Roof carpentry is the structural timber under the covering: rafters, battens, trusses, purlins, fascia and barge boards. When those fail, no amount of work on the tiles helps. Powerdrive assesses and repairs roof framing across Perth and the surrounding suburbs.

Most roof problems are not structural. The ones that are cost considerably more, which is why establishing which you have matters before anybody quotes.
Fascia, battens and rafter ends fail from water rather than from age and the water usually comes from a gutter that has been overflowing for years.
What the work involves
- Inspect from inside, not from the ladder. Rafters, battens, purlins, nail plates and the timber around every penetration. Physical testing rather than visual assessment, because degraded timber frequently looks perfectly normal
- Find the water before replacing the wood. Timber does not fail on its own. Something has been wetting it and replacing the member without stopping the water means doing it again in a few years
- Repair the affected members. Sistering a damaged rafter, replacing a run of battens, renewing rafter ends and fascia. Localised work wherever the rest of the structure is sound
- Rebuild only where it is warranted. Widespread failure, insect damage through the framing or a structure that was under-built to begin with. That is a bigger conversation and occasionally an engineering one

On the coast
On the coast the framing lives in a humid, salt-laden roof space that ages the timber and, more to the point, corrodes the fixings and connectors holding it together over time. Along the coastal strip through Scarborough, Hillarys and Sorrento we regularly find framing that’s sound in the timber but failing at the joints, where salt has quietly eaten the plates and nails.
We assess the timber and the connectors together, renew the corroded fixings in a coastal-appropriate grade, and repair or sister any members the salt air and any leaks have reached. In the river suburbs
In the shaded river suburbs the damp roof spaces are where a long-running leak quietly rots battens and rafters — the timber fails not from age but from water that’s been getting in for years and holding against the wood. Through Melville, Applecross and Bicton that leak-driven rot is the most common structural find.
We find and stop the water first — timber never fails on its own, so replacing a member without killing the source just means doing it again — then sister the affected rafter with new timber or replace the run where the decay’s gone too far. Up in the hills
Up in the hills, debris-blocked valleys let water into the roof and soften the timber below, and heavier tree and wind loading tests the frame harder than a sheltered block. Around Kalamunda, Lesmurdie and Roleystone that combination of water ingress and loading is what brings carpentry work up.
We trace the water source, clear and re-detail the valley feeding it, and repair or reinforce the softened members — sistering, replacing, or adding support where the loading demands it. On low, damp ground
On low, damp ground persistent humidity in the roof space is a classic setting for weakened, soft timber — the air never quite dries, and where a leak has been feeding it, decay works through the framing steadily. In the lower-lying pockets around Bayswater, Bassendean and Ascot that damp-driven softening is common.
We repair or replace the affected members and, importantly, address the situation keeping the roof space damp, because the timber will re-soften if the moisture stays. On damp ground the moisture management is part of the carpentry — renewing a rafter and leaving the roof space wet just resets the clock — so we fix the water source and improve the drying where we can, then repair the framing onto a situation that won’t simply decay it again.

On reactive clay
On reactive clay the seasonal ground movement stresses the frame and can expose weak timber — as the structure flexes, the loads shift and any under-strength or already-compromised member shows up. Through the clay belt around Gosnells, Forrestfield and Thornlie that movement-revealed weakness is what we’re often called to.
We assess the load path, reinforce or replace the members that the movement has found, and re-secure connections that the flexing has loosened. On reactive ground the carpentry is about restoring a frame that has to keep moving with the house — so we reinforce the weak points and detail the connections to cope with the ongoing flex, rather than making everything rigid, which just transfers the stress somewhere else the next season the clay swells and shrinks.

On the sand plain
Across the free-draining sand plain the timber is usually younger and sounder, so widespread framing trouble is uncommon — but any older addition or a DIY alteration can still need carpentry, and engineered trusses are unforgiving of a cut member. Through Wanneroo, Baldivis and Butler it’s usually a specific fault rather than general decay.
We assess the specific member or alteration, reinstate a cut truss to its designed capacity, or reinforce an over-loaded addition — targeted work rather than a whole-roof job on this newer stock. The point here is precision: a modern truss is engineered to fine tolerances, so a member cut for a duct or a solar mount has to be reinstated properly, not bodged, which on an engineered frame is registered-builder territory and exactly the sort of thing we’re qualified to certify.

On character and heritage homes
On character and heritage homes the original timbers are decades old, and delignification — the chemical breakdown that leaves timber sound to the eye but unable to hold a fixing — is a real risk alongside old cuts and additions. Through Fremantle, Guildford and Mount Lawley we’re often rectifying a century of small compromises.
We assess the timber properly — testing rather than eyeballing — sister and reinforce where we can, and match old profiles where members must be replaced, keeping the character intact. On a heritage frame the diagnosis is half the job: delignified timber, rot and termite damage look identical from below but each needs a different response, so we test before we cut and treat or replace accordingly rather than assuming, which is what saves as much of the original structure as possible.

On post-war housing
On post-war housing the original roof timbers of this era are prime candidates for delignification, and the framing predates modern connection standards — solid timber, generally, but worth checking for the lignin breakdown that quietly weakens it. Across the post-war suburbs of Morley, Dianella and Bentley that’s the common concern.
We test the timber condition, reinforce or renew members where needed, and treat delignified battens in place where there’s sound fibre to save rather than replacing the lot. On this stock the assessment shapes everything — a whole roof of delignified battens is a treatable job caught in time and a re-roof caught late — so we check properly and take the route that keeps the most original structure, which on a structurally sound post-war home is usually far cheaper than owners fear.

On newer estates
On newer estates the structural timber is usually sound, so when carpentry comes up it’s typically a laying fault or a later alteration — a truss member cut for a downlight or duct — rather than decay. Through Joondalup, Aveley and Harrisdale that’s the usual reason we’re called.
We assess the affected member, reinstate a cut truss to its designed capacity, and — where it’s a recent home — flag it if the fault should sit under the builder’s warranty. A truss is an engineered system, so a cut chord or web is reinstated with a proper engineered repair, not a patch, which is exactly the sort of work a general handyman can’t certify and we can, and it’s worth knowing whether the fix is your cost or the builder’s before anyone starts.

On strata and multi-residential
On strata and multi-residential, older buildings hide weak timber that a proper check finds before it fails, and any framing fault over common property affects multiple units and needs documenting for the owners corporation. We assess the framing across the shared roof, reinforce or renew what’s needed, and hand back a documented, certified record the committee can rely on. Near heavy industry
Near heavy industry, chemical and atmospheric exposure can weaken roof timber over time, and it corrodes the metal connectors faster — so the framing faces a double hit that a generic check tends to miss. Around Kwinana, Welshpool and Bibra Lake we assess the timber as carefully as the metalwork.
We test the timber, renew corroded connectors in an appropriate grade, and reinforce or replace any members the exposure and damp have reached. In bushfire areas
In the bushfire hills a sound, well-connected frame matters even more, and the older homes up here often carry weakened timber or connections that fall short of current standards. Through Kalamunda, Mundaring and Roleystone that’s worth establishing on an exposed block.

Under mature trees
Under mature trees, constant damp and hidden limb strikes rot and break the timber below the tiles, and much of it stays out of sight until a leak or an inspection reveals it. Through the leafy streets of Nedlands, Applecross and Mount Lawley that hidden damage is the recurring cause.
We trace and repair the limb-struck or decayed members — sistering, replacing, and checking the connections around any strike, because the shock load loosens more than the obvious break. The trap under heavy canopy is assuming the damage stops at what you can see, and it rarely does, so we assess the surrounding frame properly and address the damp the canopy feeds, rather than fixing one visible member and leaving the hidden cracks and the moisture to keep working.

On exposed, elevated blocks
On exposed, elevated blocks wind stress works the frame and its fixings harder than on a sheltered site — the loads are greater and any weakness in a connection or an under-strength member shows up sooner. Around the high, open blocks near Kalamunda, Gooseberry Hill and higher Hillarys that wind loading is the defining stress.
We assess the load path, reinforce the members and connections the wind has worked, and bring the tie-down up to the exposure. On a high block the framing and the tie-down are really one question — the frame has to be sound and the connections have to hold it down against far greater uplift than downhill — so we treat them together, reinforcing where the wind has found weakness and securing the structure to what the exposure actually demands.

On made ground
On made ground, uneven settlement stresses the frame, and weak points show first at the junctions where the structure is trying to move in two directions at once. On the made-ground pockets around Rockingham, Baldivis and Wellard that settlement-driven stress is common.
We assess the frame, reinforce the members that have taken the strain, and re-secure the connections and anchorage that the movement has loosened. On settling ground the carpentry has to allow for more movement to come — a rigid repair at a stressed junction just cracks again as the fill continues to settle — so we reinforce and detail the frame to cope with the ongoing shift rather than fighting it, which is what keeps a repair holding on a structure that isn’t finished moving.

Common questions
Do you replace eaves and soffit linings?
Yes and on older properties those frequently contain asbestos, so identification comes before anything is cut or drilled.
Can you match old timber profiles?
Usually. Barge boards and fascia on character homes carry detail worth reproducing rather than replacing with a plain modern board.
Is scaffolding needed?
For two storey work and steep pitches, generally yes. It is a safety requirement rather than an upsell and it is priced in the quote rather than added later.
What happens to the roof covering during framing work?
Tiles come off in sections and go back down as the work progresses. No competent crew opens more than it can close before the end of the day.
How do I know if it is structural?
Somebody has to look. Sagging along a ridge, a fascia that will not hold a gutter and battens that spin a screw are all visible indicators, but the extent is only established from inside the roof space.
Can damaged rafters be repaired rather than replaced?
Frequently, by sistering a new member alongside the damaged one. That is far less disruptive than rebuilding and it is structurally sound when done properly.
Do I need an engineer?
For localised repair, no. Where a roof has deflected significantly, where load paths have been altered by a previous renovation, or where framing was under-built, an engineer's involvement is the right call and we will say so.
Is fascia replacement a carpentry job?
Yes and it is the most common one we do. Fascia sits directly under a gutter and takes every overflow, so it fails long before anything else in the roof structure.
What about termites?
That is a licensed pest management matter and not a roofing one. Where we find evidence we will tell you plainly and recommend an inspection before any timber work proceeds.
Can you work on a roof with asbestos eaves?
Older eaves linings frequently contain it. It gets identified before anything is disturbed and handled appropriately rather than cut or drilled.
Will my ceilings crack during the work?
Minor cracking occasionally occurs from vibration on older plaster. Worth raising beforehand so nobody is surprised.
How long does it take?
Localised repairs are usually a day or two. Widespread batten replacement means lifting the roof covering, which is a longer and weather dependent job.
Is it covered by insurance?
Sudden damage from a defined event, such as a limb through the roof, usually is. Gradual decay from years of gutter overflow is wear and generally excluded.
