers it.

On exposed, elevated blocks

On exposed, elevated blocks, wind fills the gutters with debris from surrounding trees and drives rain over the edge of any partly blocked run — the exposure means even a modest blockage overflows dramatically. Around the high, open blocks near Kalamunda, Gooseberry Hill and higher Hillarys that’s the pattern.

We clear the run and downpipes, flush the system, and check the brackets and falls the exposure works loose. On a high block a clear gutter has to cope with heavier wind-driven flow, so keeping it completely clear matters more than on a sheltered site — a small blockage that would be harmless lower down overflows over the edge up here — and while we’re there we check the fixings, since the wind that fills the gutters also works the brackets loose over time.

Even a small blockage overflows badly on an exposed block, on homes around Darlington. Our guide to why gutters overflow covers capacity and flow.

On made ground

On made ground, overflowing gutters send water against a structure that’s already settling unevenly — concentrated water at the footings is the last thing a filled site needs, so keeping the gutters clear and discharging away from the house matters here. On the made-ground pockets around Rockingham, Baldivis and Wellard that’s worth staying on top of.

We clear the gutters and downpipes so the water is carried well away from the foundations, and check that the downpipes discharge clear of the house rather than at its base. On settling ground the drainage has a structural angle — dumping overflow at the footings can worsen the uneven movement — so keeping the system clear and discharging properly is quietly protective of the whole structure, not just a way to keep the walls dry.

Keeping overflow away from the footings protects a settling structure, on homes around Byford. Our guide to why gutters overflow covers discharge.

Common questions

Do you clear ground level debris too?

What comes out of the gutter leaves with us. We are not gardeners, but we do not leave a pile of wet leaf matter on your paving either.

Can you clear gutters on a two storey house?

Yes. Height changes the access and the price and edge protection where it is needed is in the quote rather than added afterwards.

What if a downpipe is blocked underground?

That is drainage rather than roofing. We will tell you what we found and where the blockage appears to be and it usually needs a drainage contractor rather than us.

Do you photograph what you find?

Yes. It is the only way for you to see the parts of your own roof you cannot get to and it makes the report worth something.

Is there a maintenance arrangement?

For properties that need quarterly attention, booking ahead is cheaper and it means the roof gets looked at on a schedule rather than after a problem.

How often do gutters need clearing in Perth?

Twice a year suits a typical suburban home, in late autumn before the fronts and again in spring. Under heavy canopy or in forest settings, four times is realistic plus after any significant wind.

Do you clear the valleys as well?

Yes and we regard it as the more important half of the job. A blocked valley puts water into the roof space. A blocked gutter mostly just overflows outside.

Can I do it myself?

Physically it is simple. Ladder falls at home are common and serious and two storey work is not a DIY job at any level of confidence. If you go up, work from the ladder rather than climbing onto the roof.

Will gutter guard stop this?

It reduces frequency and changes the task. It does not eliminate maintenance and it does not clear your valleys, which sit higher up the roof.

What do you do with the debris?

It leaves the site. Blowing it onto the garden or back onto the roof is not clearing it and it ends up back in the gutter within a season.

Is there a best time of year?

Late autumn, before the winter fronts arrive. If you only do it once, do it then.

Can you tell if my fascia is damaged?

Usually and we will mention it. Gutters that have been full for a long time keep the timber behind them wet and that damage is invisible until the board is soft.

Do you check anything else while up there?

Ridge capping, valleys, flashings and any obvious tile damage. It costs nothing extra and it routinely finds problems a year before they leak.
