Roof Cleaning

Nothing lifts a tired house faster, or cheaper, than a clean roof. We strip years of moss, lichen and black algae off your tiles or metal, then treat the surface so it doesn’t grow straight back within a season. It’s also the honest first step before any recoat — because paint rolled over moss simply peels away.

Quick answer

Three different organisms grow on Perth roofs and only one washes off. Moss sits on the surface, algae streaks down it and lichen bonds chemically into aged tile. Powerdrive treats growth so it dies, then cleans at a pressure matched to the tile. Free inspection across Perth.

Roof Cleaning across Perth

Cleaning a roof properly is mostly waiting. The treatment has to kill the growth before anything is washed, or it regrows from what remains.

Aged concrete tile is porous once its surface has gone, which is what lets growth take hold. Cleaning addresses the symptom and sealing addresses the cause.

What the work involves

  • Identify what is actually growing. Algae streaks with the slope and is largely cosmetic. Moss holds water and roots in mortar joints. Lichen bonds chemically to the tile and resists physical removal entirely. They need different handling
  • Treat, then wait. A biocide kills the organism including whatever is bonded into the surface. That takes days, not minutes and it is the stage that separates a lasting clean from a cosmetic one
  • Clean at a pressure matched to the tile. Aged concrete that has been damp for decades has a softened surface. Excessive pressure removes material rather than dirt and drives water up under the laps into the roof space
  • Clear up afterwards. A clean produces a considerable quantity of debris that goes straight into your gutters and downpipes. Flushing them is part of the job rather than an extra

Signs a your roof is due for cleaning

  • Dark streaking running down the roof planes
  • Green or grey patches on the shaded southern side
  • Growth visible in the ridge and hip mortar joints
  • Tiles staying dark for hours after rain
  • Debris sitting on the surface rather than washing off
  • Moss coming down into the gutters
  • A previously cleaned roof looking dark again within a few years

How roof cleaning differs across Perth

How much growth a roof carries, and how much pressure it can safely take, changes with where the home sits. Here is how roof cleaning plays out across Perth, and how we match the method to the surface every time.

On the coast

On the coast it’s salt film and airborne grime that dull a roof rather than heavy moss — the drier, salt-laden air suppresses growth but leaves a haze that flattens the colour and holds onto dirt. Along the coastal strip through Scarborough, Hillarys and Sorrento a roof can look tired without a scrap of moss on it, purely from the coastal film.

We match the method to the surface: a controlled wash lifts the salt film and grime without driving water under the tiles or stripping an aged coating, and where growth is light we clear it in the same pass. The judgement is in the pressure and technique, not just blasting it — too aggressive and you force water into the roof or damage a coated surface, so on a coastal roof it’s a measured clean that restores the colour and clears the film rather than a heavy-handed one that creates new problems.

A regular clean on the coast is as much about protecting the surface as looks, and on homes around Cottesloe we’ll advise a sensible interval. Our guide to how often a Perth roof should be cleaned sets a realistic schedule for a coastal home.

In the river suburbs

In the shaded river suburbs the problem is thick moss and lichen on the damp, south-facing planes — the morning damp lingers, the sun never quite dries the shaded side, and growth takes hold and roots into the surface. Through Melville, Applecross and Bicton that heavy growth on the cool planes is the defining cleaning challenge.

Established moss and lichen need the right treatment and pressure to shift without stripping the tile or forcing water underneath — and often a treatment that kills the growth at the root so it doesn’t simply return. We work the shaded planes where it’s worst, clear the valleys the growth has dammed, and leave a surface that stays clear longer rather than one that looks good for a fortnight. Getting the technique right on rooted moss is the difference between a clean that lasts and one that’s back with the next wet season.

On these roofs the growth clusters on the cool side, so we treat the whole shaded plane, not just the obvious patches, on homes around Bassendean. Our guide to removing moss, lichen and black streaks explains what’s actually involved.

Up in the hills

Up in the hills, constant leaf and bark litter under heavy canopy stains the surface and feeds moss fast — a roof that was clean a year ago can be well on its way back under the trees. The shade and steady debris mean growth and staining build quicker here than almost anywhere. Around Kalamunda, Lesmurdie and Roleystone that rapid re-growth is the pattern.

We clear the debris and dammed valleys, treat and wash off the moss and leaf staining, and leave the surface clean and the drainage flowing. Because the debris keeps coming under a hills canopy, the honest advice usually includes an interval or, on the worst-affected roofs, whether gutter guard would slow the cycle — a clean that ignores the source is one you’ll be repeating sooner than you’d like, so we treat the whole situation rather than just the visible stain on the day.

On a heavily treed hills block a sensible cleaning interval genuinely pays off, and on homes around Mundaring we’ll set a realistic one. Our guide to how often a Perth roof should be cleaned helps you plan it.

On low, damp ground

On low, damp ground persistent moisture lets moss root in deeply — the surface never quite dries, so growth establishes and holds far more stubbornly than on a sunny, free-draining block. In the lower-lying pockets around Bayswater, Bassendean and Ascot that rooted growth is the recurring cleaning problem.

We use a treatment that reaches the root of the growth rather than just skimming the surface, then wash it off with the pressure matched to the tile so we shift the moss without driving water into a roof space that’s already damp. On low ground the treatment matters more than the blast — rooted moss that’s only surface-cleaned is back within months, so killing it properly is what makes a damp-ground clean actually last through to the next season.

Because the damp brings it back faster, a realistic interval matters here, and on homes around Maylands we’ll suggest one. Our guide to removing moss, lichen and black streaks explains why treatment beats a quick pressure-wash on rooted growth.

On reactive clay

On reactive clay the tiles are often older and have gone porous, which lets growth and grime hold in the surface more stubbornly — the cleaning challenge is less about the ground and more about the aged, absorbent tiles the ground’s age tends to go with. Through the clay belt around Gosnells, Forrestfield and Thornlie that porous, growth-holding surface is common.

We treat and wash the growth from the porous surface with a technique gentle enough not to damage aged tiles or their pointing, since on an older roof over reactive ground the pointing may already be compromised. The care matters here — blasting an old, porous, cracked-pointing roof does more harm than good, so we clean it properly to strip the growth and grime while leaving the fragile surface and joints intact rather than adding to the damage.

A clean often reveals what’s underneath, so we’ll flag any tiles or pointing that need attention while we’re up there, on homes around Maddington. Our guide to why a clean roof lasts longer covers the protective side of it.

On the sand plain

Across the free-draining sand plain, growth is lighter and the newer roofs often just need their first proper clean to lift years of gradual grime and light moss. The stable, drier conditions mean these roofs don’t carry the heavy growth of the shaded suburbs. Through Wanneroo, Baldivis and Butler a straightforward first clean is usually all it takes.

We give the surface a controlled wash to lift the grime and light growth, matched to the modern tile so we don’t drive water under it, and leave it looking close to new. On newer stock it’s efficient, satisfying work — the surface is sound and takes a clean beautifully — and it’s often the ideal first step before deciding whether a restoration or coat is worth adding down the track, since you can only judge a roof properly once it’s actually clean.

A first clean is also the cheapest way to lift the look of a newer home dramatically, on estates around Ellenbrook. If you’re thinking of selling, cleaning before selling to lift kerb appeal makes the case.

On character and heritage homes

On character and heritage homes the old terracotta needs a gentler hand — fragile, porous, decades-old tiles won’t take the pressure a modern concrete roof shrugs off, so cleaning them is careful, considered work. Through Fremantle, Guildford and Mount Lawley that gentleness is what sets heritage roof cleaning apart.

We use lower pressure and the right treatment to lift growth and grime without stripping the surface or cracking brittle tiles, working methodically across the roof rather than blasting it. The whole approach is dialled back for age — a heritage terracotta roof cleaned like a modern one ends up with a stripped surface or broken tiles, so it’s slower, more deliberate work that restores the look while respecting how fragile the material actually is.

Knowing when a roof can take pressure and when it can’t is the whole skill here, on homes around Subiaco. Our guide to when pressure cleaning helps and when it harms explains where that line sits on old tile.

On post-war housing

On post-war housing the tiles are decades old and have gone porous and stained, so a clean lifts years of accumulated grime and growth and often reveals a roof in better shape than it looked. The staining on this stock can be dramatic, and the improvement from a proper clean equally so. Across the post-war suburbs of Morley, Dianella and Bentley that’s the common starting point.

We treat and wash the growth and grime from the porous surface with the pressure matched to the aged tile, clearing years of black streaking and moss to bring the colour back. On older tiles the technique matters — we clean thoroughly enough to lift the ingrained staining without damaging a surface and pointing that have already seen decades of weather, so the roof comes up dramatically better without creating fresh problems in the process.

A clean is also the ideal first step before deciding whether this roof warrants a restoration, on homes around Nollamara — you can only judge it once it’s clean. Our guide to cleaning before selling covers the kerb-appeal case.

On newer estates

On newer estates a clean lifts a roof that has never been touched — a few years of gradual grime and light growth come off to reveal essentially a new roof underneath. The surface is sound and modern, so it responds beautifully to its first proper clean. Through Joondalup, Aveley and Harrisdale that first-clean transformation is the common job.

We give the roof a controlled wash matched to the modern tile, lifting the grime and light moss without forcing water under the sheets or tiles, and leave it looking close to factory-fresh. On newer stock it’s clean, efficient work, and it’s often the smartest low-cost way to keep a roof in good order and spot any early issues — a clean roof is easy to inspect, and catching a slipped tile or early problem now is far cheaper than later.

It’s also the cheapest way to sharpen the look of a newer home, on estates around Byford. If a sale’s on the horizon, cleaning before selling to lift kerb appeal makes the case plainly.

On strata and multi-residential

On strata and multi-residential, large shared roofs benefit from a scheduled clean that keeps the whole asset looking maintained and lets small issues get spotted early across every unit. Around Victoria Park, Rivervale and Burswood a documented, regular clean is what owners corporations increasingly want.

We clean the full roof to a consistent standard, clear the valleys and gutters that feed problems, and hand back a record for the committee — and because we’re up there across the whole roof, we flag any tiles, pointing or flashings that need attention before they become leaks. On a large shared roof a scheduled clean is genuinely preventative maintenance, not just cosmetics: it keeps the asset presentable and catches the small failures that turn into expensive claims if they’re left.

That early-warning value is the part strata managers appreciate, on buildings around East Perth. Our guide to why a clean roof lasts longer covers the maintenance case, not just the look.

Near heavy industry

Near heavy industry, atmospheric fallout coats the surface faster and more heavily than ordinary grime — the roofs need cleaning more often just to stay on top of the film the exposure deposits. Around Kwinana, Welshpool and Bibra Lake that heavier, faster-returning coating is the pattern.

We wash the fallout and grime back with the method matched to the surface, clearing the film that dulls the roof and holds onto more dirt if it’s left. Because the coating returns faster in an industrial area, the honest advice usually involves a more frequent interval than a suburban roof needs — there’s no point pretending a once-a-decade clean will hold near heavy industry, so we set a realistic schedule that actually keeps the surface and its protection in good order.

A regular clean here protects the surface as much as it improves the look, on roofs around Naval Base. Our guide to how often a Perth roof should be cleaned helps set a sensible interval for an industrial exposure.

In bushfire areas

In the bushfire hills, clearing the growth and litter off a roof is a genuine fire measure as much as a cosmetic one — accumulated dry debris and the moss it feeds are part of the ember picture, not just an eyesore. Through Kalamunda, Mundaring and Roleystone that dual purpose gives a clean real weight.

We clear the debris from the roof, valleys and gutters, treat and wash off the moss and staining, and leave the roof clean and the drainage flowing — which up here reduces both the leak risk and the fire risk together. The debris-clearing is the part that matters most in a fire area: dry litter packed in valleys and gutters is a recognised ignition risk, so keeping it clear is maintenance that does a serious safety job, not just a tidy-up before summer.

A pre-summer clean is genuinely worthwhile on an exposed hills block, and on homes around Bedfordale we’ll set a sensible timing. Our guide to how often a Perth roof should be cleaned helps you plan around the season.

Under mature trees

Under mature trees the roof is never clean for long — constant leaf drop and the shade it creates mean heavy moss and stubborn staining that build back faster than almost anywhere. Through the leafy streets of Nedlands, Applecross and Mount Lawley that relentless debris is the defining challenge.

We treat and wash off the moss and leaf staining, clear the debris-dammed valleys and gutters, and leave the surface clean and draining. Because the canopy keeps feeding the problem, the honest conversation usually includes a realistic interval and, on the worst roofs, whether gutter guard would slow the cycle — a one-off clean under heavy trees looks great briefly and then loses ground, so we’re upfront that staying on top of it means a schedule, not a single visit.

A sensible interval genuinely pays off under a heavy canopy, and on homes around Dalkeith we’ll set one. Our guide to removing moss, lichen and black streaks explains what keeps it clearer longer.

On exposed, elevated blocks

On exposed, elevated blocks the wind keeps some moss down but drives grime into the surface, so these roofs tend to need a wash for the ingrained dirt rather than a moss treatment. The exposure that lifts caps also scours the surface and works dirt in. Around the high, open blocks near Kalamunda, Gooseberry Hill and higher Hillarys that wind-driven grime is the pattern.

We wash the ingrained grime back with the method matched to the surface, and because we’re up on an exposed roof we check the ridge caps and fixings while we’re there — the wind that drove the dirt in has often loosened the caps too. It’s efficient to combine the two: a clean gives us eyes on the whole exposed roof, so we can flag any lifting caps or early damage the exposure has caused before they turn into a leak or a lost tile in the next blow.

That combined clean-and-check is genuinely useful on a high block, on homes around Darlington. Our guide to why a clean roof lasts longer covers the maintenance value beyond the look.

On made ground

On made ground a clean is often the quickest, cheapest lift before a sale or a coat — stripping years of grime and growth to reveal the roof’s real condition and dramatically sharpen the look for very little cost. On the made-ground pockets around Rockingham, Baldivis and Wellard that’s a common reason people call us in.

We wash the surface back with the pressure matched to the tile, clearing the growth and grime to bring the colour up, and leave a clean roof that’s easy to assess. On a settling-ground home a clean is often the sensible first move — it costs little, transforms the kerb appeal, and lets you and us see the roof’s true condition before deciding whether any pointing, tile or structural work is warranted underneath the grime.

It’s the cheapest single thing you can do to lift a tired-looking home, on properties around Byford. If a sale’s coming up, cleaning before selling to lift kerb appeal lays out why it pays for itself.

Common questions

How often should a roof be cleaned?

It depends on aspect, canopy and whether the surface is sealed. An open aspect coated roof may go many years. Aged unsealed tile under heavy trees on a shaded side needs it far sooner.

Will cleaning damage my tiles?

Done at appropriate pressure with proper treatment, no. Done aggressively on aged concrete, yes and the damage is permanent. It strips the surface and leaves the roof more hospitable to growth than before.

Why does growth come back so quickly?

Usually because it was blasted rather than killed. Lichen in particular regrows from what remains bonded to the tile and a roughened surface gives spores more to hold onto.

Is it safe for my garden?

With proper protection and a thorough rinse down, yes. It is a fair question to ask any contractor before they start and isolating a rainwater tank is sensible.

Can I do it myself?

The chemistry is available. The height is the problem and mossy tile in the wet is genuinely treacherous. Ladder falls at home are common and serious.

Does cleaning fix leaks?

No. Cleaning is a surface operation. Leaks come from mortar, valleys and flashings and they should be traced separately.

Should I clean or coat?

If the surface is sound and only dirty, clean. If the tiles are porous and darkening after rain, cleaning alone returns you to bare aged tile that starts weathering again immediately.

What about the neighbour's roof?

Spores travel, so a heavily colonised roof next door contributes to yours continuously. You cannot control that, which is why your own conditions matter more.
