Roof Painting

A roof coat is far more than colour — the right Dulux AcraTex membrane seals and protects the surface while transforming the look of the whole house. We prep properly first (a coat over moss or chalk just peels), then prime and roll two coats for a finish backed by a 15-year Dulux product warranty. Go lighter to reflect Perth’s heat, or charcoal for the modern look.

Quick answer

Roof painting is a membrane coating over a properly prepared surface, not paint over a dirty roof. Powerdrive treats organic growth, cleans, repairs, re-points, then applies a Dulux AcraTex system as accredited applicators. Free inspection, written quote, 10-year workmanship warranty.

Roof Painting across Perth

A roof coating is only ever as good as what is underneath it. Preparation is most of the job and most of the cost and it is the entire difference between a coating that lasts and one that fails in two years.

What the work involves

  • Treat growth first, then clean. Moss and lichen are killed and given time to die before cleaning, because anything left alive grows back through a new coating. Pressure is matched to the condition of the tile, not applied at one blanket setting.
  • Repair and re-point before coating. Broken tiles replaced, ridge and hip capping re-bedded and pointed in a flexible compound. Doing this after coating means disturbing new work.

Signs you need this work

  • Faded, chalky or patchy colour across the roof
  • Tiles darkening after rain, the surface is porous
  • A previous coating blistering, lifting or peeling

How roof painting differs across Perth

What a roof coat needs — the prep, the product and the colour — changes with where the home sits. Here is how roof painting plays out across Perth, and why the preparation beneath the coat decides how long it lasts.

On the coast

On the coast a roof coat has to seal against salt as much as recolour the roof, and the preparation is everything — salt left on the tiles puts an invisible release layer under the membrane that guarantees it lifts. Along the coastal strip through Scarborough, Hillarys and Sorrento that’s the single biggest reason coastal roof-paint jobs fail early when they’re done cheaply.

We wash the salt film and grime off completely, prime the surface properly, and only then apply the Dulux AcraTex membrane, choosing a system rated for the marine environment. The clean and the primer do the real work on the coast — the coat is only as good as what’s under it, so a job that skips the proper wash and prime looks fine for a few months and then peels, no matter how good the paint is. Getting that groundwork right is what lets us stand behind the finish near the water.

Coastal roofs simply need more preparation than inland ones, and we don’t cut it on homes around Cottesloe. Our guide to why preparation matters most explains why the prep, not the paint, decides how long a coat lasts.

In the river suburbs

In the shaded river suburbs, moss and lichen have to be killed and cleared before a single coat goes on — paint over living growth and the new surface simply peels off the moss beneath it within a season. Through Melville, Applecross and Bicton that heavy growth on the damp planes is the make-or-break factor.

We treat and remove the moss and lichen, wash the surface back to sound, dry tile, prime it, and then apply the Dulux membrane onto something the coat can actually bond to. Painting over damp, mossy tile is the classic false economy here — it looks great on day one and is flaking by the next wet season — so the prep stage is genuinely the job, and the coat is the easy part that follows once the surface is right.

On these shaded roofs the preparation is where a lasting river-suburb coat is won or lost, on homes around Bassendean. Our guide to why a clean roof lasts longer explains why the clean is what you’re really paying for.

Up in the hills

Up in the hills, constant leaf litter and shade mean the surface has to be thoroughly cleaned and treated before painting, and the membrane then has to cope with ongoing damp and debris. The conditions test a cheap coating quickly up here. Around Kalamunda, Lesmurdie and Roleystone that’s the challenge a hills roof coat has to meet.

We clear the debris, treat and wash off the growth and staining, prime the surface, and apply a quality Dulux membrane built to handle the hills’ damp and litter. On a shaded, tree-heavy block the preparation and the product both have to be right — a thin coat over an under-prepared surface fails fast under the constant moisture and debris, so we invest in the groundwork and specify a membrane that actually copes with the conditions rather than the cheapest option.

A hills roof coat leans heavily on that preparation and product quality, on homes around Mundaring. Our guide to how long a coating lasts in Perth’s climate sets a realistic expectation for a shaded, exposed roof.

On low, damp ground

On low, damp ground the tiles stay damp longer, so the coating has to go onto a properly dried, prepped surface or it will blister — timing matters as much as technique here. In the lower-lying pockets around Bayswater, Bassendean and Ascot that persistent damp is the main constraint on getting a coat to hold.

We wash and prepare the surface, then let it dry properly and time the coating for drier weather rather than rushing it, before applying the Dulux membrane. On damp ground the drying is the discipline that makes or breaks the job — a membrane laid onto a surface that hasn’t fully dried traps moisture and blisters off, so we work to the weather and the surface condition rather than a fixed schedule, which is exactly why a low-ground coat done properly outlasts a rushed one many times over.

Getting the timing and drying right is the difference between a lasting finish and a blistered one, on homes around Maylands. Our guide to why preparation matters most covers why patience in the prep pays off.

On reactive clay

On reactive clay the roof itself moves as the ground shifts, so re-pointing and repairs come before the coat — painting over cracked pointing just seals in a problem that reopens next winter. Through the clay belt around Gosnells, Forrestfield and Thornlie that movement dictates the order of work.

We replace cracked tiles and re-point the ridge with a flexible compound first, then wash, prime and coat with the Dulux membrane. Fixing the ridge before the coat is the crucial sequence on reactive ground — a beautiful coat over failing pointing looks great and then cracks along the ridge the first season the clay moves, so we get the structure sound and movement-tolerant first and coat a roof that’s actually ready for it, which is what makes the finish last.

Doing the repairs first, in the right order, is what stops a coat cracking straight away on clay, on homes around Maddington. Our guide to how long a coating lasts covers how ground movement factors in.

On the sand plain

Across the free-draining sand plain the newer tiled estates are reaching the age where the factory surface has chalked, and a coat renews and protects it — often the first proper paint the roof has had. Through Wanneroo, Baldivis and Butler that first-coat renewal is arriving on schedule.

We wash the chalked surface back, prime it, and apply the Dulux membrane in the colour you choose, on a sound, stable roof that takes the coating beautifully. Because the ground is stable and the roof young, it’s an efficient, high-value job — a clean, well-prepped modern tile is the ideal surface for a coat, so the result looks like a new roof for a fraction of replacement, and the main decision becomes the colour rather than any structural worry.

Colour is the key choice here: lighter Dulux shades reflect Perth’s heat, darker ones give the modern look. On estates around Ellenbrook we’ll walk you through it, and choosing the right roof colour is a useful starting point.

On character and heritage homes

On character and heritage homes the original terracotta is usually best restored and coated rather than replaced, but the preparation has to be gentle enough not to damage fragile old tiles. Through Fremantle, Guildford and Mount Lawley that careful approach is what a heritage roof coat requires.

We clean the terracotta carefully rather than blasting it, carry out any repairs sympathetically, prime, and apply a Dulux system suited to terracotta. The gentleness runs through the whole job — a heritage roof prepped like a modern concrete one ends up with a stripped surface or cracked tiles, so it’s slower, more deliberate work that adds decades of life and colour while respecting how fragile the original material is, which is exactly what a home of that vintage needs.

Done properly it keeps the character while protecting the roof for years, on homes around Subiaco. Our guide to what makes Dulux AcraTex different explains why the coating system suits heritage terracotta.

On post-war housing

On post-war housing a coat is a fraction of the cost of a re-roof — as long as the crumbled pointing is redone first, because painting over perished bedding just hides a problem. The tiles are decades old but sound, which makes them ideal, high-value coating candidates. Across the post-war suburbs of Morley, Dianella and Bentley that’s the standard opportunity.

We wash the roof back, re-bed and re-point the ridge, replace any cracked tiles, prime, and apply the Dulux membrane — in that order, because the pointing has to be sound before the coat. Getting the sequence right is what makes a post-war coat genuinely last: a beautiful finish over crumbling bedding just conceals a failing ridge, so we sort the pointing and repairs first and coat a roof that’s actually ready, turning a tired roof into one that looks and performs like new for a modest outlay.

It’s excellent value on sound post-war stock, provided it’s done properly, on homes around Nollamara. Our guide to why preparation matters most explains why the order of work matters.

On newer estates

On newer estates a coat is a proactive move — sealing and recolouring a sound roof before the factory surface fails, rather than waiting for it to deteriorate. Choosing the right colour is really the main decision. Through Joondalup, Aveley and Harrisdale that’s increasingly why people call.

We wash the surface, carry out any minor repairs, prime, and apply the Dulux membrane in your chosen colour, on a young, sound roof that takes the coating perfectly. Because the roof is modern and structurally fine, the work is efficient and the finish excellent, so the conversation shifts from condition to colour — lighter Dulux shades reflect the heat and keep the roof space cooler, darker ones deliver the contemporary look, and either transforms the home’s appearance.

Colour is the fun part on a newer roof, and on estates around Byford we’ll show you the range. Our guide to choosing the right roof colour helps you decide between heat reflection and the modern look.

On strata and multi-residential

On strata and multi-residential, coating renews a large tiled roof without the disruption of re-roofing over occupied units, and it comes with a documented scope and a Dulux warranty the owners corporation can rely on. Around Victoria Park, Rivervale and Burswood that’s what makes it attractive for shared roofs.

We prepare and coat the whole roof to one consistent standard, carry out the repairs and pointing first, and hand back a documented, photographed record and a transferable warranty. On a multi-unit building the consistency and paperwork are half the value — the committee needs to justify the spend and satisfy an insurer, so a coat applied to a uniform standard across the whole roof, with a warranty behind it, gives them exactly that at far less cost and disruption than a re-roof.

That warranty and documentation suit the strata timeline and budget, on buildings around East Perth. Our guide to what makes Dulux AcraTex different explains why the transferable warranty matters.

Near heavy industry

Near heavy industry, atmospheric fallout dulls and degrades a roof surface faster, so the clean-and-reseal of a coat restores both look and protection — and the preparation has to strip a heavier film than a suburban roof carries. Around Kwinana, Welshpool and Bibra Lake that industrial coating is the norm.

We strip the fallout and grime back with a thorough clean, prime, and apply a durable Dulux membrane that stands up to the exposure better than the original surface. The clean is doubly important here, because industrial fallout leaves a film a coating won’t bond over — so the prep has to be complete before the membrane goes on, and the right colour and product then hold up far better against the ongoing exposure than a cheap coat would.

A quality membrane genuinely lasts longer in these conditions, on roofs around Naval Base. Our guide to choosing the right roof colour covers how colour and product choice factor into durability.

In bushfire areas

In the bushfire hills a coat is the moment to clean, re-point and seal the whole roof at once, and a lighter colour reflects heat into the bargain. On exposed, older hills homes a full coat tidies years of accumulated wear in one planned job. Through Kalamunda, Mundaring and Roleystone that comprehensive approach is the value.

We clear the debris, treat and wash off the growth, re-point and repair, prime, and apply the Dulux membrane — sorting the whole roof in one pass rather than chasing individual problems. On an exposed hills roof that all-at-once approach suits the conditions, because wear shows up everywhere at once, and a coat addresses it together, protects the surface, and — in a lighter colour — reflects heat, which is a genuine consideration up here.

It’s also the natural time to look at the structure and tie-down while the roof’s being worked on, on homes around Bedfordale. Our guide to choosing the right roof colour covers the heat-reflection angle.

Under mature trees

Under mature trees, leaf staining and constant moss make a thorough clean the making of a roof coat — coat over that growth and staining and it peels within a season. The shade and steady debris mean these roofs carry the heaviest growth and the most stubborn stains. Through the leafy streets of Nedlands, Applecross and Mount Lawley that’s the condition we start from.

We kill and clear the moss, strip the leaf staining right back, prime, and only then apply the Dulux membrane onto a genuinely clean surface. Under heavy canopy the preparation is the entire job — skimp on the clean and the coat peels fast, which is exactly where cheap jobs fail — so we take the time to get the surface properly sound and clear the debris that caused the staining, because the coat will only ever be as good as the prep beneath it.

That thorough preparation is the difference under trees, and we don’t cut it on homes around Dalkeith. Our guide to why a clean roof lasts longer explains why the clean is what you’re really paying for.

On exposed, elevated blocks

On exposed, elevated blocks wind-driven weather ages the surface faster and works the caps loose, so a coat pairs a fresh membrane with proper re-pointing and re-securing of the ridge — there’s no point coating a roof whose caps are lifting. Around the high, open blocks near Kalamunda, Gooseberry Hill and higher Hillarys that’s the pattern.

We re-bed and re-point the ridge and hip lines, replace failed tiles, prime, and apply a durable Dulux membrane. The ridge work is the part that earns its keep up here — a beautifully coated roof with loose caps still lets go in the next gale, so we secure the caps to suit the exposure first and coat a roof that’s genuinely sound, which is what makes the finish and the roof both last on an exposed block rather than just looking good briefly.

Getting the ridge secured before the coat is the real job on a high roof, on homes around Darlington. Our guide to how long a coating lasts sets a realistic expectation for an exposed roof.

On made ground

On made ground, settlement cracks pointing and shifts caps over years, so re-bedding and repairs are built into a durable coat rather than added as an afterthought — painting over a shifting ridge just cracks again. On the made-ground pockets around Rockingham, Baldivis and Wellard that settlement shapes the work.

We replace cracked tiles and re-point the ridge with a flexible compound first, then wash, prime and coat with the Dulux membrane. Prep and repair first, then coat — that sequence, with flexible pointing built in, is what makes a coat last on shifting ground, because a rigid renewal under a fresh coat just cracks as the fill continues to settle, so we get the roof movement-tolerant before the membrane goes on and the finish holds through the ongoing settlement.

Because the ground may still be moving, that allowance is essential to a lasting finish, on homes around Byford. Our guide to why preparation matters most covers why the order of work is everything.

Common questions

How long does a roof coating last?

Properly prepared and applied, a long time. Dulux publishes warranty terms for its AcraTex roofing system and as accredited applicators we can extend that on your roof. Poorly prepared, a coating can fail in two or three years regardless of what product went on. The variable is preparation, not price.
