What does roof restoration include?
Exactly what you’re paying for at $22/m² — every stage of a proper Perth roof restoration, start to finish.

A full roof restoration in Perth includes a high-pressure clean and moss treatment, replacement of broken tiles, re-bedding and re-pointing of the ridge and hip caps, then one coat of primer and two coats of Dulux AcraTex membrane by accredited registered painters. At $22/m² it covers everything a sound roof needs — with re-bedding and valley work priced separately where required.

Stage 1: cleaning and treatment
Every restoration starts with a thorough high-pressure clean to strip years of dirt, oxidised coating, moss, lichen and algae back to a sound surface. This isn’t just cosmetic — growth holds moisture against the roof and must come off before any coating will bond. On metal roofs this is done at around 4000 psi with straight water; on tile, with the pressure and technique suited to the tile type.
Stage 2: repairs
With the roof clean, its true condition is visible and repairs are carried out. Broken and slipped tiles are replaced, and any other issues — a rusted valley, failed flashings — are addressed. The $22/m² rate includes an allowance of replacement tiles; extensive tile replacement or valley work is itemised separately so you can see exactly what you’re paying for.
Stage 3: re-bedding and re-pointing
The ridge and hip capping is renewed. The $22/m² rate includes re-pointing — sealing the caps with a flexible, colour-matched compound that moves with the roof instead of cracking like old cement mortar. If caps are loose and need re-laying on fresh mortar, that’s re-bedding, priced separately at $45/Lm when done with a restoration. We’ll tell you at the inspection which your roof needs.
Stage 4: primer and two coats
Finally the roof is sealed and coated: one coat of primer-sealer followed by two top coats of Dulux AcraTex water-based acrylic membrane, applied by Dulux-accredited registered painters with an airless sprayer for an even finish. Because we hold that accreditation, the finished roof carries a 15-year paint warranty on top of our 10-year workmanship warranty.
What’s included, and what’s extra
To be completely clear: the $22/m² rate ($24/m² for terracotta and previously coated roofs) includes the clean, moss treatment, an allowance of replacement tiles, re-pointing, primer and two membrane coats. Priced separately where required: re-bedding ($45/Lm with a restoration), valley replacement ($65/Lm), extensive extra tiling, and a matching garage door ($350). Everything is itemised in your quote after a free inspection — no surprises.
Why every stage matters
It’s tempting to think of restoration as “just painting the roof”, but each stage exists for a reason. Skip the clean and the coating won’t bond. Skip the repairs and you seal problems in. Skip the re-pointing and the caps keep leaking under a fresh coat. Skip the primer and the top coats peel. A restoration that lasts is the sum of all its stages done properly — which is why a suspiciously cheap quote almost always means one of them has been left out. At $22/m² done right, every stage is included for a reason.
