Roof Plumbing

It’s the metalwork, not the tiles, that does most of the waterproofing at a roof’s tricky junctions — the flashings, valleys, box gutters and penetrations. When any of it fails, the surrounding roof can be perfect and still leak. We diagnose the real failure point and fix the cause, from re-flashing a chimney to rebuilding a leaking box gutter.

Quick answer

Roof plumbing is the metalwork that makes a roof watertight where the covering alone cannot: flashings at every junction, valleys, box gutters, downpipes and every penetration. On Perth homes that is where most leaks originate rather than in the tiles.

Roof Plumbing across Perth

Tiles and sheeting shed water. Metalwork handles everywhere they cannot, which is why junctions account for most leaks.

A bead of sealant is not a flashing. It works for a season, then cracks and traps water behind it.

What the work involves

  • Trace the water before touching anything. Metalwork leaks enter well inside the roof and travel along framing before they drop, so the stain is almost never under the fault
  • Remove the old detail rather than covering it. Failed flashings come out so the timber and masonry behind can be seen. Roof cement over a failing junction hides the deterioration while it continues
  • Fabricate and lap it correctly. Metal shaped to the actual junction rather than forced into shape, lapped so water runs over each joint instead of into it, mechanically fixed with sealant as a secondary defence rather than the primary one
  • Match the metal to what it touches. Grade suited to the exposure and never dissimilar metals in contact where moisture will sit between them

Signs your roof metalwork needs attention

  • Damp high on an internal wall rather than mid-ceiling
  • Staining on a chimney breast or beside a skylight
  • Water appearing only in wind-driven rain
  • Rust streaks running out of a valley into the gutter
  • A leak that started after solar panels went on
  • Bubbling paint or render below a roof junction
  • Water inside a building with no overflow visible outside

How roof plumbing differs across Perth

Roof plumbing is the metalwork — flashings, valleys, box gutters and downpipes — and what fails, and why, changes completely with where your home sits. Here is how it plays out across Perth’s coast, river, hills and suburbs.

On the coast

Salt attacks metalwork from the cut edges, the fixing points and the laps rather than the middle of a sheet, so a coastal flashing can look perfectly sound from the ground and be perforated exactly where it matters most.

Grade is the entire conversation near the water. Standard steel used on a coastal flashing simply will not reach the life it was quoted for, and Colorbond’s own marine guidance is specific about the setback distances. Along the exposed strip through Scarborough and Cottesloe, up to Hillarys and down to Rockingham, we specify marine-grade materials and inspect the laps, terminations and fixings before anything else, because that is where the corrosion always starts.

On a coastal home our roof plumbing in Scarborough work almost always begins at the flashings and valleys, not the sheets. Salt air changes everything about how a coastal roof is detailed — we explain why in our guide to coastal roofs in Perth.

In the river suburbs

Constant leaf drop from mature canopy packs into valleys and box gutters in these streets, and organic matter held against metal keeps it permanently wet.

Moss washing off the shaded planes forms a dense mat in the valleys that water simply cannot pass, so a roof that looks clean from the ground can have completely blocked drainage above the gutter line. Through the shaded river belt of Melville, Applecross, Bicton and Bassendean, we clear and re-detail the valleys and box gutters as much as we replace them.

It is why roof plumbing in Melville so often turns out to be a drainage problem rather than a corrosion one. If your gutters overflow in a downpour, the cause is not always a simple blockage — we break it down in why your gutters overflow.

Up in the hills

Bark and leaf litter dams valleys and box gutters faster up here than anywhere in the metro, and a dammed valley pushes water straight under the tiles into a roof with nothing else wrong with it.

Sloping and split-level sites produce more roof planes, more junctions and more flashings, and every junction is a potential entry point. Across the hills through Kalamunda, Roleystone and Mundaring, the valleys do far more work than on a simple suburban roof, so they need clearing and re-detailing on a schedule, not just when they fail.

That is the core of roof plumbing in Kalamunda — keeping the valleys and junctions moving before a dam forms. The valley is the single most common leak point on a hills tiled roof; we cover it in roof valley repairs.

On low, damp ground

On low ground the drainage question extends well past the roof itself. Downpipes discharging onto already-saturated soil have nowhere to send the water, so what the roof plumbing delivers has to be dealt with at ground level too.

Persistent humidity also accelerates corrosion in sheltered metalwork here, particularly inside valleys and behind flashing upstands where nothing ever dries quickly. On the low, damp ground through Bayswater, Guildford and parts of Bassendean, we look at the whole system — gutters, downpipes and where the water actually goes.

A roof plumbing job in Bayswater often includes re-working the downpipe discharge, not just the roofline. The fascia and downpipes are the parts of the system most people forget — more in fascia and downpipes.

On reactive clay

Reactive ground moves the structure seasonally, and flashings fixed rigidly to two surfaces that move independently will pull away from one of them.

That is exactly why some junctions leak every winter and dry out each summer — the detail is fighting the movement instead of allowing for it. On the reactive clay through Forrestfield, Gosnells and Maddington, the detailing has to accommodate seasonal movement or the same junction opens again within a couple of seasons.

A durable roof plumbing repair in Forrestfield on clay is about the flashing detail, not just the material. Flashing failures are the hidden cause of most roof leaks — we explain how in flashing failures.

On the sand plain

Free-draining ground keeps the below-roof drainage question simple, so the focus stays on the junctions themselves rather than what happens to the water once it reaches the ground.

Stable sand also means flashings are not being worked by seasonal movement, which is why on the coastal sand plain through Wanneroo, Joondalup and Baldivis the metalwork tends to fail through corrosion or age rather than displacement.

So a roof plumbing check in Wanneroo concentrates on the condition of the flashings and valleys themselves. If you suspect a leak but can’t find it, the stain is almost never where the leak is — we explain why in finding a roof leak.

On character and heritage homes

Older Perth homes frequently carry lead flashings, which shape beautifully around irregular brickwork and last a very long time — but they should never drain onto modern coated steel, because the two metals corrode at the join.

Chimneys are the defining heritage roof-plumbing problem: many were built without a back gutter, and water has been pooling against the uphill face for a century. Through the character streets of Fremantle, Guildford, Mount Lawley and Peppermint Grove, we match original materials and add the details the original build never had.

A heritage roof plumbing job in Fremantle is as much about compatibility as repair. Flashing detail is where most of these old roofs let go — see flashing failures.

On post-war housing

Original galvanised valley irons on this stock are the single most common roof-plumbing failure in Perth. Galvanising has a finite life and it goes first at the crease, where water runs constantly.

Flashings from this era were frequently installed before modern sealant technology existed, relying on mechanical detail alone — where that detail was right they still work, and where it was not they have been quietly leaking for decades. Across the post-war suburbs of Bassendean, Bayswater and Morley, replacing tired galvanised valleys is routine work.

A roof plumbing service in Bayswater on post-war stock usually starts at the valley irons. The valley is the most common leak point on these roofs — more in roof valley repairs.

On newer estates

On newer homes a metalwork leak is almost always a detailing fault rather than wear, and it may well sit under a builder’s warranty rather than being your cost to carry.

Contemporary designs with low-pitch sections, parapets and concealed box gutters rely far more heavily on roof plumbing than a traditional pitched roof does, and the margin for error is much smaller. Across the growth corridors of Baldivis, Ellenbrook, Wanneroo and Joondalup, we see the same concealed-gutter details fail early.

A roof plumbing inspection in Baldivis on a newer home often finds a builder-grade box gutter that was undersized from day one. Box gutters are a common weak point — we explain how they leak and how they’re fixed in box gutters.

On strata and multi-residential

Box gutters, sumps and internal downpipes on strata buildings fail into tenancies, and water frequently surfaces on floors well below where it actually entered.

Establishing the true entry point is the substance of the job, not an afterthought. Owners corporations also need documented scopes with photographs rather than verbal figures, because a committee has to minute a decision and justify the spend to members. Through the apartment and townhouse pockets of Victoria Park, Subiaco and Scarborough, we scope and document strata roof plumbing properly.

A strata roof plumbing job in Victoria Park comes with the photos and written scope a committee needs. Internal box gutters are the usual culprit — see box gutters.

Near heavy industry

Combined industrial and atmospheric exposure attacks metalwork through different chemistry to salt alone, and it reaches components that a generic maintenance schedule assumes are perfectly fine.

In this environment we assess all the metalwork rather than only the obvious failure, because corrosion here rarely confines itself to a single detail. Around the industrial fringes near Kwinana and Bassendean, the whole roof plumbing system ages faster than the sheets.

A roof plumbing assessment in Kwinana looks at every flashing, valley and fixing, not just the leak you called about. Salt and industrial exposure both change how metal ages — background in why salt air changes everything.

In bushfire areas

Roof plumbing forms part of the ember picture in a designated bushfire area — gaps at flashings and around penetrations are exactly the openings embers exploit, so closing them properly serves two purposes at once.

Valleys and gutters full of dry litter are a recognised ignition risk, which makes drainage maintenance a genuine fire measure up here rather than simple housekeeping. Through the bushfire-prone hills of Roleystone, Kalamunda and Mundaring, we seal penetrations and keep the metalwork ember-tight.

A roof plumbing job in Roleystone in a fire area is about sealing and clearing as much as repair. Getting the roof ready for the season matters — see preparing your roof for the season.

Under mature trees

Overhanging canopy means constant debris in valleys and box gutters, and organic matter held against metal keeps it permanently damp — the perfect recipe for early corrosion.

Limb strikes also damage flashings and valleys as well as the covering, and that damage is frequently missed because it sits hidden under the tiles. Beneath the big established canopies of Mount Lawley, Nedlands, Applecross and Peppermint Grove, drainage maintenance is ongoing rather than occasional.

A roof plumbing service in Mount Lawley under heavy trees usually pairs a clean-out with the repair. Whether gutter guard is worth it in this situation is a fair question — we weigh it up in is gutter guard worth it.

On exposed, elevated blocks

Exposed positions drive rain horizontally into junctions that would never be tested on a sheltered block, so flashing terminations here take considerably more punishment than the same detail lower down.

Wind uplift at ridges and edges is also greater on high ground, which matters for how flashings and cappings are fixed rather than what they are made of. On the exposed, elevated blocks around Kalamunda, Roleystone and the higher parts of Hillarys, terminations and fixings are the detail that decides whether the roof stays watertight in a blow.

A roof plumbing job in Kalamunda on an exposed block is as much about fixing method as materials. Getting ahead of storm season is worth it up here — see preparing your roof for storm season.

On made ground

Settlement in made or filled ground moves a structure unevenly, and flashings at wall junctions are usually where that movement first becomes visible as a leak.

Where the ground is still settling, rigid flashing details will simply keep opening — allowing for movement is the difference between a lasting repair and a recurring problem. On made ground through parts of Baldivis and newer reclaimed coastal blocks, we detail wall junctions to flex rather than resist.

A roof plumbing repair in Baldivis on made ground is about accommodating movement in the flashings. If a junction leaks every winter and dries every summer, the flashing detail is the cause — more in flashing failures.

Materials, products and specification

Material selection is the whole job in roof plumbing. Flashings must suit what they sit against and what they drain onto and mixing metals with moisture between them sets up galvanic corrosion that fails the join long before either sheet would have. Lead onto coated steel, or copper anywhere upstream of steel, are the classic errors.

Exposure governs grade. BlueScope guidance for marine and industrial environments is explicit about what suits severe positions and COLORBOND Ultra covers the heavier coated option worth specifying near the water.

Profiles and accessories come from Lysaght and matching flashing material to the roof sheeting rather than to whatever is on the truck is what stops a repair failing at the join within a few seasons.

Common questions

What is roof plumbing exactly?

The metalwork on a roof: flashings, valleys, box gutters, downpipes, sumps, rainheads and the detailing around every penetration. It is a distinct trade to tiling and it accounts for most leaks.

Why does my chimney leak when the roof is fine?

A chimney is a masonry column punched through a waterproof surface and water runs downhill into its uphill face. That side needs a back gutter or saddle to divert water around it. Many older Perth homes never had one, or it has corroded away.

Can flashings be repaired or do they need replacing?

Occasionally repaired where the metal is sound and only the termination has failed. More often replacement is honest, because half the cost is access and doing it twice wastes both.

Why did my leak start after solar was installed?

Mounting feet penetrate the roof covering and they are installed by electricians rather than roofers. Good installers detail them properly. Not every installer is good and it is the most common new-leak cause we attend.

What is a box gutter?

A rectangular channel set within the roof structure rather than hung on its edge, usually behind a parapet or between two roof planes. It fails inward, which is why a blockage puts water into the ceiling rather than over the side of the building.

Should there be an overflow?

On a box gutter, yes. If the primary outlet blocks and no overflow exists, the water has one remaining route and it goes through your ceiling. Adding one converts a catastrophe into a visible nuisance.

Is roof cement ever acceptable?

Not as a repair. It is rigid, the junction it covers moves and it cracks. Worse, it traps water behind it and conceals what that water is doing.

Do you work on commercial buildings?

Yes. Box gutters, sumps, parapet detailing and internal drainage on strata and commercial stock, documented with photographs so an owners corporation can act on it.

Can you match old lead flashings?

Lead appears on many older Perth homes and shapes beautifully around awkward brickwork. It should not be drained onto modern coated steel, though, because the two corrode at the join.
