Roof Restoration

Most tired Perth roofs don’t need replacing — they need restoring. The tiles are usually still sound; it’s the faded coating, cracked pointing and worn ridge caps doing the ageing. We clean, repair, re-point and recoat with Dulux AcraTex, bringing a roof back to near-new for around a third of the cost of a full re-roof.

Quick answer

A roof restoration cleans, repairs, re-beds and re-points the capping, then seals and coats the surface. It suits a roof where the tiles are sound and the finish has gone, which describes most older Perth homes. Free inspection, written quote, 10-year workmanship warranty.

Roof Restoration across Perth

Concrete tile outlasts almost everything attached to it. What wears out is the factory surface, the ridge mortar and the metalwork and all three are renewable without touching the tiles.

Preparation is most of the job and none of it is visible afterwards, which is exactly why it gets cut. The sequence matters more than the product.

What the work involves

  • Treat growth first, then clean. Moss and lichen root into aged concrete. They are killed and given days to die, because anything left alive grows back through a new coating within two or three summers
  • Repair and re-point before any coating. Broken tiles replaced, valleys cleared or renewed, ridge capping re-bedded and pointed in a flexible compound. Doing this after coating means disturbing new work
  • Seal, then coat to specification. A primer suited to the substrate, then a high build membrane at the stated film thickness. We apply Dulux AcraTex under accreditation, so the manufacturer warranty stands

Signs you need this work

  • Chalky, faded or patchy colour across the roof
  • Tiles darkening after rain and staying dark for hours
  • Mortar crumbs collecting in the gutters
  • Dark streaking down the shaded roof planes

How roof restoration differs across Perth

What a Perth roof needs to come back to life — the clean, the repairs, the pointing and the coat — shifts with where the home sits. Here is how a roof restoration plays out across Perth, and how each step changes with the conditions.

On the coast

On the coast a restoration is as much about sealing against salt as making the roof look new. Salt attacks the ridge caps and the edges first, the pointing weathers and the tiles dull, and the exposed planes take the brunt of the wind-driven weather. Along the coastal strip through Scarborough, Hillarys and Sorrento a coastal roof reaches the point where a clean-and-coat renewal makes far more sense than replacement long before an inland one would.

Our restoration runs the full sequence: a thorough high-pressure clean to strip the salt film and grime, replacing any cracked or slipped tiles with matching stock, re-bedding and re-pointing the ridge with a flexible compound, and repairing the valleys and flashings the salt has started on. Then we coat it with a Dulux AcraTex membrane rated for the marine environment. The prep is the part that matters most here — salt left on the surface puts a release layer under the membrane, so the clean and the primer do the real work of making a coastal coat last.

Skip the prep near the water and the best product on the market still lifts inside a year, which is why we don’t cut it. On homes around Cottesloe the difference shows in the warranty we can stand behind. It’s worth understanding why salt air changes everything before you restore near the coast.

In the river suburbs

In the shaded river suburbs the enemy is growth. Moss and lichen take hold on the damp, south-facing planes, hold moisture against the tiles and work into the pointing, so a restoration here starts by dealing with years of accumulated growth rather than just faded colour. Through Melville, Applecross and Bicton that heavy moss build-up is what pushes these roofs toward renewal.

We kill and clear the moss and lichen completely before anything else — coat over living growth and the new surface simply peels away from it. From there the full process follows: replacing the cracked tiles the moss has lifted, re-bedding and re-pointing the ridge, repairing valleys where the growth has dammed them, and finishing with a Dulux membrane. On these shaded roofs the clean is genuinely the making of the whole job, because everything that follows relies on a sound, growth-free surface to bond to.

Getting that preparation right is why a river-suburb restoration lasts rather than flaking off in two years. On homes around Bassendean we don’t rush it. Our guide to why a clean roof lasts longer explains why the prep, not the paint, is what you’re really paying for.

Up in the hills

Up in the hills, constant leaf litter, shade and damp weather the surface fast, and split-level rooflines with more valleys and junctions give a restoration more to address. The tiles stain, the pointing goes, and the valleys dam with bark and leaf — all of which a proper renewal has to sort before the coat goes on. Around Kalamunda, Lesmurdie and Roleystone that’s the typical starting condition.

We clean the surface thoroughly, clear and re-detail the dammed valleys, replace the tiles the wind and limbs have cracked, and re-bed and re-point the ridge and hip lines that the exposure has loosened. Only once the roof is sound and clean do we coat it with a Dulux membrane built to cope with the hills’ damp and debris. On a complex split-level roof that thorough prep across every plane and junction is what separates a restoration that holds from one that fails at the valleys within a season.

On older hills homes we’ll also be straight about whether the roof is a genuine restoration candidate or past it. On roofs around Mundaring that honesty matters — knowing when a patch or a coat isn’t enough saves you coating a roof that needs replacing.

On low, damp ground

On low, damp ground the tiles stay damp longer and the surface holds moss and grime that a restoration has to strip right back. Because the roof and roof space stay damp, timing and preparation matter more here than almost anywhere — a coat applied to a surface that never properly dried will blister. In the lower-lying pockets around Bayswater, Bassendean and Ascot that’s the constraint we work around.

We clean the surface thoroughly, let it dry properly rather than rushing the coat, replace failed tiles, re-bed and re-point the ridge, and repair the valleys before finishing with a Dulux membrane. We time the coating for the drier weather where we can, because on damp ground a membrane laid onto a surface that hasn’t fully dried won’t bond and will blister off — the prep and the timing are what make a low-ground restoration hold.

Getting that right is the difference between a ten-year finish and a two-year one on homes around Maylands. If you’re weighing up a restoration on a damp block, how long a restoration lasts in Perth’s climate sets a realistic expectation.

On reactive clay

On reactive clay the ground moves the structure seasonally, cracking tiles and pointing along the ridges and hips — so a restoration here has to account for movement or the ridge simply cracks again the following winter. Through the clay belt around Gosnells, Forrestfield and Thornlie that recurring cracking is the backdrop to the work.

We replace the cracked tiles, and crucially re-point the ridge with a flexible pointing compound rather than rigid cement, so it flexes with the seasonal swell and shrink instead of fracturing. The clean, valley repairs and Dulux coat follow the same full process as anywhere, but the flexible pointing is the detail that makes a restoration on reactive ground actually last — rigid work just resets the clock and you’re back watching the ridge crack next season.

If your pointing keeps failing in the same places, the ground is the reason and the flexible approach is the answer. On homes around Maddington we restore it to move with the house. Our guide to restoring a tiled roof covers what a proper renewal involves.

On the sand plain

Across the free-draining sand plain the ground is stable, so a restoration is about renewing an ageing surface rather than chasing movement. The newer estates are reaching the point where the factory surface has chalked and the first pointing has cracked — the roof is sound but tired, and a restoration renews it for a fraction of replacement. Through Wanneroo, Baldivis and Butler that first-restoration wave is arriving now.

We clean the chalked surface back, replace any cracked tiles, re-bed and re-point the ridge, and coat it with a Dulux membrane in the colour you choose — often the first proper renewal the roof has had. Because the ground is stable and the roof structurally sound, it’s a straightforward, high-value job: a clean, prepped surface takes the coating beautifully and the result looks like a new roof at a fraction of the cost of one.

Choosing the right colour matters here too — lighter Dulux shades reflect Perth’s heat, darker ones deliver the modern look. On estates around Ellenbrook we’ll talk you through it, and what makes Dulux AcraTex different explains why the membrane is worth it.

On character and heritage homes

On character and heritage homes a restoration keeps the original terracotta and adds decades of life — but the preparation has to be gentle enough not to damage fragile old tiles. On a heritage roof, restoring rather than replacing is usually the right answer both practically and for the overlay. Through Fremantle, Guildford and Mount Lawley that’s the approach these homes call for.

We clean the terracotta carefully rather than blasting it, replace any broken tiles with matching stock, re-bed the original ridge caps where we can, repair the valleys, and coat it with a Dulux system suited to terracotta. The care in the prep is everything on a heritage roof — too aggressive and you strip the surface or crack fragile tiles, so it’s slower, more deliberate work than a modern concrete-tile restoration, and that’s exactly as it should be.

Done properly it keeps the character intact while giving the roof a long new life, which on a home of that vintage around Subiaco is the whole point. If you own a character home, what’s different about restoring a terracotta roof is essential reading before anyone starts.

On post-war housing

On post-war housing a restoration is outstanding value — the tiles are decades old but sound, and a full renewal costs a fraction of a re-roof, provided the crumbled pointing is redone as part of it. The typical starting point on this stock is faded, porous tiles and perished pointing on a structurally fine roof. Across the post-war suburbs of Morley, Dianella and Bentley that’s the standard picture.

We clean the roof back, replace the cracked tiles, re-bed and re-point the ridge — which on this stock is the make-or-break step — repair the valleys, and coat it with a Dulux membrane. Getting the pointing right first is non-negotiable, because a beautiful coat over crumbling bedding just hides a problem that’ll surface again; done in the right order, a post-war restoration turns a tired roof into one that looks and performs like new.

The judgement call is knowing when a roof is genuinely restorable versus past it, and we’ll tell you straight rather than sell you a coat over a roof that needs replacing. On homes around Nollamara that honesty is the point — when a patch or a coat isn’t enough covers it.

On newer estates

On newer estates a restoration is a proactive move — sealing and recolouring a sound roof before the factory surface fails rather than waiting for it to deteriorate. The roofs are structurally fine and just reaching the age where the original surface is chalking, which makes them ideal, low-fuss restoration candidates. Through Joondalup, Aveley and Harrisdale that’s increasingly the reason people call.

We clean the surface, replace any cracked or storm-damaged tiles, re-point where the original pointing has started to go, and coat it with a Dulux membrane in your chosen colour. Because the roof is young and sound, the process is efficient and the finish is excellent — a clean, well-prepped modern tile takes the coating perfectly, and the colour choice lets you either freshen the existing look or modernise it entirely.

Colour is the main decision here: lighter Dulux shades reflect the heat, darker ones give the contemporary look. On estates around Byford we’ll walk you through the range, and what makes Dulux AcraTex different explains why the coating system is worth the investment.

On strata and multi-residential

On strata and multi-residential, a restoration renews a large tiled roof without the disruption and cost of re-roofing over occupied units — and it comes with a documented scope and a Dulux warranty the owners corporation can rely on. Around Victoria Park, Rivervale and Burswood that’s exactly what makes it attractive for shared roofs.

We clean the whole roof, replace failed tiles across the long roof lines, re-bed and re-point the ridges, repair valleys, and coat it with a Dulux membrane — all documented and photographed for the committee. Doing it consistently across a big roof, to one standard, with a transferable warranty, is what a strata restoration is about: the whole asset renewed at once rather than patched unit by unit, and the paperwork to prove it.

That documentation and warranty are what the committee needs to minute the spend and satisfy an insurer, and on buildings around East Perth we scope it that way. The Dulux system’s transferable warranty is a genuine selling point — what makes Dulux AcraTex different explains why.

Near heavy industry

Near heavy industry, atmospheric fallout dulls and degrades the roof surface faster, so the clean-and-reseal of a restoration restores both the look and the protection. The surface deteriorates quicker here, which means these roofs reach the restoration point sooner. Around Kwinana, Welshpool and Bibra Lake that accelerated wear is the backdrop.

We strip the fallout and grime back with a thorough clean, replace failed tiles, re-point the ridge, repair valleys, and coat it with a durable Dulux membrane that stands up to the exposure better than the original surface did. The prep is doubly important here, because industrial fallout leaves a film that a coating won’t bond over — so the clean has to be complete before the membrane goes on if the finish is going to last in that environment.

A quality membrane and the right colour genuinely hold up better here, and on roofs around Naval Base that’s what we spec. If your roof is looking tired from the exposure, why a clean roof lasts longer explains the protective side of a restoration, not just the cosmetic one.

In bushfire areas

In the bushfire hills a restoration is the moment to clean, re-point and seal the whole roof at once, and a lighter colour reflects heat into the bargain. On exposed, older hills homes a full renewal tidies up years of accumulated wear in a single planned job. Through Kalamunda, Mundaring and Roleystone that’s the value of restoring rather than patching.

We clean the surface, clear and re-detail the valleys, replace cracked tiles, re-bed and re-point the ridge, and coat it with a Dulux membrane — sorting the whole roof in one pass rather than chasing individual problems. On an older hills roof that comprehensive approach is exactly what’s needed, because the exposure means wear shows up everywhere at once, and a restoration addresses all of it together and sets the roof up for the season ahead.

It’s also the natural moment to address the tie-down and structure while the roof’s being worked on. On homes around Bedfordale we look at the whole picture. Our guide to how long a restoration lasts sets the expectation up here.

Under mature trees

Under mature trees, leaf staining and constant moss make a thorough clean the making of any restoration — coat over that growth and staining and it peels. The shade and steady debris mean these roofs carry heavy moss and stubborn stains that the prep has to strip completely. Through the leafy streets of Nedlands, Applecross and Mount Lawley that’s the condition we start from.

We kill and clear the moss and lichen, strip the leaf staining right back, clear the debris-dammed valleys, replace cracked tiles, re-point the ridge, and only then coat with a Dulux membrane onto a genuinely clean surface. Under heavy canopy the preparation is the entire job — skimp on the clean and the coat peels within a year, so we take the time to get the surface properly sound before anything else happens.

That thorough prep is exactly where cheap restorations fail, and on homes around Dalkeith we don’t cut it. Our guide to why a clean roof lasts longer explains why the clean, not the coat, is what you’re really paying for under trees.

On exposed, elevated blocks

On exposed, elevated blocks wind-driven weather ages the surface faster and works the ridge caps loose, so a restoration here pairs a fresh membrane with proper re-pointing and re-securing of the ridge. The tiles with the least shelter weather hardest, and the caps take the most punishment. Around the high, open blocks near Kalamunda, Gooseberry Hill and higher Hillarys that’s the pattern.

We clean the weathered surface, replace failed tiles, and re-bed and re-point the ridge and hip lines properly — because on an exposed block the bedding and fixing are what keep the caps on — before coating with a durable Dulux membrane. A quality coating on a well-prepped, re-pointed roof holds up to the exposure, but the ridge work is the part that earns its keep up here, since a beautifully coated roof with loose caps still lets go in the next gale.

Getting the ridge secured to suit the exposure is the real fix, not just a fresh colour. On elevated homes around Darlington we treat the whole ridge line. Our guide to how long a restoration lasts sets a realistic expectation for an exposed roof.

On made ground

On made ground, settlement cracks pointing and shifts caps over years, so re-bedding and repairs are built into a durable restoration rather than added as an afterthought. The slow, uneven movement of a filled site cracks the ridge much as reactive clay does, and a restoration has to allow for it. On the made-ground pockets around Rockingham, Baldivis and Wellard we see that pattern regularly.

We replace the cracked tiles, re-bed and re-point the ridge with a flexible compound that moves with the ongoing settlement, repair the valleys, and coat with a Dulux membrane. Prep and repair first, then coat — that sequence, with flexible pointing built in, is what makes a restoration last on shifting ground, because a rigid renewal just cracks again as the fill continues to settle beneath the house.

Because the ground may still be moving, that allowance is the difference between a lasting job and a repeat one. On homes around Byford we build it in. If your ridge keeps cracking, when a patch or a coat isn’t enough helps you weigh restoration against a bigger fix.

Common questions

How long does a restoration take?

Three to five working days on most single storey homes, spread across a week or two because the treatment stage needs time to work before anything else can happen.

Will it fix a leak?

It addresses causes it encounters, particularly failed pointing and valleys. An existing leak should still be traced properly first, since the entry point is rarely where the stain appears.

Do I have to be home while you work?

No. Access to power and a tap is useful and nobody needs to be inside the house. We will photograph what we find and talk you through it afterwards.

What happens if it rains partway through?

Repairs continue between fronts. Coating stops, because a membrane needs a dry surface and a dry window to cure. We would rather move a date than apply product to a wet roof.

Can you match my tiles if some are broken?

Usually. Perth has decades of discontinued concrete profiles circulating through salvage yards, so a handful of broken tiles rarely forces anything larger.

Will the coating peel like the last one did?

Not if the preparation is right. Coatings fail because growth was never killed, salt was never washed off, or the surface was damp when the product went on. The product is rarely the problem.

Is my roof too old?

Age alone decides nothing. What matters is whether the tiles are sound and what the battens are doing underneath and that is established by getting into the roof space.
